Location is fantastic, directly opposite the beach in Patong. Rooms are a good size and well laid out. Breakfast is ample. Staff are great, courteous, friendly and knowladgable. room cleaning is prompt and done well. The pool is always clean and crystal clear. This hotel would have to be the best priced beach front hotel in Patong.

Poor internet connection Staff were very miserable on reception on a daily basis.Never any sort of greeting or acknowledgement as we passed by the desk .They didn’t appear to know how to smile or say hello. Never ever experienced this in any hotel in Thailand and I come twice a year for last 23 years. Even on checking out no Thank you for staying , no have a safe trip , no would you like a taxi . Zero interaction . The guy in the lobby selling excursions was total opposite. Extremely bubbly and extremely friendly. Always acknowledged as we walked by . Asking how our day went , what we did/planned to do etc etc

This is a quiet location at the south end of Patong Beach; still beachfront, yet away from the loud noises and parties after 10. I liked the pool area, although sometimes there weren’t enough spaces available (15-20) and I had to basically sit behind, in the restaurant. But it’s a very peaceful setting, and in the shade for much of the day due to the heights of the surrounding buildings. The breakfast was average I’d say, nothing fantastic tasting or unique, but filling and with pretty good variety, and as much as you wanted…..although it’d be nice if at least more than one of the rotating cooks actually knew the difference between types of egg preparations that were pictured to be available. The staff in all the different areas were very friendly, helpful and always smiling. I went through the hotel’s travel agent that’s next to the front desk, and was very pleased with two sets of tour and transportation tickets he secured for us, as the price was very competitive with everywhere else I’d checked, and both things I’d paid for went off very smoothly. If you’re like me, it’s usually not worth the extra effort to figure it out yourself if you can simply trust the on-site guy to get you what you want at a decent price.

The WiFi was the worst of any place we’d stayed at in a dozen SE Asia hotels these past two months, and was it was really frustrating. For us, this is a deal killer, and we wouldn’t return just on this factor alone. It’s also 15-20 minutes walk from the busy, fun areas, which is a factor for us, but not everyone, obviously. And try and get on the first or second floor, because it’s quite a trek up to the fourth floor, like we had in this no-elevator resort. But perhaps it’s perfect for someone who wants a little remoteness, wants quiet, and doesn’t care about being connected 😊

Spacious, clean, comfortable rooms. Great location. Beautiful swimming pool.

Two negative comments: 1. The night receptionist played videos at full volume all night, disturbing all hotel guests every night. 2. The breakfast was poor.

Resort is across from beach Amazing views Swimming pool always clean and large and fun friendly environment Extremely competitive with 5 star hotels Due to location great facilities and restaurants close by beach views siting in mini bar And just walk across the road to beach Walking distance from the hustle and bustle

The location is great at the quiet end of the beach which is just across the road from the hotel. The staff was nice and responsive. The room was clean and the breakfast was simple but nice

I knocked down the rating a bit because of two events. First, the elevator broke down 2 days in a row. Being that we were staying on the 4th floor that was a pain. The second issue was that one night a local bar had a loud party with live music that went on until 1:30am. The reason I chose this hotel was because it is located in the quiet end of town. I know that the hotel is not responsible but it did impact my stay. I am not sure the hotel made a complaint in support of its guests.

Excellent location at the quieter end of Patong and across the road from beach. Very easily accessible to everything. Good food all around, including great street food market nearby, and Seven Eleven convenience store. Tour organiser, money exchange and scooter hire at the property, as well as masseuse. Hotel staff are very friendly. Lovely pool. Rooms are simple but done very nicely. Spacious and clean and include a mini fridge and coffe/tea making. Overall very good value for money and great if you like Patong. The beach is lovely and it's an easy walk into the hubub of downtown Patong either along the beach front or along the main street. Hire a scooter and visit nearby beaches.

There is nothing I didn't like about the actual hotel. The hotel is great. I personally just did not like Patong very much. Patong is just not my taste.

Breakfast had enough variety and changed everyday. When we arrived we had to take twin beds for the first night but they changed the beds into a double configuration from our 2nd night onwards. The first shower I had had no hot water but the rest were fine. It was cheap and cheerful and ticked most of the boxes.

The staff seemed like they were just there for a job, they weren't overly friendly, especially the front desk staff. Rooms were pretty basic, there were 2 wine glasses outside our room the entire duration of our stay. For us the location was a little bit too far from the central area but that was because I was travelling with a younger child and she struggled with the long walk at the end of the day/night. The beach was not really sitting/relax friendly directly outside the hotell.

The wonderful staff at Baan Boa are so friendly and helpful. Thamk you for looking after me It is a lovely quiet location with large excellent room Jo, Wut, Jaa and the rest of the staff welcome you with smiles and I throughly recommend this beautiful resort to chill out . 10 out of 10, Baan Boa is a quiet slice of paradise

Everything was great, staff wonderful , the bed is maybe bit hard for an old man like me but the large bedroom and bathroom, great tv and mini bar .more than makes up for a slightly hard mattress. I love Baan Boa

Location is perfect, right in front of Patong beach. We got a room with pool view but they offered a free upgrade to the sea viewing one, which was amazing. Room very spacious, clean and with all amenities needed. Breakfast was okay, nothing fancy but do the job. And it is from 6.30am, great for those like me, who has early tours. Pool is lovely, water is a bit chilly but very refreshing. They offer free pool towels, ask on reception. There is a tour agency besides the reception. We book our taxi to the airport and everything went well. Very convenient

Female receptionist with very little English. We tried to explain an issue with the light inside the wardrobe that would not turn off but it was unsuccessful. Eventually I managed to turn off myself. Internet is awful. Doesn’t work properly inside the rooms and keeps breaking up the connection.
