Right opposite the beach with a five minute walk to the Brighton pier and 10 minutes to a collection of shops with large number of food shops around. A bus stop opposite. If coming from station you will need a cab and there is a good local service. The bright, clean, quite, comfortable and airy side room had a good view of the Brighton pier across an adjacent lane. Though for check in the host needs to let you in by arrangement ,there is a small entrance hall which you can enter to wait if necessary. Check in was very pleasant as was the staff and the host helped to carry bags up the 2 flight of steps to this particular room. There is a cosy bright, inviting breakfast room and breakfast was most enjoyable. There are some steps to enter the building and some internal depending on your room. (As an aside you could watch The movie Brighton (2019) and Michael Cain movie The great Escaper. Both delightful movies relate to the Brighton sea front.)

The shower is a let down as water escapes the shower cubicle and sprays over the vanity and mirror and onto the floor. An inconvenience to the guests but for the host it is rotting the door trim. Suggest shower curtain but ideally some type of screen.

The Room with a View was beautifully decorated and spotlessly clean. The hotel provides you with a car parking space so there are no worries with regard where to go. Our room did indeed have a fabulous view as we were on the third floor. Attention to detail is high on the list for this hotel and even binoculars are available in the room for an enjoyable 'look out to sea'. The superking bed was extremely comfortable and we benefited from an excellent night's sleep. The breakfast area is bright and well laid out. The food is what I call 'clean and well presented'. No grease or fat on the plate. The food was a high quality and cooked beautifully.

The only downside for us was that the hotel does not have a lift and 69-year-olds with dodgy knees (like us) did find it difficult.

The room was gorgeous with amazing views of the pier and beach , had a homely feel to it. Within walking distance to everything we wanted to see and the breakfast was really lovely ! The bonus was the added parking outside the hotel which was a great help! Really enjoyed our stay.

This would be expected with the location and age of building so not hotels fault but can be very noisy at night , might be a problem for light sleepers.

Amazed at how many facilities were provided in a single room. It even had a good size shower room with supplies of hair/body wash and lotion provided. Staff are friendly and happy to go above and beyond. The breakfast was enjoyable. A nice selection of Twinning tea and freshly ground coffee. I had a really good sleep. The bed was very comfy as were the pillows.

Greeted by lovely friendly staff who let me into my room early. My single room was small but had everything needed for a few days away, kettle, coffee, hot chocolate and lots of different tea's, and also a little fridge and a large flat screen tv. The full English breakfast is very tasty with other choices available on the menu. It's right on the sea front not far from Brighton Peir but also very close to all the shops and the town centre. I would definitely stay there again if ever in Brighton and would definitely recommend.

The WiFi is a bit hit or miss but wouldn't deter me staying again.

Very cute and comfortable place to stay, right on the main road across from the sea. Lots of parking, surprisingly. My first stay in England, and first experience of the free breakfast, which exceeded any fantasy I might have had. My tiny room was so well laid out that it was cozy and cute and felt bigger than it was. Shower was great, bed very comfortable. Staff was personable and welcoming. My late arrival was handled well, with a key box for a secure entry after hours. It felt quiet in spite of its busy location.

My Nespresso machine leaked, which I forgot to tell anyone about! Sorry. But who needed it anyway, with the tea kettle in the room and the lounge with more downstairs? It was my first experience of double-layer parking, so I had to move my car when I was blocking someone in, and my car was blocked in the next day. This is apparently normal, and increased the parking availability greatly, so another learning experience for me! My GPS did not know about the parking lot, so it was sending me on a goose chase - not the hotel's fault! Do your own homework!

This is a really nice hotel, located right on Brighton's promenade. Everything was within walking distance, with a bus stop right outside. The staff was very welcoming and friendly. As it is a small hotel, there were no long check-in queues and everything was handled in a very personal way. My room had the promised sea view and a view of the Brighton Pier. The hotel has been immaculately and thoughtfully refurbished. Everything you would need was available. The bed was comfortable, the shower was a rainfall shower and there was enough space in the bathroom. Breakfast was excellent, with plenty of options to choose from. The price-to-quality ratio was good. I can only recommend 'A Room with a View' and would certainly book it again when I come back to Brighton.

The hotel has the best location with the bonus of free parking and minutes walk to the centre and beach. I arrived early and was greeted by a lovely lady who took my car details and showed me where to leave it. First impression how clean everything was has a quick chat and given the key and shown how to enter the building she said the room would be ready around 2. She did warn me our room was at the top of the building. We went back around 3 and took our cases and started the climb, I think there should be a warning that anyone who has any disabilities or physical problems would be wise not to attempt the 4 flights of stairs the final flight is especially tricky especially carrying luggage

The room has the most amazing view with a balcony and chairs a nice small sofa but otherwise IMO a little cramped but fine for 1 night. The bed was comfortable however only a double, the door to the bathroom only opened half way before it hit the bed. Hot drinks facilities were good with a fridge and soft drinks All in all a very pleasant stay but the size of room, bed and climbing the stairs with luggage should be considered by some

Initially we received the keycard for a small room but the smell was awful in there. We asked for another room and the staff was very helpful with that and we received another room which was really beyond our expectations. A beautiful view on Brighton Pier when the sun went down.Free Parking right in front of the hotel.A very good spot to enjoy the boulevard and the beach.

If you book " A room with a view" and check the pictures then I certainly book a room with a view. From our room we had a view of the side street. The smell inside that room was really like someone left a few liters of sweat in there before we arrived even when we opened the windows it remained.

The rooms are lovely, spacious, very clean and tastefully decorated. There is a super comfy bed, a sofa and chairs to relax in, and also a small fridge provided. The bathroom had a stand-alone bath as well as a really good shower. The staff were all lovely and super helpful, and breakfast was fab! Location is great - right on the seafront (fab views!) but not too far from the town centre.

There is some road noise, as there is fairly busy road that runs straight past the front of the property, but it didn’t bother us too much.
