The bedroom was lovely, well decorated and clean. The bathroom was off the little hall way rather than through a door in the bedroom. The hotel provide a good breakfast, tea and coffee are served to the table along with hot food that you can order off a menu. There is also cereal, yoghurt, pastries and juice that you can have straight away. Toast is available too, you get a little rack and can choose white or brown bread or a mixture of the two. The hotel is in a great location, surrounded by shops and other bars and hotels. Bus stop nearby and in walking distance to the lake.
The stairs were hard work! It would have been nice to have a choice of jam at breakfast.

Location was perfect for the proximity of what we wanted to do. Staff very friendly & accommodating. Breakfasts were lovely - a good variety, well prepared, hot & fresh. Our room was small but were able to enjoy the use of the small room next door to play card games with our family (also residents).
we stayed in room 1 and it was very small, we struggled to get past the bottom of our bed & nowhere to put our cases. We had other family members in room 4, which was much nicer & more like we expected.

The location was ideal. The room was big and the bed was very comfortable. Breakfast was at the Inn on the Square on the first morning and was very good. Same with the breakfast in the King's itself.
The room, although very nice was on the second floor and accessed by a narrow staircase. Had we known in advance, we would have asked for a lower floor as we are both mid 70s and although we are still active and could negotiate the stairs, it was different when trying to get a suitcase up there. We would stay there again but on a lower floor if available. It's a shame that the hotel does not have a concession for parking on the central car park. Apparently, it does if you book directly through the hotel, but not if it's a third-party booking...

Very friendly staff. Even though the bar was busy, the staff couldn’t have been more attentive. They swapped our room for a quieter room (which we wouldn’t have been bothered about had we not been in the area for a medical procedure the following morning and just needed a good sleep). The room was lovely - very small but we expected such given the age of the building. A real bonus that we could open the window! We absolutely loved the uneven floors and the feel of the place. The breakfast was nice, and the bar was very welcoming.

Amazing location right in the heart of Keswick, just footsteps away from the best shops restaurants and pubs. Parking behind the hotel is also handy and they can sort your permit. Bed comfy and room so cosy. Breakfast was great with lots of choice and great portion size!!
Due to being an old building there was some noise from other rooms, particularly in the morning with neighbouring rooms showering we could hear fairly loud humming noises, but not something that kept us awake. Not a major problem at all and did not put us off.

Central location, freshly cooked breakfast, and excellent choice of local produce. Very enjoyable evening meal too. The staff were all most pleasant and helpful. Room well appointed all facilities were very clean and the bed was very comfortable. The parking permit system also worked well rather than using the machine.
Due to the age of the property and not a real problem for us, but those with reduced mobility need to be aware of steep steps leading from bedroom 11 to the ensuite.

Very dog friendly hotel; Bowls, dog bed and even a little dog-friendly info brochure were included. Great choice at breakfast and really cozy atmosphere in the bar. We also ate there one night of our stay and the food was lovely. The location is excellent, right in the center, near lots of pubs and the market.
Our room was right at the end and seemed to be above a loud room. The noise (music and talking) was quite loud. When we went back after exploring to get ready at night we could hear it over the TV. It did not affect our stay but would spoil the relaxation for some. Room was quite small to maneuver around with a dog and our luggage. Parking can be a little bit of a walk if you struggle carrying bags.

Check-in was very simple. Gentleman on reception was very pleasant and helpful as were all staff. Room was well decorated and comfortable with good amenities with a nice view over the square. Bed was comfortable and a good size.
I was placed in room 3. This was located just at the top of the first flight of stairs and near the ladies toilets. Room location wasn't really an issue, however the door does not fit properly into the frame leaving a clear gap. This meant that any excess noise was clear through both sides of the door. Ambient noise with the bar is to be expected, however sorting this fitment would reduce noise levels for guests. This did make me feel uncomfortable on arrival. The ensuite would also benefit from a refresh to match the great décor of the rooms, although everything needed was there.

Great hotel, great location and a really excellent breakfast. Helpful and friendly staff and overall a great experience. Parking is in the central car park but very close and accessible to the hotel and you arrange payment through the hotel.
Just be aware that the market sets up very early right outside the hotel so on market days it can be a bit noisy early in the morning

Lovely room highly professional staff . Brilliant location. We will definitely return. The breakfast was exceptional Witt a good variety available.
Room 9 was at the top and the stairs were hard going for members of our party. We are in our 60’s and 70’s . I would rather have a lower floor. However the room was immaculate and comfortable ,we faced the front and heard no noise.
