We stayed for just one night. Positives: Although not in the city centre, the location is actually quite good — a pleasant neighbourhood with several restaurants within walking distance. The room was clean, and the check-in process was smooth. Someone was always available if needed, and the Wi-Fi worked well, even on the ground floor. The biggest plus for us was that Room 3 had a private bathroom, which we didn’t have to share — that made a real difference.

Negatives: The place could use a little love and care. Some wallpaper could be reattached, broken sockets replaced, and a plug for the sink would be appreciated — especially with two separate taps. The window didn’t close properly, though luckily it was summer and the room stayed warm enough. I would also suggest clarifying that there’s a staircase in the property, as that might be important for some guests. Finally, the liquid soap provided was just an open bottle — very much the bare minimum. All in all, it was a decent stay, but with a bit of attention to detail, it could be much better.

Last minute booking to be as close to Murrayfield as possible - the location was amazing - just a few minutes walk along Corstorphine Road from the stadium. Upon arrival we were met by a very pleasant and helpful young man who gave us our key and helped with my parking query. Out of hours keypad for entry to hotel worked well and the details were shared with us at check in. The room was in the basement - still bright and had a window which we were able to open. Bathroom was clean and had very modern shower with plenty of hot water. Beds were comfortable and the room was clean too. I was dubious about how quiet the hotel might be upon return from concert, given that it seemed all guests were at the same event, however, I was pleasantly surprised - once inside our room we couldn't hear a thing.

The communal areas as you make your way to your room are tired and in need of repair in some places, which may be off-putting for some. From the basement wifi is a bit patchy....this was problematic as we had poor data signal also and needed to make an important call. Other than that there were no negative experiences relating to our stay at the guest house.

I had a fantastic stay at this property. The room was comfortable, spacious, and clean, which made for a very relaxing experience. The Wi-Fi was reliable and fast, which was perfect for staying connected during my trip. The check-in process was smooth and hassle-free, adding to the overall convenience. I would highly recommend this place to anyone looking for a comfortable and stress-free stay in Edinburgh.

We stayed here for the Oasis gig at Murrayfield stadium, the location was perfect. The room was very clean and staff were friendly.

The WiFi didn’t work in our room and there wasn’t any shower gel in the shower. However, we only slept in the room so it didn’t cause any issues for us really and we had some shower gel with us.

The room was clean and the bus stop into town was not far from the place to go into town. The bed was comfy and facilities in the room.was ok . Check was simple through just phoning the owner and getting info on the security code for door entry . Easy check out shower was good and working.

No breakfast facilites and one of the bedside lights was brocken. Price was high for what you got but everywhere in Edinburgh that weekend was dear. Cobwebs in the lightshade of main light.

Room was a bit dusty and dirt on the floor and the rooms walls were thin could here everyone talking and someone was smoking weed so could smell it and the tv didn’t work due to batteries running out but apart from that it was ok couldn’t fault it for the price

It was perfect for me as my needs do not require a lot from others. Clean, warm, pleasant decor (quite freshly done, I think) and a manager who was happy to help. Great!

Nothing, really. The property is very typically of Edinburgh... large, solid, stone-built early Victorian but suitably updated with uPVC double-glazing.

Good sized room with en suite. Comfy bed that was clean & fresh.

Being partially disabled having to go down to the basement was a bit awkward. The room was a bit rough around the edges. Peeling wallpaper in the bathroom & patch of black mould on the ceiling. A broken lampshade by the bed. All easy fixes just need to be done.

Although there was not a breakfast option , it was within easy reach of available food outlets , and on an excellent public transport route

We were unable to access the WiFi in our particular room and the TV did not work but these issues were all noted by the excellent staff member

Comfortable bed, 2 small tables and chairs, en-suite shower room, television, tea and coffee facilities, iron and board upon request... everything I needed.

I was in Room 3 and the lock on the door is a bit tricky but I found a way to successfully use it. That's all.
