The two girls at the desk were lovely and accommodating.

They could use a few more lounge chairs near the pool. There weren’t enough for everyone at times.

Possibly the best accommodation experience in this price range. A fantastic new hotel, well maintained, and everything looks just like the photos. Perhaps even better in person. The pool isn’t big, but it’s cleaned daily and very Instagrammable, if that’s your thing. The staff are thoughtful, cheerful, and speak English very well. Breakfast is exceptional, with a different set of main dishes each day and a great mix of local and international flavors. I’m glad to hear they’re planning to expand the food offerings beyond breakfast. But most importantly, the location! Just a 10-minute walk to the Old Town, 5 minutes to the Saturday Market, and only a 10-minute Grab ride to Nimman, the airport, or basically anywhere in Chiang Mai. It’s also close to charming co-working cafés and great food spots. Yet it’s so quiet. No cars, scooters, or loud music—just a peaceful neighborhood with birds chirping and a cute cat meowing.

Wet and dry separation in the bathroom isn’t very effective. If you shower for more than a few minutes, water tends to overflow from the shallow shower area.

A warm and welcoming stay — perfect for families, with the most delightful breakfast! We stayed here with our 6-year-old child and had such a lovely time. The pool was just the right size for a little splash and play, making it a great choice for families with young children looking to relax. One of the small but wonderful touches was the constant availability of fresh fruit and cool drinks — such a thoughtful gesture that made us feel at home throughout our stay. But what truly made our mornings special was the breakfast. The staff were incredibly warm and attentive, and every dish was clearly prepared with care. The scrambled eggs, in particular, were exceptional — soft, creamy, and full of flavor. You could really taste the love that went into making them. We would absolutely recommend this hotel to anyone — couples, solo travelers, or families — looking for a peaceful and friendly place to stay, whether you're visiting from Asia, Europe, or anywhere else in the world.

The property is new and clean with snacks and free water available all the time. The pool is pretty and a very nice temperature and the it is very quiet. The staff are really the highlight though. They were so friendly, welcoming and happy to have a chat and give recommendations. We really appreciated the staff.

The location while close to many things (10-20 minute walk which doesn’t sound like but until its 38 degrees and humid) it is located in a very quiet street with not many options right at your doorstep. For us, the beds were hard and not very comfy. Also, just an observation, we know the hotel was not full and they never let anyone check in early. Not even by a few minutes which we find odd. If you have rooms just sitting there, what is the actual harm in letting people check in 30 minutes early?

Nice, modern and clean hotel. I particularly like the reception area. Great to hang out and work on your computer. They have free coffee, snacks, it's luminous with a nice view on the pool. Staff was friendly (as usually the case in Thailand).

Main issue was noise. It's a pretty big hotel, and it takes only a few noisy guests chatting on the balcony to bother everybody. I had to sleep with earplugs. It was also super expensive, one of the last hotel available at peak season. I'd avoid Chiang Mai around New Year and stay in Bangkok in a 5 star hotel for the same budget. Was a bit worried about the location, a bit far from most restaurants in the old town, but turned out not to be an issue (if you like to walk).

Excellent service especially from the front desk. Everyone is friendly and attentive. Shout out to front desk officer CAT for addressing our concerns right away. Truly appreciate it!! We also enjoyed the buffet breakfast every morning. Food was delicious! Room space was more than adequate. We love how bright the room was! We also loved the breakfast area / common space where you can work or simply hang out! Very bright and airy. The staff also put on the air condition in the afternoon making it a perfect place to work. It is also easy to book GRAB to and fro the hotel. We enjoyed our 1 week stay and can’t wait to be back!

The breakfast was exceptionnal and embodied the true meaning of asian hospitality. I loved that they had all sorts of snacks, fruits, unlimited water to eat or drink through out the day. I just had a homely feeling here, the ambiance and the design was so nice, which brough relaxation and comfort. I felt the owners knew that investing a little bit more on their guests by providing all day snacks, water, coffee, drinks, goes a LONG way. I am not sure who the owner is, but I feel they really care about the hotel and it is not just a business for them. I was very comfortable and my heart was full during my stay.

Everything! The rooms, the pool, the spa, the STAFF! Beyond exceptional service! I have travelled to over 47 countries , stayed in every kind of property, and LIS is my favourite! Shout out to every single staff member for their daily kindness, love and attention and particularly the management who offer the most special, loving place for staff and guests! Not a damn thing

We staid 2 nights at Lis during their opening offer. The staff is friendly and speak good English. The room is very big and comfortable (only had a leaking faucet though, but put a towel under). I enjoyed taking a small dip in the pool. It was few people when we were there, so not sure if it can be noisy from neighbors. But for us it was perfectly quiet. We like to walk, so didn’t mind the distance (15 min to old town south entrance gate). But it is a dark street.

For some it might be too far away from center. We missed some nicer juice for breakfast, but that is Thailand for you. Maybe if we had paid full price, we would have expected more from the breakfast buffet.
