Atmospheric old 18th century hotel, ideally situated steps from the sea & minutes from major tourist attractions. On arrival the manager was very welcoming & helpful, advising us where to find reasonably priced parking nearby. Our room was spacious & the bathroom was modern but small. Our room did have a sea-view & we could walk down to the sea front literally at the end of the street. The full English breakfast was delicious & set us up for a day of site- seeing. Baggage storage was available after we checked out, which was useful. The hotel is situated in a vibrant neighborhood with lots of little restaurants & coffee shops.

Like most old buildings there was no elevator, which was not an issue for us but could be for those with mobility restraints. Similarly, the shower stall was very small which could pose a problem for some people.

Wonderful staff. Oscar was fantastic, and so helpful. Tracy was so patient at breakfast, thank you. Allowed us to make little finishing touches for a special occasion. Wonderful side street, and gorgeous view of water from the bedroom! Thoughtful housekeeping ❤️

The only issue was the noise from people going past outside late at night, as we were ground floor. Don't think the windows were double-glazed. Noise from other guests coming in late at night and early hours was also an issue, despite the signs reminding them to please be quiet. But this is an issue with people and the public - and not the B&B!

Such a lovely place near the pier area and quite close to the sea side. The check in was easy and the reception staff was very friendly and responsive to all my messages before and during my stay. We have also arranged a spot for the breakfast to be booked, as one of the mornings I was quite tight with my schedule. The room was quite well equipped although it was super small. There was a double bed, a closed wardrobe, some snacks, a boiler and even a heater, which was needed from time to time. Every day the towels were changed and the bed was set. Quite good cleaning as well. The breakfast was good and tasty for the price. Typical brealfast, which was prepared at the spot. Also cereals and free juice was available. Near the hotel, there are many mini markets, coffee places and some restaurants. Also plenty of bars in the area as well.

The budget room was at the top floor, so it could be quite a challenge for people to walk with a luggage for around 3 floors and through a very narrow staircase.

Impeccably clean and up to date hotel run by the fabulous Herve. Triple single room on top floor was cosy but just enough space to accommodate 3 lady's. Tea and coffee facilities and TV on wall with en suite. Air conditioning unit in room too, great. Just about saw the sea from the window between the houses too!

The shower was very low pressure and not easy for one with very long hair but we appreciate it was at the top floor so didn't mind too much. Would also suggest investing in some new pillows for the bed as the ones presently were like bricks and uncomfortable though the bed itself and sheets were lovely

Great location - walking distance from town centre and the beach, easy to find. Staff was polite and friendly, room was just as described - having shower in the room is a great addition as you only 'share' a toilet which is on a hallway and you get your key for it. There is a choice of breakfast from the menu which is prepared fresh using local produce so that's a big plus! Everything was clean.

The wardrobe in my room had a broken door so I couldn't use the hanging bit and the full length mirror but for me this was not a major issue.

Having stayed at a few lower-budget places in England recently, I'd got used to the "cheap but cheerful" vibe. New Steine blew those expectations out of the water tho, without costing more. From the friendly and enthusiastic gentleman who welcomed me and CARRIED MY CASE FOR ME, to the cleanliness of the place and of the room, to the love and attention they'd put into things both small and big, to the location that was both central and 200 feet from the sea, to the friendliness of the breakfast person in the morning, to the smart restaurant vibe and great cooked breakfast with slinky piano music in the background...it's very obvious they have put - and continue to put - a lot of love into the place...I think I'll always be staying here when I'm in Brighton from now on. Top marks, and to the hotel people if they read this, thank you, all your efforts are appreciated.

The staff were welcoming and friendly. The breakfast was excellent with a good choice and friendly and polite service. Location was perfect as I was doing a swim event at the weekend and the hotel was only 10 minutes away from the starting point. Found parking in front of the hotel and the location was safe.

The only slight inconvenience was that the private toilet allocated to my room was not adjacent to the room. However, it was spotlessly clean.

Fantastic one night stay with my dog for a mini trip to Brighton. The Steine 4 star ⭐ Hotel is in a great location in Kemptown just off sea front square with parking easily found round corner using a 24hr voucher for £9 cash provided my hotel Friendly welcoming owner and staff ..clean , bright, comfortable bed with tea n coffee facilities, an in room private shower Clean shared toilet with a key shared with only one other room. I highly recommend Camelfort Arms pub two roads along for great food, friendly staff and dogs very welcome We also had a drink at Brighton Rocks on the road parallel in other direction which was so friendly and quirky interior...full of street artists artwork for sale on the walls.. definitely worth a look and cocktail 🍸. We wandered round Royal pavillion gardens , Lanes , most places are dog friendly and Brighton is always such a friendly, creative and colourful place .. I felt completely safe in the area as a female solo plus dog , at the hotel and around in the evening. Definitely would stay here again and extremely good value for a single room 😊🐕

It would be hard to find a better location for the price. It's not a luxury hotel but it's a totally adequate place to stay. The staff were really nice - I really enjoyed my stay here and would definitely come here again in the future. Bargain.

Lots of stairs, rooms a bit cramped.

The communication before arrival, and the maitre d's helpfulness, especially in regards to storing my e-bike somewhere safe, were great. This is a nicely decorated, clean and comfortable seaside bed and breakfast, 3 minutes walk from the beach. I had a sideways view of the sea from my big bay window. The bed was very comfortable, good sized clean bathroom. Breakfast (yum!) was nicely served in the front room restaurant.

Nothing of any importance.
