Old and characterful building in a quiet area. Good connections to Edinburgh city center and the airport. Spacious apartment. The staff was friendly.
Lack of ventilation, as the room had neither air conditioning nor a heat pump. Luckily, there were no hot days. In the old building, the bathroom window lets in drafts, so in cold weather, the bathroom can be quite chilly. The bathroom was clean, but there could be more hooks. Additionally, the current wall fittings were about to come loose. The shower water pressure was sometimes weak, and the drain did not work well.

We had an amazing stay here - the manager (I believe David) was super helpful and friendly on the whole stay. He helped us with car spaces, offered to carry our bags up to our room and answered any questions we had - a super friendly welcome! Couldn’t ask for better. We also had a nice room and the house itself is beautiful. We only stayed for a night, but we had a cracking sleep too.
Only very very minor issue was the shower. It was making a loud screechy noise when we were using it and it was going between cold/hot (which was a bit of a stickler as the showers quite small 🤣). It didn’t affect our stay in the slightest though, we had a great time!

The staff were really nice very welcoming and always steps ahead when thinking about breakfast the next day. The rooms are very big but dampen sound really well, I didn't hear a single other guest while in the room. The garden is really beautiful and well maintained.
The shower was quite small. Couldn't really stretch out and relax. I like the idea of a little fridge in each room that was good. But it was very noisy at times. The breakfast was ok however I feel £12pp was quite steep. Parking was very small and cramming cars in is kinda awkward when you then have to get a different guest to move their car while in the middle of their breakfast. These are all minor discomforts and didn't take away at all from the holiday.

Lovely, very well presented and comfortable guest house in a great location. It was only a short walk into the city centre, or to Murrayfield Stadium - which was the main reason for our visit to Edinburgh. It is also right on the route for Airlink buses between the airport and city, which was really convenient. The room was ideal for us for a weekend stay, nicely furnished and very comfortable - bigger than expected as well. Have to say that the standout part of our stay was the attention given by David, who looked after us the whole time. We flew in early in the morning and were able to drop bags well ahead of check out so we could then get to the rugby, and when we returned in the evening everything was in the room ready and waiting for us. Really helpful and friendly, and we would highly recommend.

The staff was exceptional—very friendly, helpful, and accommodating. Their professionalism and welcoming attitude made my stay truly pleasant. The location is excellent, situated right next to a public transport stop, making it convenient for exploring the city. The room was cozy, clean, and everything functioned as expected. In terms of value for money, the accommodation exceeded my expectations. Another highlight was the breakfast, which was delicious and varied, featuring eggs, beans, bacon, hash browns, mushrooms, fresh fruit, pastries, and a selection of drinks such as coffee, tea, and juices.
The only downside was the lack of heating in the bathroom. Since the ventilation leads directly outside, the bathroom could get quite cold. Additionally, the sink had separate taps for hot and cold water, positioned about 15 cm apart, which made it somewhat inconvenient to use.

Great location, close to haymarket station and the EICC(20 minutes walk). Also lots of shops and restaurants in the neighbourhood to get some food. You are in the city, but still have the rest of a little town. I loved the kingsize bed and the mattress was perfect. Nice to have a fridge to put some food in. The owner was really kind and helped me with my luggage. They were always available for questions What i also loved was the old character of the house. I had a little window seat and beautiful high ceilings.
It was a little struggle with the stairs, also to get into the hotel, but i new that beforehand. So not a really negative point to add.

We booked the deluxe quad room for our family of 3, which was huge and comfortable to stay in. The room faced the main road but it was nice and quiet with the double windows. It’s easy to get to from the airport by the airport bus 100, just a few steps away from the Wester Coates stop. David, the manager, was very communicative and helpful during our stay. We mentioned the shower didn’t drain super well in passing and he helped us fix it right away. The cooked breakfast was also delicious. Overall a fantastic stay!

Location - 15 to 20 min walk from Princess St or buses Airlink 100 ( to and from airport) or 12 towards Grassmarket (with a few mins walk) if want to go towards the Royal Mile. Dont miss the view from the Vennel at Grassmarket! Very clean room Exceptional bed, matress, beddings 5*. Everything thought of carefully to add charm and quality. We loved the feature wall😊 Large fridge, tea, coffee, biscuit Shower with shampoo, conditioner, bodywash. Hot water! Towels changed daily. Mirror with sensor light. Room vacuumed and tidied

The staff were all very kind and helpful, and the room was clean and well-kept. David, the manager, was especially friendly and courteous, which made the stay even more pleasant. Breakfast was tasty and a great start to the day.
I may have overlooked some details when booking, but I hadn’t realised the room didn’t have a standard window—there was only a skylight, so we didn’t have a view of the lovely garden. The sink also had separate taps for hot and cold water, which made it a bit tricky to use comfortably.

The Lodge is situated west of the town centre and takes about 25 minutes to walk in although there is plenty of public transport right outside the door. We were lucky and got one of the parking spaces at the back of the property but there was plenty of street parking at the side. The Lodge was very clean, well equipped and our host, Dave, was fantastic. Our room was spacious with a small ensuite. Breakfast was excellent - lots to choose from both hot and cold. Lovely local pub 5 mins down the road towards Murrayfield.
