The friendliness and helpfulness of the front of house. The cleanliness everywhere was exceptional. Bedding was of great quality. The location was only 5 mins away from beach yet quiet and peaceful. The tasty breakfast was well organised and served with hardly any waiting. Information was given readily and questions answered with good cheer.

Being hard pushed to find anything negative tbh. Maybe steep climb from beach to property but even that added to its charm. The room (twin) had shower and toilet which was limited in space but fine for us.

The Rookery is in an ideal location within easy walking distance of the beach and the town of Swanage. The hosts were very welcoming and went to great length to explain everything about the hotel and the location. The rooms were comfortable and decorated to very high standards and the ensuite was well equipped although has to be described as 'cozy'. Breakfast was well organised, tasty and of a high standard.

Although car parking is mentioned in the website, if the hotel is full, the parking area does need to overflow onto the street - however a place was available for everyone who needed one.

Wow!! Very very Christmassy!! My children absolutely adored this place - did not want to leave !! Fabulous family atmosphere , extremely welcoming and cosy . Lovely family suite rooms, clean, comfy and welcoming. Great parking facility and close to beach . Nothing was too much trouble , our every need was catered for . Owners Alan and Charlene were amazing hosts - outstanding breakfasts!!! Alan was a wealth of local knowledge and so friendly and helpful - we loved The Rookery.

Everything was perfect for us!

This was a super B&B with a warm welcome and great hosts who accommodate all the guests' needs and ensure a good stay in Swanage. Location was very close to the North Beach and a short walk from the town centre. The whole accommodation looked bright, fresh, very clean and newly decorated. Reasonably priced compared to other local accommodation and allowed for a minimum 2 night stay. Very good quality breakfast too.

Limited view in my room, mostly of the wall of the next door house, but I stayed here for the location, convenience and comfort rather than the view, and the room was still bright and airy.

I thought the bed was comfy, but husband says it was too soft! Could have done with a heated towel rail as autumn approaches but had offer of putting them through tumble dryer.

Alan very friendly person made us feel very welcome.Room was of comfort size, bed comfortable, plenty of tea/coffee/ water available and replenished, bathroom good size, clean shower excellent loved the 2 different shower heads. Breakfast was excellent and like how you chose the night before and it was all cooked fresh . Location was good about 10 minute walk along seafront to the town. We took a bus to Bournemouth it was great through Studland Bay, Sandbanks on the ferry onto Bournemouth and returned all for £4 each great way to travel. Parking- asked for parking had to park across owners car first night then had space next day when someone else left, but all good. We will return!

There wasn’t anything to dislike all very good, friendly. Plenty of choice.

Cleanliness, beds, bathroom and location. The shower. Alan was great fun. A genuine, family- run establishment.

I am not a fan of the full English breakfast and would have preferred fresh croissants and a range of fruit, nuts, seeds, granola etc. The lack of heating was problematic as nights were cold. Just having the towel rail on in the bathroom would have helped.

A reasonable choice for breakfast with a form to tick the night before ......... I'll excuse them running out of black pudding ! ( rectified the second morning ) While my room had a rather limited sea view, the place was handy for the beach and even handier for the Bournemouth bus.

Whoever designed the shower cubicle never tested it to see if the door could be opened with wet hands !!

Such a friendly welcome from Alan and Charlene who explained everything brilliantly and made us feel very welcome. We loved our room and its facilities. Breakfast each morning was amazing too and with such a great choice, thank you. We didn’t make use of the lounge /bar area but thought it was such a nice touch too. The Rookery has been beautifully furnished and its location is perfect for the town and especially for North Beach (which is lot quieter than the main beach further down, but don’t tell anyone!!) Thank you for a great 3 night stay.

Alan the owner is personable and friendly Breakfast was served on time and presented professionally,with a wholesome choice. We have stayed previously and will no doubt book again.

Parking at the Rookery is hit and miss, but street parking is available.
