The hotel is very clean, and the staff's attitude is excellent

However, I had a few less-than-ideal experiences: Honestly, I was a bit surprised that the hotel didn’t clean the room or replace the face towels and bath towels daily. I’ve never seen this happen anywhere else. The hotel initially assigned me a very small room, which didn’t match the pictures on Booking. Only after I requested the hotel to recheck was I moved to a larger room. Still, I’m giving the hotel 5 stars as encouragement, hoping it will improve and operate better in the future.

Oh man what a great little boutique hotel! Really well-priced and they have a great cancellation policy. They took a 500 baht deposit that they gave back without issue. Super clean and welcoming and seriously made me feel like I was coming home after my days of city adventuring. Stayed here for a week on my own. On the first floor, there's a big communal table that's comfortable to set up and sit at your laptop for a bit if you need that. The room (standard double room) was relatively basic but still gave you everything you needed and had tons of natural light. A desk, places to store your things, some hangars to hang your clothes and a mini-fridge. They re-stocked the water in the fridge (2 bottles) during room cleanings for free! The hotel is about a 10-15 min walk to the Chiang Mai gate (the lower edge of the old town square), which honestly wasn't bad at all. It's a nice walk into a neighbourhood that makes you feel like a local. Some coffee, food and smoothie places around and along that walk too so you're not stranded. Super close to the Saturday night Wua Lai walking street night market.

The standard double room has a bed frame that takes up basically the entire room. Don't get me wrong, it's a nice bed frame! Just kind of maybe not the right one for that room. The foot end of the bed butts up against the wall that has the TV hanging on it, so you have to shimmy past the bed/TV wall to get to/from the bathroom or across the room and it's a little annoying. Also the room would be probably be too tight for couples. Great for solo travellers though! The soundproofing of the room itself is good, but the doors are not soundproofed at all, so you can hear people walking and talking in the hallways or sometimes even across rooms. One night someone watched TV across the hall half the night, which made earplugs absolutely necessary for a sensitive sleeper like me.

This place is amazing! Huge space, great shower, the blacony is a great extra. The bed was comfy, and the room was beautiful. Also, the staff was helpful, showed felxibility when we wanted to extend our stay and by letting us pay the day after so we could go to atm, and also keeping our luggage after checking out. A must visit

The location is a little bit off center, but still a few minutes more walk to the south gate is definitely worth it for sleeping here

I really liked the location, a bit outside of old town but very easy and fast to get there. Instead you get a more local neighborhood with great food and cheaper prices. It’s also close to a Muay Thai Gym and a regular Gym. The hotel itself is also very nice, the rooms new, clean and with everything you need. The owner and the staff are super friendly. I had a great time and spend a couple of weeks. This was my favorite stay in Chiang Mai and I can highly recommend

All new and very modern! Stylish too! Very friendly host (although she only works there temporarily). Because everything was brand new, there were some small issuess still (no hot water occasionally, keyfob not working) but that got resolved promptly. Also very good price.

Quite a walk (15-20 minutes) to the city centre. I’d recommend grab app or use a bicycle from “ANY” app. Oh…an on the way to the city centre, i strongly recommend diner at maipai restaurant!!

Room was clean and quiet. Only a short walk from the Old Town and the Mae Kha canal. Good value for money. Staff didn't know much English but were really polite and happy to help.

Our room was really small, and the wall-mounted TV got in the way when trying to walk around the end of the bed to get to the bathroom. The bathroom (wet room) didn't drain quickly after using the shower.

The room is super big and it looks like in the pictures. The shower and toilet is big as well.

The location is not the best as I came during raining season and it flooded on the street in the morning when it rainned at night. There was a water drop on my face many time at night during the rain. Would be nice if they could it that fixed.

The staff were wonderful! Everyone was friendly and helpful. Very accommodating. The location was great, with small food vendors everywhere, laundry, and grocery stores. Wish we could have stayed longer.

The mattress! But it seems to be customary here, so I really have no complaints!

The place is very modern. Lovely spacious room, in a great location. The host was so lovely, genuinely a nice guy. Made us feel welcome from the moment we walked in. Very nice place to stay.

The only bad thing I have to say about this place is that they had quite a lot of ants, or tiny bugs. I’m not sure what they were, but they were small and there were a lot of them. They weren’t in the bedroom, just in the bathroom. It was bearable as the room was so nice and everything else was so clean.

The location was a little bit out of town. This was not a major problem since a Grab taxi is only 2-3 euros to town.
