I've stayed here 3 times and each time has been lovely. It's an old school B&B, and is super reasonably priced, especially for being within a 10 minute walk of hull university. The room is always clean - with toiletries, tea and biscuits provided. Breakfast is also included, and even when I was the only guest having breakfast that day Janet (the owner/host) still got up and cooked me a vegetarian breakfast. Look, if you're expecting a swish, modern place with a jacuzzi then this probably isn't for you - but if you're looking to support a lovely local business and get great value for money then I think you're onto a winner. I'll definitely be back.

We were going to a pub just a bit further up the road, so it was an ideal location for us, with free parking. The bedroom and bathroom were spacious and clean with everything that you could possibly need, including a fridge and microwave, which is unusual for this price bracket. The beds were comfy, with a choice of pillows. The landlady is absolutely lovely, and her breakfast was cracking (especially the sausage). It is a proper, old-school B&B. We loved it and will definitely stay there again.

Superb guest house. Highly recommend. Booked Room 6 at front of house which is beautifully set out with lovely furniture and artwork.bathroom large and spotless. Great shower. Plenty of towels. Fridge and microwave in room. Very comfortable bed. Janet the owner very friendly and welcoming. Excellent breakfast cooked to order. Breakfast room overlooking large garden. The room was a good size and comfortable. Tea and coffee and a mircowave and fridge in the room. Breakfast was tasty, and allowed us to park a little later after checkout. Overall very friendly and good value. We would stay again.

No milk for the tea and coffee and the fridge made it a bit noisy. Breakfast was tasty, but little choice of hot food.

The rooms are very well equipped with microwave, full size fridge, tea/coffee making facilities, iron, ironing board and hairdryer. You can book room only or include breakfast.

We needed to leave the guest house at 9am so was unable to take breakfast as this was served at 9am.

The room had everything we needed and the addition of a fridge /microwave and kettle in the room made it easy to do packups over the weekend for trips out and about. Janet was really friendly and accommodating. Shower was lovely and hot, room clean and set out well.

Not a problem for us at all but it would help on the booking site to say whether rooms are at front or rear of property (unless I just missed this bit!) Our twin was at the front which wasn't too bad unless sirens came past and as we were staying at a quiet time. It might not be great for a light sleeper.

The availability of the fridge and microwave in the room was very useful and the main reason we booked . The host was also very lovely and accommodating. She also said we could have cereal from the breakfast bar despite not having paid for one. The room was also comfortable.

The room was close to the main road and we could clearly hear all the traffic noises.

Very quite guest house. .. Absolutely beautiful building with lots of origional features. Large very large outdoor space beautifully laid out. With picnic area

Breakfast was very confusing. This was more of a pricing issue on bookin¹1mmmmmm

Janet is a lovely host and will make you feel as if you've visited your grandma's place. She's very sweet and cooks great breakfast. She even took our vegetarian breakfast request and prepared accordingly. The property is beautiful with a lovely garden.

The room was clean and comfortable. nice ensuite, and a small table and two chairs to sit and look out the window. relax and chat; nice to have a fridge and microwave in the room. Good parking. Janet, the host, was helpful and did us a gluten-free cooked breakfast. WIll stay again.
