Still a delightful guest house on Eastbourne's sea front; an easy stroll to the pier, ice cream shops, and beach. In direct view of the sea front, close to the specific event location we were attending. Delicious traditional "Full English" breakfast and buffet of cereals, yoghurt, fruit. The room is still calm and quiet, and has a lovely view from the front - which is why we always stay here, and always try to book that room. Owners dog is placid and welcoming, and understands "no" and "go away" very well.

Because the rooms in the top of the house are built into the roof & eaves, there's limited head height in places (but this is made clear at time of booking).

We stayed here for 2 days near the beginning of our holiday in England and we didn't want to leave. Sharon was the most gracious host. She was very welcoming, friendly, and helpful during our entire stay. The location is great for walking along the waterfront promenade in either direction and/or seeing the pier. It is a short driving distance to get to Beachy Head and we found it was well located to tour the surrounding areas. Our room was bright, spacious and well appointed with an atmosphere of peace and relaxation; and despite it overlooking the busy road, the traffic noise was minimal. The ensuite bathroom was a good size, and it was very clean and functional. Breakfast is served in a bright and airy room. It was delicious and hearty with a good selection of both hot and cold options. An added bonus for us was the ease of car parking behind the guest house - and on occasion when these 3 spots were occupied, free street parking was easy to find nearby. Sharon and her dog Teddy were a delight to meet and they made our stay at the Guest House great from beginning to end.

Our only minor grumble was the mirror lighting in the bathroom didn't work.

After a while, we found an exceptional guest house. We are overwhelmed by Fiona and James's hospitality to keep everything nearly perfect in all aspects—a big salute to them. We even forgot to carry the right adapter, which they provided within a few minutes of asking. Their suggestions about the surrounding places made our tour even more fruitful. The breakfast was exceptional, our 4-year-old loved it.

Great location to the beach. James and Fiona were so friendly and welcoming. The room was very clean and spacious and everything was catered for. The breakfast was exceptional and there was plenty of choice and the cooked breakfast was delicious. We also had a parking space at the guest house, which was an added bonus. We will be returning very soon. Thank You.

There was nothing to dislike.

Sharon and her husband were excellent hosts. Nothing was too much trouble. Breakfast was great, as much or as little as you wanted. Our twin room was actually 2 rooms and gave us space to sort things out as we were on a long trip the other side of the world! Situation was great, just a short pleasant walk along sea front to pier and restaurants. We were able to park off road out the back which was a bonus.

In all honesty I can't think of anything that could have been better for us during our stay!

We had a wonderful one night stay here in the off season. The property owner met us, showed us to our room (which she had upgraded for us free of charge) and helped with recommendations for food in the area. In the morning, she made us a delicious breakfast as well, and was just extremely pleasant. The bed was one of the most comfortable we've ever been in and the property was extremely clean. We even got a bonus with an incredible sunset view in the morning. Can't recommend this place enough!

So friendly, a lovely family run guest house. Fiona & James,the hosts, serve a fabulous breakfast with many options. If you have problems they are so willing to help in so many ways. We tested them with a couple of issues and nothing was too much trouble. Will definitely return!

Sharon the host was amazing and very welcoming, made us feel right at home on arrival. Bay Lodge Guest House was spotless and the little extras went down very well. Tea, coffee, biscuits, shampoo, shower gel, body lotion, water etc. The list is endless. Breakfast was spot on, a great selection on the menu and plenty of it. It was very well cooked, tasted superb. It really set us up for the day.

There wasn't anything we didn't like

Everything about my stay was really good. The hosts were really friendly and helpful. They even lent me a beach towel and camping chair to sit on the beach and gave me a lift to the train station. The room was modern and comfortable and the shower was good. The breakfast was lovely too. I would definitely recommend staying here .

This is a perfect option for a holiday for a resonable price if you don't wont to pay too much for a hotel. Sharon is very welcoming, room was great, clean with comfy king size bed and essential stuff in the room like tea/coffee+snacks, hair dryer, toiletteries, iron and ironing board, even additional huge warm blankets. Very nice breakfast will last you through the whole morning. Felt like you came to visit your relatives.

No flaws so far. If you're going to spend most of your time exploring the surroundings and not sitting in your room, this is the best option.
