Parking but thats a Brighton problem not this hotel. Pay for street permits at checkin, £8.50 is the cheapest way. Park outside and run your bags in pay for permit then go park. Best way.

Close proximity to the pier and centre. Had everything we needed. Was clean. Noisy surroundings at night but the property provided ear plugs. The eco-friendly soap provided was nice.

Bed was a bit springy. Receptionist was not very welcoming at first. We arrived early knowing we could only check in later but wanted to ask if we could leave our bags there in the meantime. They didn’t even say hello, they started bluntly and defensively with “you can’t check-in until 3pm, but you can leave your bag here”. So I recommend a warmer hello and kindly enquiring about the guests reservation details first before making any assumptions. It’s a small change that’ll make a difference to anyone’s stay.

Super friendly staff throughout the stay. The room is not big but cosy and clean with a great view of the sea. The beach is 5 minutes away. Breakfast was delicious! Add £10 and you get 1 cooked from the kitchen (eggs royale is one of the best we've tried), 1 continental and a drink (coffee/tea/juice).

We were staying for the weekend, so it was noisy at night because of the club nearby. The hotel provides earplugs, which should help. For us it was fine. Just so you know, if you're a light sleeper, this might be an issue for you.

I loved that the hotel was right on the seafront with beautiful views of Brighton Pier. The staff were so friendly and helpful, which made me feel really welcome. I really enjoyed the air‑conditioned bar downstairs, especially during happy hour. My bedroom was lovely and dark thanks to the blackout roller blinds and thick curtains, so I had a good night’s sleep. Breakfast in the morning was cooked to perfection and even better because I could enjoy it while looking out at the pier.

My feet were slipping about a bit in the shower, there wasn’t a hand rail or anything grippy on the shower base so I just took my time. It might be an issue for others though.

What did I like? I could be here all day - From the very ease of checking in (Which I was early) and car-parking. My first impression was great. I had, had communication with the hotel before my stay, which was also great, and they were very prompt in replying. My room itself was great, with a sea-view and very comfortable. I popped down for a drink after settling in and had my first conversations with the staff behind the bar (Who, unknown to me at the time, would go on to become brilliant) from there I went back to the room to get ready for the night. What a great night I had with the staff behind the bar. The location was brilliant. The room was spotless I arrived as a paying resident and felt like I left as a friend. I will certainly be back.

The staff were very professional, welcoming, and friendly without appearing impersonal or cold. The breakfast was delicious, and the room was kept clean and well-stocked throughout my stay.

The bathroom in my room was a little cramped, though I appreciate such an issue isn't an easy fix, but it did make showers rather uncomfortable. Also, some of the shows in the evenings leaked noise through to the rooms if you had the windows open, which I imagine isn't a problem if you go when there isn't a heatwave.

I know i did answer No on the first bonus question above as i thought my actual hotel room exceeded my expectations when i booked it. It was massive! It can fit up to 2 adults but still it won't feel suffocating. And the sea view has been the massive point even though there are scaffoldings that has been blocking the view a bit, it still gave justice and made me enjoy the whole experience. I will definitely book this hotel again if i were to visit soon.

I just did not like that my room was not serviced after I left even if i have put out the door sign that i am happy to have a room service. I left around midday so i'm not sure if there is a cut-off time for it? Sadly, when i got back in the late afternoon, the sign has been flipped thinking that my room was cleaned but it wasn't.

Stayed in the super king suite which was large and clean with a really comfortable bed. Lovely sea view. Had everything you might need, fan, iron, ironing board. Bath and shower which was great. Stayed 2 nights and had towels changed. All staff including the cleaner were helpful and friendly. Originally booked for one night but stayed for 2.

Currently scaffolding on the front of the building which did obscure the view a little. Hairdryer was useless as it is an old on the wall one so not very powerful. The lift broke on day 2 but was sorted quickly. Apart from that it was an amazing stay.

Very well presented hotel on the seafront. I was pleasantly surprised by the bathroom in my room, which was small but modern and you can see care and attention to detail to make the best use of the space. The fan in my room didn't work but the lovely receptionist, who's name unfortunately I didn't catch, found me a replacement and delivered it to my room even with the lift temporarily out of order. There was also a funky art postcard in my room which was an unexpected but nice little touch, a nice souvenir of a local artist. Would definitely return!

The location was perfect. Close to everything touristy and also convenient stores. The room was clean with all the basic amenities with the staff being really friendly. I reached the hotel earlier than the check in time so they offered to keep my luggage while I had lunch outside until they made my room ready. Would highly recommend this place especially for the rooms with the sea view.

The room is nice but I saw couple other sea view rooms on the website so if given a choice I would have liked one of the other rooms better.
