The hotel was beautifully presented and decorated to a high standard. Spotlessly clean and always smelt lovely too. The owners were very friendly and provided a wonderful breakfast with a good choice of options. The location was very good as Wilton Parade tram stop is almost opposite the hotel or a 15 minute stroll into town. There is limited parking out front, but there is an option to buy a permit for £10 a day to park just to the side of the hotel (limited number of permits available). Alternatively you can park in the neighbouring hotel The Grand for a 24 hour rate of £12, which can be bought online.
A very minor point, but bigger towels would be good! Other than that we can’t think of any issues.

Immaculate property. Every room is meticulously decorated and cleaned to a high standard from the bedroom and private bathroom, to the dining area and bar. On arrival, we received a warm welcome from the owner, very professional, attentive and friendly. Beds were very comfy so we enjoyed blissful rest both nights. Breakfast was 0830-0930 with a choice of cooked items and plenty of tea and toast. The hotel has great views of the sea so ask for a sea view by calling the owner direct. It is located just down from the north shore but you can get a tram outside the hotel (£5 day pass) so you can travel around if you don’t feel like walking.
The bar closes at 10pm BUT the owners worked around the clock and were up early cooking our breakfast so you can’t have it all ways.

It was quiet and out the way of the busy town centre and ideal as family live 5 min walk away so was great not having walk to far when 8 month pregnant. It is clean and smells amazing when you walk in. Host was very polite on arrival and when leaving. Breakfast was included but didn’t have due to having a long drive on check out day so wanted get on the road asap. Room was tidy and ideal for two people as was me and my son. Other guest were quiet was expecting bit of noise but rarely heard anyone else which was nice.
Not applicable as was a lovely property definitely recommend to visit

Perfect for myself and teen daughter to use as a base to explore for a few days. Lovely hosts who couldn't have been more welcoming. Great breakfast to start the day. We had a room with a double & single bed which was immaculately clean, comfortable beds and bright. B&B is straight opposite the tram stop, so easy to commute to pleasure beach, but much quieter than in the busier areas.
Nothing. If i was to be exceptionally picky, a bedside table against the single bed would have been handy, but I'd assume most people would use the single for a child, rather than for an adult. We managed fine with what we had.

A very warm welcome and made at ease straight away. The room was bright airy and spotlessly clean. Bathroom was spacious and also spotlessly clean. Toiletries we're provided along with crisp white towels. Ample tea coffee sugar. Tv worked well A good hearty full English breakfast, also a selection for vegetarians along with fruit juices and cereals. The whole hotel was spotlessly clean and maintained to a very high standard. Didn't use the bar/lounge area but looked well stocked. Well worth a stay ,tram bus across the road or 10mins brisk walk along the seafront towards the tower.
Squeaky bathroom door ,room 3 but nothing to be negative over.

The hotel was very clean and well presented, the staff were friendly and welcoming. Bed was comfortable, and room had everything we needed for our stay. Hotel was well situated with a nice walk to the town, and also had a tram stop outside hotel which was good for getting home at night! We enjoyed the bar in the evening, which was comfortable and the music was at a really nice level allowing us to have a good conversation! Breakfast was very tasty and lots of choice available! We had a lovely stay and would definitely return!

The hotel was absolutely stunning!!! Fresh and beautifully decorated all through!!! Even had a silver cross pram that was an absolutely fabulous addition!!!! The landlady spoke so fondly of her family who had used it all through the years, was very sentimental and warming!!!
4 flights of stairs lol. The room was beautiful, but close to the top!! We certainly worked our fab brekkie off!!!

Friendly staff, lovely breakfast-hot and quick service. Hotel at far end of the promenade so was quieter. Parking was available on the street only a few minutes walk away.
Steep stairs up to hotel room-not much that can be done about this but could've been tricky if you had mobility problems. It was a long walk back to the hotel from the Pleasure Beach-for some reason the tram wasn't running back that way after our day out-it would've been possible to get on a bus or taxi though.

communication was great even when running late was quickly reassured all good. breakfast was plentiful and catered for vegetarians, the night we arrived we felt cold so requested extra blankets which were quickly supplied nothing was too much trouble, we were cold as we'd been travelling all day from Cardiff and it is definitely warmer in the South! there was planty of tea coffee, milk, hot water shower and a lovely sea view from our room which was worth paying the extra for. staff very friendly and had local information the Rutland is perfectly placed on a Tram route which we used all the time we were there. we prebooked the theatre and afternoon tea at the ballroom, I dont think you would have got in by just truning up also the illuminated train and boat was running but fully booked so if interested book ahead for that as well. we did the tram to Bispath? and got off and walked down through the lights which was a great way to see them and the illuminated trams went passed as well. we had a 3 day tram pass bought on the tram which was a bit cheaper. we ate at the Ginn Pub next stop up on the tram and that was good value pub food. I had not been to Blackpool before and always wanted to, would recommend the Rutland for a couples trip.
nothing I can think of
