The room was spacious and no issue with getting the keys to the room, as the keys were in a lock box outside the room with a special code. I arrived in the evening after the Brighton Marathon. However, I did not see a receptionist until the next day, there was a point of contact if needed which was great. Right by the sea front, only have to cross the road and I was on the beach, it’s a short walk to the Pier too. I would highly recommend staying here :)

There was no night porter present, but it didn’t fault anything at all. If parking, plan ahead. There is no parking (or that I could find) outside the hotel.

A bit nervous that it was a lower ground room, but it was very bright and airy, and got plenty of sun in the evening. A spacious room - space enough to do my morning stretching in comfort! And my partner and I could rehearse our singing (we’re both in the Brighton Gay Men’s Chorus) without disturbing other guests! The location is perfect - New Stein is one of the most pleasant streets in Kemptown, with its own park. And the fridge was a real plus! Although check in was unstaffed, there always appeared to be someone at reception.

it lived up to expectations. Only one problem - I am partially mobility-impaired, and there was no handrail on the staircase down to the room. But I raised it with the reception staff, and they appeared to be planning to fix this as we left.

Check in was easy, the room was clean and had a great view. It was small but not a bad thing, it was perfect for what I needed it for. The WiFi was good and stable. Everything was fully stocked. The location was great and worth the money on its own.

Only thing I struggled with was the heating. It was great it worked but it worked too well, it was on the entire stay and the adjuster on the radiator didn't make a difference. It was hot hot even on the snowflake setting. I had to keep cooling the room by propping the window open. This was particularly an issue at night on Saturday because it meant it was too loud from the seafront clubs. I shut the window and put up with being too hot.

I liked the view of the garden. I liked the modest room, it was clean and well-kept. The bedding was freshly ironed. For a tired tourist arriving at a hotel of this class, a nice welcome in the form of a self-service bar, i.e. the possibility of drinking tea with milk or coffee early in the morning. It is a great comfort, despite the high floor and the hotel without an elevator. as well as the possibility of using the shower and toilet next to the hotel room. recommended for everyone, especially for couples on the weekend

However, I would prefer in another part of the hotel with the main entrance.. without the interference of the hotel staff. I would prefer to share a bathroom with one of the guests. However, the price should remain the same due to the lack of access to the hotel reception

The hotel was easy to locate. The instructions on how to access the property was well written and had 0 issues during our stay. The location was great and the value for money was really good. The beds were comfy, provided us with a fan due to the heat. The staff greeted us on our arrival but didn’t have any other interaction. Checking in and out was simple and would come here again

Bathroom was small, I am 6”5 so it wasn’t very accessible. The bathroom could’ve been a bit cleaner and would benefit from a makeover, but it did the job well

It was room only, so no early get up for breakfast, which suits me down to the ground. Can't really fault the place, well, apart from an impromptu fire alarm going off at about 2.30am one night, but that was sorted pretty quickly, then back to bed knowing that at least the alarms work. The hotel is situated in a great spot, just off the promenade, about 5 mins walk to the pier and 2 mins walk to some great pubs and restaurants. Happily stay here again when I'm next in Brighton.

There was a issue on Saturday night early hours off Sunday morning were some gust had invited few guys back and the whole thing got out off hand at 4 in morning kept myself and family away all night banging doors shouting at each other and swearing at each other as I was just bout to tell them shut up the 3 guys run out the front door the 2 girls don't know what happened to them I reported it to you member of staff Sunday morning 😳

The room was clean and comfortable also the size was reasonable. The bed was very comfortable compared to other beds I have experienced.

The toilet flush was not powerful, also I had a disaster attempting to figure out how to use the shower. By the time I figured it out the middle temperature bit fell on the floor and broke which we gave to reception. The windows have a disturbing rattle. I am not sure if it's the wind that causes it or the friction from people moving about on the above flooring.

WiFi didn’t really work in or room. Never saw any staff except at reception but they never spoke to us. Room was fine, big, clean and had what we needed, good to have a fridge, kettle etc. Bathroom was small but we are small people. Struggled with parking as no ,emotion of them helping us with vouchers unlike other hotels in the area.

Lots of stairs , good job we could cope but they should have checked incase we couldn’t. No mention of helping with parking vouchers
