Right opposite the beach with a five minute walk to the Brighton pier and 10 minutes to a collection of shops with large number of food shops around. A bus stop opposite. If coming from station you will need a cab and there is a good local service. The bright, clean, quite, comfortable and airy side room had a good view of the Brighton pier across an adjacent lane. Though for check in the host needs to let you in by arrangement ,there is a small entrance hall which you can enter to wait if necessary. Check in was very pleasant as was the staff and the host helped to carry bags up the 2 flight of steps to this particular room. There is a cosy bright, inviting breakfast room and breakfast was most enjoyable. There are some steps to enter the building and some internal depending on your room. (As an aside you could watch The movie Brighton (2019) and Michael Cain movie The great Escaper. Both delightful movies relate to the Brighton sea front.)
The shower is a let down as water escapes the shower cubicle and sprays over the vanity and mirror and onto the floor. An inconvenience to the guests but for the host it is rotting the door trim. Suggest shower curtain but ideally some type of screen.

The room was gorgeous with amazing views of the pier and beach , had a homely feel to it. Within walking distance to everything we wanted to see and the breakfast was really lovely ! The bonus was the added parking outside the hotel which was a great help! Really enjoyed our stay.
This would be expected with the location and age of building so not hotels fault but can be very noisy at night , might be a problem for light sleepers.

Amazed at how many facilities were provided in a single room. It even had a good size shower room with supplies of hair/body wash and lotion provided. Staff are friendly and happy to go above and beyond. The breakfast was enjoyable. A nice selection of Twinning tea and freshly ground coffee. I had a really good sleep. The bed was very comfy as were the pillows.

This is a really nice hotel, located right on Brighton's promenade. Everything was within walking distance, with a bus stop right outside. The staff was very welcoming and friendly. As it is a small hotel, there were no long check-in queues and everything was handled in a very personal way. My room had the promised sea view and a view of the Brighton Pier. The hotel has been immaculately and thoughtfully refurbished. Everything you would need was available. The bed was comfortable, the shower was a rainfall shower and there was enough space in the bathroom. Breakfast was excellent, with plenty of options to choose from. The price-to-quality ratio was good. I can only recommend 'A Room with a View' and would certainly book it again when I come back to Brighton.

Perfect location, close to the seafront with a great view of the sea and not far from the station and places of interest. Room was very comfortable with everything we needed including fridge, tea & coffee making facilities with good range of refreshments. and well designed en suite. 'Night light' in the bathroom was really helpful - not had that before. I'd mentioned when booking that the weekend was for my husband's birthday - what a lovely surprise to find a card and bottle of bubbly for him in the room! How very kind and thoughtful! We had breakfast the second morning and it was excellent value for money and really delicious, even for vegans - this is a rare and wonderful thing! All staff were warm, welcoming and great hosts. I've booked to return early next year! Thank you all very much! :)

From the moment we arrived, we knew we had made the right choice. The hotel exceeded our expectations in every way. The facilities were brilliant—modern, clean, and thoughtfully designed for comfort and convenience. The breakfast was a real highlight each morning, with a wide variety of delicious options that catered to every taste. What truly made the stay special, though, was the staff. Every single person we encountered was warm, welcoming, and genuinely helpful. Their friendliness and attention to detail made us feel right at home. We wouldn’t hesitate to return and highly recommend this hotel to anyone looking for a top-notch stay!

I had booked the tiny 1-person room and it was exactly what I needed for my stay. Comfortable bed, good shower facilities and I really appreciated the iron/board and bathrobes. Hotel is a 10-minute walk from the centre and a bus from/to the train station stops right in front of it.
Due to the weather I had to leave the window open. It's a little noisy outside, but the hotel provided free ear plugs had I been in need of them. The 1-person room IS tiny and really just suitable for sleeping and showering.

The room was fab, we had ceiling to floor windows with a great view. The room was immaculate and nice touches like the complimentary water, biscuits and gowns with slippers. The breakfast was superb as I’m vegetarian and it was faultless. The whole place is immaculately clean and the staff/owner was lovely
One thing…. Which I can’t really say is a negative as it’s to be expected but seeing as we had the view over the sea, the room is obviously on the road so it was for me, very noisy with traffic which didn’t seem to let up. I therefore sadly, didn’t have a good nights sleep but as I say…. You can’t get the view and it be quiet

I really like this guest house. I’ve now stayed there twice. The staff are super helpful and the little single room works great for me - it’s cleverly designed and I think good value for money. It’s all very clean with lovely bed linen. However one small point - the edge of the carpet ie at the skirting boards and around the radiator are really dirty/fluffy as is the inside of the wardrobe floor. I only noticed as you need to put your suitcase on the floor at the end of the bed. Otherwise the rest of the room is immaculate.

Clean and bright. Good facilities in room. Iron and board. Dressing gowns, plenty of towels. Bedding quality good. Bed topping memory foam. Hairdryer with plug by mirror (rare in hotels these days). Shower powerful. Tea/coffee area with fridge containing cans of water. Friendly welcoming staff. Great breakfast offering. Cereals, fresh fruit, juice, yoghurt, tea/coffee, choice of cooked meal. Well presented in lovely room with sea view.
As you can see, very little! Pillows on bed were a bit hard (personal choice). Warning should be clearer that access to rooms was via staircase. We were on 2nd floor which was a bit of a struggle for two 75+ seniors.
