Great location. In general good value for money : I booked a room last minute (like at 9pm) and the staff was very nice (not fluent in English but really trying to help !!) and the room was simple but good, quite spacious (I had a double room but with a bunckbed). There’s also a nice little terrace. Checkout at 12, which is cool.

The shower is in the middle of the bathroom (with toilets) so everything gets wet. But it’s quite usual in Thailand.

The room was comfortable. Had great AC. Everything was clean. You could leave your luggage in a room after you check-out or before you check-in.

The staff were a bit immature. I saw a few encounters of them laughing about the guests or seeming unprofessional during conversations with guests.

From the moment I stepped into KS House, I felt genuinely welcomed. The staff were incredibly friendly, professional, and always willing to help. Their warmth and hospitality made the whole experience feel more like staying at home than just another accommodation. The place itself is clean, peaceful, and well-organized. Whether you're looking to relax or need a quiet space to work, KS House is a perfect choice. The atmosphere is calm and comfortable, and everything is thoughtfully arranged for guests’ convenience. What truly stood out was the exceptional service. Every detail was taken care of with such attention and care—it really exceeded my expectations. I was impressed by how much effort the team puts into ensuring a perfect stay. I would definitely come back again. KS House has officially become one of my favorite places to stay!

Great position, near Khaosan Road and the bus terminal for the islands, which is the main reason why I chose this place. It was very nice strolling around for and after dinner, many places for eat to choose from. The room was clean, with a window, ac, a fridge and a complimentary bottle of water. The bathroom is small but also with a window and with shower gel and shampoo. There is a very nice terrace at the 5th floor with a great view over the canal and the city. Didn't have breakfast as I left at 4 am. No elevator but didn't expect it, so be prepared to carry your bags up to very narrow stairs (I was at the 4th floor). Anyway it's a very small con :)

Nothing, everything was nice!

The location is ideal, just a few minutes walk from the Khao san Road fun, but far enough away that it wont disturb you. The staff were really friendly the entire time, there is a free basic breakfast each morning, which I was not expecting so thats a nice bonus. There is a balcony and roof terrace area which gives pretty good views and a lounge area downstairs which overlooks the river. A great base for a few days. to which I would recommend and I would stay again.

For the money this is a really good place to stay, there are loads of food options nearby and we had everything we needed inside. The price included breakfast which was toast, jam, bananas and eggs and Tea and Coffee was available from 6 - 22. The staff were super kind and helped with any questions we had and I would gladly stay here again. There is a large road nearby and you do some hear noises from time to time but what can you expect? You're paying a lower price to stay extremely central in a hotel with free breakfast and a terrace overlooking the river.

Had a very pleasant stopover here to take connecting bus (3 minute walk away ) . The rooms were clean , staff friendly and the communal living room with tea/ coffee and biscuits were so welcome 🤗 also, couldn’t believe a breakfast of toast , jam, boiled eggs and fruit were included in the price . Highly recommended

The room size is very small . No place to put bags if you have large ones . Fine for a stopover but not a long stay as no wardrobes , drawers. Also, no metro near by , so either motorbike taxi or tuk tuk.

- Beds we’re comfortable - The staff were super helpful when I needed to print a document and also when my lock got jammed they helped me to cut it off - Good fridge in the room - The location was perfect for restaurants, shops and easy access to other locations using grab or public transport

- The reviews are correct the rooms are extremely small however we weren’t bothered by this as we were out most of the time so just used it to sleep. - Quite loud at night - could clearly hear traffic and other noises.

It is a good budget hotel stay. Although we were skeptical considering the small room size, we were pleasantly surprised to see how well it was maintained and was kept clean. They utilised the small space in the best possible way. Provided all amenities mentioned. For people who just want a clean room to sleep and a clean private bathroom with temperature controlled shower and spend most of their time outside, it's a great option. A very good value for the money you pay for the rooms. The location of the hotel is very good.

We stayed here on three separate occasions during our holiday in Thailand and we were glad we chose this hotel. It was simple, great value for money, but also very comfortable, relaxing and with really helpful staff that made our stay in Bangkok go smoothly. All the staff were very friendly, but especially the girl on reception, who helped us organise our transport to the airport (Khiw). The rooms are simple but clean and comfortable. The roof terrace is under renovation but has a lot of potential. The balcony overlooking the river was a very peaceful place to sit and the location of the hotel was great for the palace, river and Khao San area.

The shower in one of the rooms was weak but the others were fine. The WiFi was great overall but one day it only worked on certain floors.
