Phil and Nick are great hosts and nothing was too much trouble. The included breakfast was amazing! The location is exceptional and only a 10 minute walk to the pier and all the main attractions. Everything was clean and the shower was hot with good flow. We had tea coffee making facilities in the room and a fridge which was appreciated. We got lucky with parking and got a space right in front of the entrance and Phil provided us parking permits at 10 GBP per day which was appreciated.

We were in room 1 and our floors were creaky and we could hear others walking around. Our room was quite small so a little difficult with luggage and no lift. There is a mantle over the closed off fire place in the room which made it quite awkward to manoeuvre around the bed, especially in the dark.

We stayed here for two nights whilst visiting family in the area. Phil and Nic are wonderful hosts and made us feel really welcome. The location was poerfect for us, two minutes and you're on the seafront and 10 minutes or so walk and you're in the town. We managed to park almost outside the property which was reallly lucky but some may not be so bare this in mind as Brighton is notorious for not having enough parking. Parking is £10 for 24hours with a permit which you can purchase at the property. The breakfast was amazing. Lovely ingedients and cooked to perfection. A good choice as well so something for everyone. Our room was on the top floor and was lovely and clean and tidy. Attention to detail was the best we have seen with everything you could need and more.

It had a very cosy and homely feel and it was right by the beach as well at just a 2-3mins walk, if that. Nick and Phil were so friendly and welcoming and truly tried to make our stay as comfortable as possible by always asking us if we needed anything. The breakfast was also amazing on both days and I would definitely recommend adding it to your stay if you can! Overall a 10/10 stay.

This has nothing to do with the hospitality but more so the way the property is built. If you’re on the very top floor, be prepared to climb a lot of stairs! If you’re not on the top floor, be prepared to probably hear some noise above you from people walking up and down, it’s just that kind of property.

Friendly welcome and the breakfast was excellent. We did have an issue with the shower not working, however this was quickly rectified and the shower head changed as well. Nice quite room.

Small room, not easy to a walk around the bed. The initial tour of the room forgot to give instruction/warning to not alter the shower heating setting, which resulted in a shocking shower situation the following morning! While we were asked if more water, and milk was required, we did expect the room to be cleaned for the second night.

Beautiful little guest house. Its amazing even from the outside. Covered in amazing flowers and plants you can really tell that Phil, the gentleman who welcomed us so warmly, really cares for this place! While we are very simple people who don't need much, Phil and his team were so polite and friendly. They go above and beyond to look after you during your stay. The room was spotless and the bed huge! It was comfy and we loved our two night stay. The bathroom although small was clean and had everything you need! There's a small fridge with water and fresh milk. Also a small tray of mugs, coffee, biscuits ect. It was very thoughtful of them to offer and very well presented. If you're looking for a fantastic stay in a quiet, comfortable place then this is it! Although if that's not enough, may I stress that the breakfast is phenomenal! Amazing, freshly cooked produce. The mushrooms in particular are to die for, Chef Phil in the morning has an incredible way of cooking those mushrooms that I adore and I'm sure you will too. Beautiful sausages and also homemade bread! Nothing could have been better. Thankyou to Phil and his team for a lovely weekend.

This was an exceptionally clean, comfortable and very well managed B&B, with service to match. Conveniently located a short walk from the pier, Lanes and Brighton city centre, the property boasts a number of guest rooms tastefully decorated and spotlessly clean. The proprietor was a wonderful host, extremely attentive and looked after us throughout. Furthermore, he is an accomplished chef, producing a memorable breakfast, that both my wife and I agreed was amongst the best we have had anywhere. We had a lovely stay and can’t wait to return

The hosts Phil and Nick simply make this the best B&B we have ever stayed in . Their friendly, helpful, warm welcome just makes your day. The property is spotlessly clean and well equipped with those homely touches just making it feel like a home from home. Breakfast was divine with Phil also making his own jams / spreads and bread, a true chef !!! We had an unbelievable stay and cant wait to come back. You don't need to look any further for anywhere to stay in Brighton. Thank you both

The breakfasts were superb , attention to detail was top rate , Phil and Nick were very accommodating and welcoming to No 14, obviously their passion.

The 2 rooms we occupied , were just too small for our 7 night stay, particularly the attic one in all the heat , that week , sadly. However Phil , made every attempt to meet our needs , which we were very thankful for, by changing our room , as was possible, at the time .

Me and my wife have been coming to brighten for years for weekend getaways , and have stayed in all the famous hotels along the sea front but decided to go for a bed and breakfast for a change. Upon arrival we was greeted by nick , he gave us his time , advise and sorted out the parking and permits within a minute. He was very friendly and showed us to our lovely cosy room where we will be spending the weekend at. Morning arrived and we sat downstairs in the most beautifully decorated room filled . Phil was cooking and also talking to us at the same time and nick was fabulous at serving us our breakfast. The breakfast was cooked with love and to perfection. A true traditional English breakfast , filled me and the wife up for the day. The room was very well heated , the bed was very comfortable and no noise at night and had 2 good nights sleep. Phil and nick are such great characters , the hotel and food was made with love and we will definitely staying again. This is truly brightens hidden little gem. Fabulous.

The only complaint we had is, its a shame they didn't do a dinner service as if there breakfast is amazing there dinner would be great too, Phil is a fabulous cook.

It was like we were at home and we had just returned, the owners were so welcoming and lovely, they couldn't do any more for us they really couldn't. The room was wonderful, clean and had everything we needed to have a special stay which it was. We were taken up to the room it was lovely and big, nice big bed with spotless bedding and very, very comfortable. There was an on suite shower & basin with toilet also spotless and perfect for what we needed, they also supplied shampoo and shower gel, towels and lovely hot water. We were given times to come down for breakfast and we chose 9am a little lie in was lovely. We were asked when we arrived to please put down on a card we were given what we would like for breakfast the night before and pop it in a little box at the bottom of the stairs which we did and my goodness can I say it was fantabulous it really was and both gentleman were so helpful and attentive. If you are lucky enough to go stay at this wonderful B&B you must try the homemade cheese and sun dried tomato bread and ask for Phils spot on poached eggs they were perfect. Overall we really enjoyed our stay and couldn't have asked for more the price was dead on and so was the experience. Thank you both for making our stay so wonderful we definitely will be back 1000% lots of hugs Julie & Sharon (the girls)
