Very good location. Lovely view from our bedroom window and from the dining room. Kelso was a good place to stay and the hotel was a very impressive building in the center of Kelso.

The carpet was a little worn in our room but this did not affect our enjoyment of our stay. The hotel is a very impressive building and we enjoyed our stay. I requested a twin and a double room but was only offered 2 doubles when I booked which was well in advance of our stay.

The location is superb . Central in the town just a few metres from the square , and nestles on the bank of the river . On site parking . Large reception rooms and breakfast room is large with plenty of light and views of the gardens . Breakfast was varied , plentiful , and tasty . Adequate storage space for clothing . Comfortable bed and quiet location .

Overall decor and furnishings are tired . Our bath had a large stain underneath a tap and the sinkhole had corrosion . Showergel and shampoo were sparse and not enough for two persons .

Breakfast and the room were good. All the staff were pleasant and friendly. The hotel has ample parking and a wonderful position in the town.

Evening meal wasn’t great. I had the pie which was microwaved and therefore quite soft - I’d have stuck it in an oven for 20 minutes before serving. The Irish mash was just simple mashed potato with a sprinkle of chives (I think) added afterwards. Colcannon mash is nothing like this. Also the soup lacked seasoning so I had to add too much salt and pepper. We dined at the Cobbles Inn on the 2nd night and the food there was a class above the hotel food. And there was a selection of real ales (not a keg beer in sight). I was surprised the hotel didn’t have Tennants lager for sale.

The staff were absolutely lovely and very accommodating to our puppy Bonnie! She loved having a chopped up bit of sausage for her breakfast every morning, with the added treat here and there from the reception ladies. The grounds were also wonderful to walk round, such a beautiful view of the river tweed. The cleaning staff made our room lovely for us every morning too, it was lovely to have fresh sheets every day.

I think the only downfall was the price for our accommodation, we felt as though for the price we paid for four nights (£675) - we would of at least expected a bigger room with a view? and to be charged £15.00 extra per night for the dog was a bit excessive in our opinion! However we would definitely stay here again because we were treated wonderfully.

Stayed here several times, like the relaxed atmosphere. Food is always good and private parking ticks a box for me. Great location with lovely helpful staff. A place with it's own character.

Unfortunately the EV charger wouldn't connect to my car as I had a poor phone signal and was not picking up the WiFi outside. Fortunately there are some close by. Don't park under the big tree. I made that mistake and it was badly covered in Bird droppings next day. However a very kind gardener/handy man washed it off for me.

The house is old historic inside which I just love , it's hard to believe this was some one's home , 🏡 Loved the old pictures on the wall and the furniture, yes it's old to some other guests. But it's beautiful in its own setting. Staffing where short& very busy as we were there day after storm Eowyn I had the 3 course Burns night meal , delicious 😋 and well worth the money

Leaving Ohh some guests were late coming home at night, door must have been locked and them knocking very hard to get in . Maybe tell guests what to do when door is closed.

Our room was ready on arrival, and even though this house was originally built in 1761 we were warm in our room, and staff did their best to make sure we were comfortable. Especially when Storm Eowyn struck on the 25 Jan and with the Red Alert warning we had to stay in doors.

We understand Ednam House is unique and old but some bathroom appliances would appreciate updating. With the storm we were unable to walk along the River Tweed directly outside the House, but hope to do so in the future as their are beautiful views across the River.

Needed more staff to replenish buffet area when things ran out which seemed to happen each day. No brown bread one day as not thawed. Should be better than frozen supermarket bread. Staff to be complimented for willingness to help but do need someone to oversee busy breakfast time. Food was good but sometimes a long delay. Not a problem for us as we were in no hurry but could be for others. Overall young staff did well and very pleasant and worked their socks off.

Surprised at first how empty dining room was for dinner but realised menu did not change and only a couple of choices I really wanted. Helped by extra choices in bar menu. Was sometimes very busy in bar and staff really needed more help.

Staff were very helpful and friendly, property was excellent for visitors with dogs. Evening bar meal was of decent quality, and large portions. Breakfast was first rate and dining room was in a lovely location with great views over the river Tweed.

Some of the furnishings and decor are looking a little “tired” , but overall a lovely friendly hotel, that is good value for money and ideal for country sports enthusiasts or just for tourists wanting a convenient location to tour the borders , from the lovely town of Kelso.

We've been visiting the "House" for over 50 years and this old, but still good, hotel is in a lovely location. Breakfasts were good, the staff worked hard and were very pleasant and helpful. Parking was good & the EV chargers worked well. High quality food at dinner.

The a la carte dinner menu was limited and expensive, as was the wine list. Recent uncertainty about ownership has done this "faded glory" hotel no favours and it's now in need of good, stable, management and substantial capital investment to bring it back to its previous very high standard.
