Good location to the beach, to a local supermarket and to many food places. The bed was comfy and with the heater the room was very nice at night. Clothes hangers were great and the tea/kettle were good.
Shower was tiny but that is understandable given the size of the property. Washing clothes was hard because there was no hairdryer to dry them, however the heater dried them over night and it was good to have clothes hangers to hang them on off the chair. The kettle didn’t fit under the tap in the bathroom so I filled cups to then fill the kettle, which was still doable.

Lovely little guest house, perfect for my one night stay in Brighton. The lady was very friendly and helpful. Great value for money and I would definitely stay again.

The staff were excellent, extremely helpful and accommodating. The room was very clean and cosy, the ensuite was fine for purpose. The room, the location, all fantastic. I'm partially disabled and they made accommodations for me to walk as little as possible, it is a classical Brighton town house. Hallways can be quite winding and narrow but adds to aesthetic. I'd imagine during the pride festival this is absolutely a prime location. They do demand an upfront deposit in cash (£50) but this was returned in full after inspection of my room. It's not to catch you out it is genuinely to keep it a family friendly environment.
My only complaint, and this is quite specific to myself (disability and perhaps tastes) so it may not be a problem for others, the mattress was extremely soft, being partially disabled and my back felt crook the next day.

Absolutely loved our stay here! We were only in for one night, but it couldn’t have been more perfect. The host was incredibly kind and welcoming, and even shared some great local tips that made our short visit extra special. The location was amazing—just a few steps from the beach, shops, and everything we needed. The room itself was spotless, cozy, and had such a warm, inviting feel. Having our own private bathroom was a real bonus too. We felt so comfortable and well taken care of. Wish we could’ve stayed longer—would definitely come back in a heartbeat

The room was very clean and the bed was very comfortable. The room had a fridge, kettle, shower and was quiet. The hotel was in a central location, near to the sea, the shopping centre and the buses and a walkable distance from the train station. Staff were really helpful and very friendly.
For the price paid, the room was excellent value but some may feel that it's finish is basic.

Great location near the pier and only 10 to 15 mins walk from North Laine. Staff wonderful. Great to find a shared 3 bed room in this location and decent value. Mobility - this is stairs only and we were right at the top, so bear this in mind if you struggle with stairs.
Shower tiny but effective. Towel hook kept falling off the door (room 9). The nearby pub is noisy, even during weekdays. Otherwise all was great.

We stayed in the triple room which had three single beds which were really comfortable, they had two pillows each which were also extremely comfortable as well Location was amazing - a 5 minute walk to the pier, 10-15 minute walk to the town centre down the sea front - couldn’t have asked for a more convenient location Facilities were great as well, coffee + tea provided, kettle, mugs as well as as the TV. There was also shampoo and conditioner in the bathroom which was lovely Host was amazing, checked us in quickly and told us all the information we needed to know, when we checked out she was great as well, very friendly & welcoming :)
As we were quite near the front door we could hear the door slam quite a lot which was loud, but wasn’t an issue after 10pm for us & we were also right next to the front door so it was expected

I went to stay with my twins girls age 4, they wanted to sleep with me in the double bed, so the 2 single beds did not get used, I wish we could pay less, when all we ever need is 1 double bed, shower and a toilet that is it basically, Oh and a kettle for making teas and coffees....
No parking facilities, but luckily a friend I knew in Brighton, he got us free parking up the road, about 20 minutes outside the centre of Brighton, so he helped us a lot transporting us and our bags, back and forth.... Otherwise the location was good... Toilet area, plus the Shower Cubicle was very small, any body big, would almost definitely struggle inside the room, and I'm not sure they would actually even fit in the shower, but for us it was OK, because we are fit people, to climb also to the top floor in the building, maybe they should ask people's size and fitness, when booking top floor rooms, but it was OK for us.....

Central location, cleanliness, very friendly and very helpful ladies at the reception. Quiet room, in the middle of Kemptown. I will be back!
Basic hotel but it’s okey for a short stay and ladies are very welcoming, needs some renovation though.
