You get what you pay for here. It’s more of a private home converted into rental rooms than a traditional hotel. Guests are required to remove their shoes upon entering and leave them outside. The overall setup is very minimalist, but given the price, it’s understandable. The room was clean and perfect for a short stay before heading to the airport.

I have never seen a place with that many cameras. Literally every corner is recorded.

This is less of a hotel and more of a guest house as they have around 14 rooms. The lady on "reception" is very polite and helpful, it was possible to always stay in touch via intercom in the lobby. The rooms are ok for the price. Location is very good, near bts & metro, easy to get to tourist attractions. Big mall nearby (terminal 21). Very good breakfast place just around the corner.

You have to take shoes off before entering inside the hotel. But this is not a big deal, just a minor inconvenience. The water pump and drainage are quite noisy, so you can hear it every time you or other room guest go clean their hands or whatever. No second nightstand and electric outlets position are not convenient sometimes. AC is pointed directly at your bed.

No elevator, but there are only 3 floors (I think) so it should be manageable for most people. Plus the staff offered to carry the suitcase. The room I stayed in had a balcony. On which you could smoke. But, well, let’s just say “the balcony for smoking must have been designed by a non-smoker”. Feels like an even better place to stay for people who don’t smoke. Again, all clean, no smell of smoke at all in the entire property during my stay. I happily went outside to not tarnish that.

It's my second stay in this place and as always it was clean and very comfortable. The location is very convenient to malls and shops and restaurants. But the rooms were quiet and beds were also comfortable and good for resting and sleeping. The only thing I was a bit disappointed about was that the room I was given did not match the photo. I was expecting a more spacious room but there were 2 beds so there was not much space to move. But the owner kindly looked for ways to move me to another room, but in the end I just stayed in the same room. But that's ok. The owner also kindly helped me book a taxi at 4:30 am which was very helpful since it was a holiday season. Very kind of her. This time I also used their laundry facility by just dropping my clothes at the reception and they kindly folded them and left it in front of my door. The place also felt safe at night and it was easy to find. Only takes 20-30 mins from DMK airport by taxi.

This was our 3rd time in Bangkok and my favourite place to stay. Great place to stay if you are looking to be on the newer side of Bangkok. 2 minute walk to sky train and terminal 21 shopping centre. So many shops, restaurants and bars all within walking distance Room and property are very clean and well maintained. Staff are all very friendly and helpful during our stay. It is located just off a busy road but once you get inside you would never know the sound proofing was great!

I paid extra for a room with a window but we were on the ground floor so it wasn’t much of a window and it was frosted obviously for privacy reasons, but it didn’t let much light in which is why we paid the extra for a window.

Clean, spacious room in an excellent location, next to terminal 21 mall and the skytrains. Perfect for me to do the gift shopping before heading home. The staff was always super helpful, the AC was fine, the room was nicely equipped, wifi is nice and fast.

While I was there, during daytime there was some constant banging from some renovation/construction in the hotel, but not at night, and its probably not going to be relevant later, when they are finished Also, the windows are not very soundproof, so if you are a light sleeper, bring some earplugs, as it's downtown Bangkok, so it gets a bit noisy.

The location is fabulous.. near the interchange of sky train and underground in the center of Bangkok which means you can visit most of Bangkok attractions easily. Room is spacious and clean tucked in nicely away from the noisy areas. I would highly recommend this place and definitely stay here again next time.

Not really... just one small thing that this place advertise free car parking but when I arrived, staff asked me like I didn't inform them before arrival which I didn't have any information that I need to make advance reservation for parking. But staff was very accommodating and find me parking space.

+ Great location: close to Asok BTS and Sukhumvit MRT, so easy to get to many destinations around Bangkok. + Clean room and very clean towels. AC doesn't smell, also the room was not very humid. Cleaning on request, but every day you get a basket with fresh towels, essentials, and water + My room was very quiet, I could not hear neighbors through the walls (only if someone was in the hallway). Also, the hotel is on a quiet street so no immediate bars or restaurants with noise. You can hear cars from the big street, but they are a bit further away. + Big firm bed

- Reception is off starting from 17.00, which is quite early. And self check-in might be a bit cumbersome. - It was a bit uncomfortable to use different key cards for the room and the entrance. - No chargers near bed I enjoyed my stay. I see some people don't like "shoes off" policy on the property, but for me, it adds to a home feeling

The room is ok, except for a few things mentioned in the next box. Otherwise, the hotel being next to the BTS and MRT is very very ok.

The room I stayed in had a cloging flushing system. After flushing, the flushing button does not automatically return to its normal position. I had to press and press and press the button again and again to make it return to its position. I can't write much about the shower not being separated from the toilet; its a bit disgusting.

Stayed in the family room (3-4 pax) for 4 days and 3 nights with girlfriends for a short vacation. Booked as early as September as the online booking has a special rate. Arrived around 1 pm. We were allowed to check in before the allotted time (2-5pm). We were also allowed to check out at 12.30pm (1 hour later than the required check out time) Bath and hand towels were new (changed) everyday. Toilet paper, tissue and water bottles were replenished daily. The room was furnished with a water kettle (for boiling water), small fridge, hair dryer and instant coffee/tea. Coffee cups and cutleries are kept in a small cabinet. There were also a full length mirror, a desk, wall TV, 2 aircons (1 inside the small windowless room), 3 beds (2 double, 1 queen) and a clothes cabinet with drawers. A sliding door at a side of the double bed separates the whole room and a narrow veranda outside with table & 2 chairs. Complimentary bedroom slippers, however, were not provided. Shoes/footwear were not allowed inside the reception area/home. Guests must remove them outside the main entrance and carry inside to put in the designated shoe cabinet. Electronic locks (key cards are given upon check-in) were installed in the main home entrance and rooms. Wifi was available, username/pw was given through a sheet of paper upon checking in. The staff will instruct you how to key in the IP address (if using iphone) to be able to access the home portal and input the user name/pw. One noteworthy observation was that the rooms have thin walls and guests can hear what was going on in and outside the rooms. Guests therefore are heavily reminded (through a hanging signage) to keep the volume down especially at night. There were no lift/elevators, only circular stairs in this 3 floor home. If you brought in heavy luggages, the staff are nice enough to help you bring them upstairs and vice versa.

Some minor issues like the shower floor area was slightly clogged during our stay, it takes a while for water to completely disappear. Though the home provided the generic shower gel and shampoo, there were no hand soap in the bathroom sink, toothbrush/paste, nor lotion. I think they can do better in terms of basic amenities.
