This B&B was truly a one-of-a-kind experience! I stayed for one night and was absolutely charmed by the artistic atmosphere of the room. It was filled with books, artworks, and thoughtful little details everywhere you looked—like staying in a cozy artist’s studio. The small balcony was perfect for enjoying a quiet coffee in the morning, and the Lavazza coffee machine was a nice touch. The location couldn’t be better—right in the historical center of Modena, within walking distance of everything. Breakfast was served at a café housed in a beautiful historical building, adding even more charm to the stay. It was my first time staying in a room like this, and it exceeded all expectations. Everything was exceptional. Highly recommended for anyone looking for a memorable, artistic, and local experience!

Great full apartment, restaurant just next to the entrance. Its a family run business, very friendly staff. Language can be a bit of a barrier, nothing that a bit of google translator cant resolve. You can cook and save some money but would not advise to avoid the flavours of italy. Several options of bars and restaurantes near by. Attention coble stones streets can make carry a rolling luggage a bit of a suffering. Bus stops near by. Good air conditioning - needed in summer time. Colorfull walls. Great shower

Great location, plenty of space and great interior design, exactly as shown. Host very friendly and efficient.

The shower was good but was either scolding hot or cold, might need a check.

The location was very central close to major points of interest, restaurants and eateries of all types. Parking was provided though it is in a vehicle restricted zone. The washroom and kitchenette were refurbished and clean. The microwave., and coffee maker were welcome. Breakfast was sufficient

The room was filled with oversized furniture of a vintage and antique type but broken, more tacky than graceful. The room was gloomy and could do with better decor and cheer. Breakfast was just functional

Central location is excellent and within walking distance of major sites. The property is safe, clean, and very unique in appointments and feel. Room(s) were spacious for me. The ‘in room’ Italian style breakfast was a treat each morning! Alessio did a fabulous job as property host, meeting requests with a smile and excellent communication and service. I would definitely stay here in the future! (Plus - elevator which is wonderful with luggage!!!).

A bit noisy in my location: some loudness at night as the area is popular. Also, construction (hammering) during morning hours before I departed for the day. That is not unusual as there is renovation (many places) which is a good thing! No real view from window - but again, a small matter as Modena itself has outstanding views!

We loved this room! It's very on trend with 70s retro style furniture/decorations and very tastefully done. A great selection of books too. All the things we expected were there and the owner and partner extremely helpful in getting us there, seeing us into the room and delivering breakfast in the morning. It's a superb location in the heart of this bustling city and we'd be very happy to return. We only wished we'd had more time. Their communications were exemplary and clear. They speak good English and even humoured my broken Italian! We ended up parking some 300m away but a pass from the owner allowed us to park there at no charge. Access really has to be on foot as it's in a car free zone, although it might be possible to drop things off a little closer through some narrow streets full of people. Not an issue for us at all.

Unfortunately there is currently scaffolding outside which spoils the view and meant we had our curtains closed more than we would otherwise but that will be gone soon. Unsurprisingly, as befits a city centre, there is noise from the lively adjoining restaurant with singing but it ceased promptly at 11pm. It wouldn't stop me from making it my first choice when we return to Modena.

Great location. 15m walk to station. On edge of historic town. Lift to all floors and easy access. Upgrade to apartment so very spacious. Good aircon and quiet (Friday night music) Fabulous restaurant (Daisy Ristorante) 100m away Best dinner we’ve had in Italy in the 5 weeks

Problem with hot water and didn’t realise until next morning unfortunately

Perfect location, easy to get to from train station and everything in historical downtown Modena in easy walking distance. Quiet neighbourhood. Not much trafffic. A good choice of carfes, bars and restaurants nearby. Host very nice, good communication. The rooms were quirkily decorated and furnished, definitely some old-world charm there, with nice modern touches.

My breakfast on my last day didn't come at the time I ordered it so I missed it....

Really good location- 5’ walk to the centre of Modena. The owner is more than happy to provide with information about parking spots/places. We checked in after 20:00 o clock and the owner of the B&B was available online and gave clear information about the check in. Italian breakfast. Friendly stuff.

In our room it would be nice to renovate the shower, there was water leaking from both sides while taking shower. The toilet seat was broken.

The hotel is very central and it was very easy to walk everywhere once we arrived by car. Parking is on the street and you get a card from the hotel so you don't get ticketed. The rooms are very rustical and relatively old. The furniture was also rustical - has a certain charm to see an old long-wave radio in your room. Needed to be careful with some of the furniture as the legs were loose (Eg small seat). Reception was very helpful and breakfast was simple and brought to you in the room in the morning. Was interesting. Room where the kids stayed had an "automotive" theme - old automotive parts / pictures for decoration.
