Clean room serviced daily. Simple touches like bottled water on arrival. Complementary toiletries. Breakfast included in price. We stay here numerous times a year and have done for a while. The hotel is undergoing vast refurbishment. We notice improvements every time we go. Staff are very friendly and helpful, they can't do enough for you. Also on a plus side, regular buses into Brighton. Bus stop is just outside the hotel.

There's a few niggling things, but understand it's undergoing major renovation. It wouldn't stop us staying here

The staff were very pleasant and extremely helpful. Nothing was too much trouble. We visited during a heatwave and they provided a fan for us. Also gave us extra pillows on request. The location is perfect for visiting Brighton. Regular buses into the city centre, from the stop, right outside the hotel. Takes about 10 minutes. Highly recommend the city saver ticket for Brighton and Hove buses if making regular excursions. The rooms were clean and serviced every day. Plenty of hot water for showers. The bed was comfortable. Everything we needed for a visit to Brighton,to see family, without the mega tariff of some of the bigger hotels. Plenty of free parking too...bonus! We had a room at the front of the hotel facing a busy road. There was some traffic noise but we managed to sleep even with the window open. This is the second time we have stayed here this year. We are already planning a third.

The decor could do with a freshen up but that didn't detract from our stay. They appear to be making improvements but obviously this takes time.

Having read some awful reviews of the hotel, I was concerned that we'd booked the wrong place. However, we were welcomed by the recptionist, our room was quiet (as requested), well decorated, furnished and generally 'appointed'. The bed aws very comfirtable and the bedding was spotelss and fresh. We had good night's sleep, which is what we'd booked for.

The hotel's web side offered breakfast including cooked food, which we discovered on arraival was not on offer. The website needs updating. The cold water tap on the washbasin leaks water from the tap stem when the tap is used. It deliveres the required water but beeds attantiion

The lady running the hotel had excellent interpersonal skills and very high standards of service. She was welcoming and friendly - even though I arrived in a dishevelled state after a long day. The facilities were spot on - old enough to be friendly and welcoming - but clean and well supplied. I'm not sure I can mention this these days - but she was also a very attractive lady. Sadly I'm much too old for that to be more than a passing bonus.

I suppose in an ideal world I wouldn't have been on the main road side. As it was a very last minute booking - beggars can't be choosers. Another time - I would opt for a room on the other side.

The staff were really friendly and helpful! The room was a good size, and the beds were comfortable! Was great as a pit stop for where we need to go and is in a great location to Preston Park and Preston Park Station. Is also a 4-minute walk to Sainsbury's, so you've really got everything you need!

The bathroom we had could have used a little makeover, as it felt a bit dated. But that's really the only issue I had while there.

Location excellent.2 and 1/2 miles from Brighton, plenty of parking, bus stop outside and bikes to hire. Friendly staff. Clean and comfortable bedrooms , bedding and towels immaculate plus toiletries breakfast excellent. Excellent value for money Would certainly recommend and stay here again.

Bathroom is in need of an upgrade but adequate and clean with plenty of hot water.

Location was further out of town than usual for us, but there's free parking and a bus stop right outside the hotel. Staff were courteous and very helpful. There's a 24 hour reception. Rooms were recently refurbished to a high standard with a comfy bed and tea/coffee, kettle and bottled water provided. Breakfast was generous and staff excellent.

Lovely lil hotel. Very friendly, nice, honest and genuine staff. Welcoming and accepting of me they all were (I have autism). They even permitted me to film / live stream my experience for my YouTube channel 😎 Also room was bigger and better than I expected. And breakfast selection was quite lovely too 💜

I don't want to be negative, but unfortunately hairdryer in my room wasn't working. But I wasn't too bothered as I just used a towel that was given anyway 🙂

Clean room and bathroom, everything worked as expected, comfortable bed. Staff were excellent - I was visiting Brighton for a wedding and a family member dropped my outfit to the hotel before I arrived, staff took great care in putting the clothes in my room and letting me know on arrival that they had been dropped off.

The hotel was conveniently placed for all of the activities I had planned. The room was comfortable with a large en-suite. The bed was comfortable and I slept well. There was a tv in the room.

The decor was drab, and it made the room dark. The curtains wouldn't open fully, which kept the room dark. Some of the grouting needs cleaning. The tops of plug sockets need dusting.
