overall a good experience, property is well situated and right on the beach . Staff is very humble and helpful.

Minor renovations in terms of furniture can improve the experience further.

The Rooms - The rooms were spacious and clean. Each room had 1 king bed and 1 twin bed giving us enough space. Washrooms were very spacious and well maintained. The Location - The property was right on the beach. We had access to a nice private beach which was beautiful and clean. Plenty of restaurants in the area if you want to try different food options. The Food - Breakfast was excellent. We tried both western and Sri Lankan breakfast. All the other food options we tried from the menu were also delicious and portion size was generous. Overall it was an enjoyable and comfortable stay for our families.

Located right on the beach front this accommodation was idillic. Sleeping to the sound of the ocean and waking up to the beautiful views was a particular highlight. The staff were exceptional and even went so far as to give me a lift to the local atm. I had arrived in the early hours of the morning and before I got my bearings and figured out how to get about the manager went over and above to give me a lift and show me where the atm was! The accommodation is located about 15/20 mins walk to Unawatuna and approx. 10 mins to Jungle beach where you can see turtles swimming. A walk along the beach in front of the accommodation is a must! It is quiet, unspoilt and stunning scenery. The sea was quite rough as it was coming into monsoon season so swimming wasn’t an option but never the less, it was a gorgeous walk in the mornings. Overall, excellent value for money. A stunning location and very, very helpful and accommodating staff. I thoroughly enjoyed my stay here and would recommend without hesitation.

The facilities are quite old but this adds to the charm and laid back beachfront vibe.

The setting of this hotel is really lovely, great sea views, lovely to sit on sunbeds overlooking the beach & sea. Nice to be away from the busy Unawatuna Beach but just a short Tuk Tuk ride away. There are nice restaurants walking distance. The beach is lovely & quiet and clean. Great to watch turtles riding the waves late afternoon! The rooms are nice, though get very hot in the afternoon, even with blinds closed. Breakfast was very nice, the young guys working there are all friendly & helpful & responsive. It’s a great spot and with a few improvements as detailed below, could be excellent!

Bad sewage smell in the bathroom. All the sheets & towels had stains (have been washed but not well). The hotel is a bit tired, the studios have shared balconies which was a bit awkward. The place seemed over-staffed, they were all hanging around the place, sleeping or on their phones. The service would have felt better if they were more proactive, such as offering drinks & snacks etc whilst we were on sunbeds? We never saw anyone in the restaurant so didn’t use it, more could have been made to welcome or encourage people to use it? It feels as if the management of the place may have just got a bit complacent and lazy.

We spent a perfect last four days of our trip to Sri Lanka at Amanda Beach Villas. The atmosphere was pure peace and relaxation. We stayed in a studio with a breathtaking ocean view right from our bed. Down by the beach, there were comfortable sun loungers where we enjoyed our days, and the beach in front of the hotel was incredibly quiet—only a few guests from the neighboring accommodation were around. The location is fantastic! Just a short walk from the hotel, there’s a lagoon with turtles where you can swim comfortably. It’s also close to Unawatuna and Jungle Beach, and a trip to Galle makes for a great little excursion. The best part? Returning in the evening to the absolute serenity of the hotel. There are several excellent restaurants and bars in the area, perfect for a nice meal or a drink, but the hotel also offers dining options. What truly exceeded our expectations and made our stay unforgettable was the incredible hospitality and customer service. The staff was always available, handled every request with ease, and were genuinely kind and welcoming. While great service is common in Sri Lanka, we felt that the level of attentiveness here was on another level. The hotel itself is a bit older, which is visible in the furniture, but everything is fully functional. The mattress was high-quality and new, ensuring a comfortable sleep. While the age of the hotel is noticeable, it doesn’t impact the overall experience, and it’s reflected in the price, making it great value for money.

1. the location of ABV is excellent. It is quiet, juts out into a sandy clean beach, and has a nice overlook for seating and breakfast by the ocean. 2. the breakfasts were outstanding. we preferred the sri lankan breakfast (and also had the western breakfast). every day we got a different variety of curry (chicken or fish) hoppers and sambol. 3. The staff care was exceptional. from room cleaning to breakfast suggestions to helping with the basics of getting around - they were very kind and gracious. Mr. Thilaka, Mr. George and their staff made our stay the best with personal care. 4. It is a 10 min beach walk to the Turtle Beach, Frog rock and coconut tree swing. If you watch carefully, the turtles ride the waves in front of ABV (and they sometimes come ashore) in the mornings. Beyond Frog Rock, there is a shallow area visited by large leatherback turtles. Great for kids and adults.

Unfortunately, a tuk-tuk union has taken up a spot close to the hotel. they threaten uber tuk-tuks or taxis from parking nearby or picking up guests. this was a problem getting ubers - but you could take a bus, or a taxi from down the road after walking a bit.

We loved location. Its not far away from Unawatuna centre but enough far away to give you relaxing holiday at not crowded beach. There is Beachclub in neighbour but that didint bother us and they play music very decent level. Breakfast was good. Room was clean and big. Bed was comfy and have mosquitonets also. Balcony was great and have wonderful views to Indian ocean. Bathroom was so big! Good water pressure and they offer shampoo, conditioner and shower gel also. A/C works well. Enough sunbeds, nice little clean pool. Beach is not good for swimming. But we loved to watch big waves and inside of them you can catch turtles riding in waves. That was so awesome. Staff was great and helpful. They change towels etc if you ask them to. I think is totally worth the money, we would have to have some extra days in here but unfortunately they were already sold out for next days.

Hotel is maybe little bit outdated but it doesnt bother us. Little bit ants in your room (even on 2nd floor.) but i think you have them anywhere you stay in Sri Lanka. Next to street, so you hear cars and busses to drive by sometimes when it quiet and you are in your room. We didint see anyone order anything food from their restaurant so we eat elsewhere too. Pick me/Uber dont work from there so you have to bargain with tuktuk drivers. (Its not hotels fault, just to let you know.)

We stayed at the hotel from 02.02 to 02/14.24. I liked Everything. The staff were amazing and tried their best to make sure you enjoyed your stay. They were all so happy and kind. I liked the unusual interior design throughout the villa. The atmosphere was cool, relaxing, happy, romantic, intimate, secluded, quiet, peaceful. The breakfast was great, the cooking class! It was exceptionally clean and cozy. A few meters from the hotel there is a beautiful private beach. Upon departure, the hotel manager presented a very nice souvenir. Thanks! We will definitely return to this fairy tale!

The place is well located , the staff is really nice and goes out of their way to feel comfortable. The breakfast is awesome too. One can swim with the turtles at the turtle beach which is located within walking distance. The rooms are big and most of the rooms have good views

The swimming pool is not as big as seen in the pictures. The sea / beach in front of the hotel is too rough , one has to walk around 400-600 meters to find a nice beach (turtle beach) . The hotel is located near the Dallawala beach and not exactly in Unawatuna

Our stay was absolutely wonderful! We spent 2 weeks at Amanda Villas. The room was excellent, spacious, cleaning was frequent, towels and bed linen were constantly changed. The refrigerator and air conditioning worked very well! Breakfast was great - bacon, eggs, fruit, toast. They always asked what to feed a two-year-old child :) You won’t be able to swim right in front of the hotel, but 5 minutes to the left there is an accessible entrance to the sea. 8-10 minutes walk to the beach with turtles, 7 minutes by tuk-tuk to Unawatuna beach. There was music from a neighboring hotel, but it didn’t bother us. The staff is the diamond of this hotel. We constantly felt the attention and care of a 5-star hotel and even more :) We will be happy to come back to you again! Just one request, we need a coffee machine for good coffee for breakfast! :)
