Location is within the bus route very convenient for Brighton Centre or walkable distance. It has many restaurants and coffee shops in Kemp town. Straightfoward check in service. Little touches like vegan milk is noted and aprpeciate the chosen art work. Would love to come back again to enjoy the other rooms it has got for offer.

Not the fault of the hotel as it's situated in a busy road. Our room has a lovely balcony tastefully decorated. But u can hear every word was said if anyone is sitting outside the garden porch. It's within the bus route so can have a bit of noise polution. The front door needs a more effective stopper to prevent it from banging each time anyone goes out of the premises as we can hear it throughout the night. But other than that it's a pleasant stay.

The relaxed welcome feel. We were able to come and go as we please but we’re offered everything we needed. Parking in Brighton was easy because we were able to purchase a permit from the owners. The location was excellent within walking distance to the beach and the town centre.

The only thing we could find to improve on was the direction of the water in the shower (6). When it was on full it pointed at the wall of the shower making it difficult to stand under and when it was turned down so the water fell in the centre of the curlicue, it was hard to control the temperature. This did not effect our stay and we would definitely stay here again.

The location is great, close enough to the beach and the pier to be able to walk there, plenty of food options within walking distance as well. Once we figured out the parking check in using the codes was easy. Our room was nice and the bed was very comfortable. Communication was really good about checking in and breakfast options for the next day.

While it was easy to park where we did (as advised), and there were plenty of spaces it is at least a ten minute walk back to Colson House. We managed to get a park in front to drop off bags, then parked, then walked back. When we returned there were no parking spaces left in the street

Centrally located in Brighton in a rather quite street, approx 10mins walking from Brighton pier, lots of breakfast and dinner options nearby. Rooms are smallish, but bright and convenient. The parking permits they provide were a life saver for us as the pay by phone street parking app did not work in combination with our Belgian banking app. Do not expect interaction with hosts, only people we saw were the (friendly) cleaning staff. Bonus points though for the smooth online communication and early check-in

It’s clean, comfortable, quiet and fairly spacious. Well within a walking distance to the city centre. The street is pretty lined with Georgian? houses. We stayed only for one night to visit our relatives, and it served for that purpose very well.

It was really our fault, but we didn’t know that there would be no one to let us in when we arrived at early evening. My husband had not checked his email before our travel, and we couldn’t get the instructions to let ourself in. When we were finally able to make contact with the staff, they were patient and helpful.

Very clean, comfortable bed and beautiful bed linen. Lots of tea and coffee facilities.

I was on the top floor and having recently had a total knee replacement it was particularly difficult. As I was staying alone it would have been nice to have some help getting my bags upstairs. Therefore someone to check in with would have been great Window was rattling in the wind. Also, windows were pretty grubby and needed a clean. Beautiful house but a bit sparce and could be a bit cosier. However I was very comfortable.

Overall a pleasant stay - the manager, whom we never met, was always on the end of the phone, and very helpful. The parking tips were most useful. The room was a decent size, as was the bathroom. The fan was essential as our room, 8, was 3 floors up and warm, though it provided more white noise to cut out the traffic than a breeze.

The noise from outside, though this was mitigated when the fan was on (even if it didn't provide any form of breeze).

The Guest house was clean and tidy, the rooms were nice and the bed was comfortable. Tea coffee etc in the room along with shower gel etc. shower worked well and bathroom was very clean. The location was brilliant pubs and shops, restaurants all very close but also only a 15 minute walk to the main town, i360, etc. the beach is about 5 minutes away. The coded entry to both the front door and bedrooms works well. We left our coats in the wardrobe and luckily a friend lives near by and went to collect them but that was after excellent customer service from the owners to leave them in a safe place. All in all a lovely place and when we next come to the area we would definitely stay here again.

I liked the accommodation; it was in the city centre and within easy reach of cafés, pubs, shops, and the beach. The room was small but cosy. The host explained everything clearly, and I really enjoyed my stay.

Parking is a problem throughout the city. Unfortunately, I wasn’t able to download the app, so I used the PayPoint service at a shop instead. This isn’t the host’s fault; I’m just speaking generally about the city of Brighton.

It was a five minute to the Brighton Pier, but very quiet at night, lovely village vibe with shops and restaurants just around the corner. Clean, comfy and great for just a night's stop over. There was no reception or staff, just let yourself in with a code and on and out as you please. Although I had a small single it had everything I needed.

Not that I didn't like it, but had never stayed at a place before that had no reception or check in and you just went in and to your room, but that was fine once I'd realised how it worked.
