A lovely guest house, everything you need! location excellent, facilities excellent, including somewhere to park. It's very clean and very well looked after. The room we stayed in was very spacious and my son loved the fact he had a separate bedroom! Breakfast was included in the price as well which was also very good.

The only criticism I had is we were asked to pay by cash when we got there which wasn't explained to me when I booked our stay, or did I get a phone call or email mentioning this before our arrival. Other than that though we thoroughly enjoyed our stay and this by no means impacted our stay.

Car parking was as the staff explained in advance. We rang to confirm this and that we required breakfast for two on all mornings. Property was easy to find and was only a short walk into the centre of York. It was opposite a nice park too. Staff offered to carry our case as our room was on the second floor.

Lack of communication. Upon arrival our booking did not appear to be on the correct page in the diary. Further into our stay we received emails (from booking.com) saying our credit card was invalid and our stay was going to be cancelled. We were at the property and nothing had been mentioned about this so we ignored the emails, in case they were a scam. The reception on the TV was breaking up constantly but as we didn't report this we cannot complain now.

It was quite handy for the city. The bedroom could have done with being a bit bigger only room for one bedsides table. Duvet was a bit small for two tall people. However the room was really warm so we never bothered about the size of it. Breakfast was really good. It’s the first time we’ve ever been asked if we want more bacon and sausages. Excellent service. Unobtrusive but friendly staff. Free parking was appreciated.

There was nothing to dislike the property for.

Great value for money, the accommodation was clean and presentable, the bed was comfy, and the room and facilities were good for this price point. Very nice full English breakfast, with tea coffee or fruit juice, cereal was also available. There was a fan in our room, a fridge, a Tv, and a small, but functional ensuite, clean towels, a Hairdryer, Tea and coffee provided with a small kettle (Nescafe and PG Tips) the WiFi was decent. Loved the period fireplace and tiling, original features that add to the character of the room. Slept well, with no noise at night. Very good for the price 👍

The location of the hotel was great - there is a shop and a good selection of places to eat really close by and it was less than a twenty minute walk into the town. There was free parking included. It was quiet and I felt safe. We had the triple room which is on the top floor and was very cosy and neat. It was quiet.

It was a bit difficult to contact the guest house. I called a couple of times before my arrival to ask about the parking but the phone was not answered. There was a bell to get attention in the reception but one evening, when I rang it, I did not get a response.

Exceptional guest house customer service from checking in to leaving was smooth room was spotless and very well equipped for all our needs bed comfy tea and coffee facilitys even had a fridge .close to york City Centre with in , easy walking distance . Parking available on request breakfast was lovely and a good variety on offer nothing was too much trouble for the attentative staff.Thankyou all for such a wonderful stay .

There wasn't anything we didn't like .

The breakfast was excellent and vegetarian options were available. The staff were welcoming, helpful and polite. Excellent location....just a short walk to city centre and lovely park opposite. The room was on the second floor, but staff offered a downstairs one as an option as my friend has replacement knees. We decided to stay put as room cosy and clean.

There wasn't really anything. Parking was a bit tight, but great to have it.

Having an extra room was wonderful! The location was such an easy walk into York Center. We are 81/75 years old and were able to walk into the center with ease! It was very convenient to have breakfast there especially on the morning we were,eating. I would definitely stay here again in York!

I am very petite ( 5 ft. 0 inches). The mirror in the main bathroom was over my head. I could only see the very top of my hair. Fortunately, the extra bedroom had a mirror at the sink that worked perfectly. I also wouldn’t have been able to use the spinner lock for the room key as it was so far above my eye level. Thankfully, my husband is much taller than I. Please consider us short people with installations! 😉

The breakfast was excellent but the staff omitted to tell us there were cereals, juice, milk available in another room. A guest showed us the second morning that we were there. My wife left items in the hall when we left but everything was posted on to us. So heartfelt thanks to an excellent management & staff

The front door was heavy to use and my wife found the stairs a little steep, but those are minimal problems

Very nice double room on room 6 absolutely smelt amazing n very clean . The gentleman was really pleasant and helpful allowed us to leave luggage while we went to town and then came bk to collect when leaving for the train so didn't have to take it all round town . Very recommend stay .

Was bit of a walk to town but lively on a sunny day . Plus there's an amazing pub called the punch bowl couple doors down very friendly and great atmosphere x
