The rooms were very spacious. A king sized bed which is rare in Europe. Rooms were cleaned every day without having to request it at reception. Very quiet despite the proximity to the train station and the Main Street.

the location was fantastic.so close to the royal mile and right next door to Waverly station and buses right on the doorstep. it was nice to have a comfortable apartment to come back to after a long day of sightseeing. The rooms were huge and nicely laid out. we really appreciated having a washing machine as we stayed there for 8 nights. the rooftop terrace was an added bonus with beautiful views of Edinburgh. The staff were amazingly helpful with everything and even allowed us to store some our luggage when we checked out to join a tour for a few days.

This apartment exceeded our expectations in nearly every way. Given the premium pricing during Edinburgh Fringe season, we had high standards, and the property delivered beautifully. The space was impeccably maintained and comfortable throughout our stay.

The only area for improvement would be the bathroom renovations - specifically around both sink areas, where previous repairs were quite noticeable and detracted from the otherwise flawless presentation. Despite this minor issue, we thoroughly enjoyed our time here and would recommend it to others visiting during the festival.

The apartment was spacious and each couple had their own space. We had a very efficient washer/dryer combination. The apartment was very clean and the bathrooms were big. Luggage storage was so convenient and appreciated.

The bed in the master bedroom was very small. I'm not sure it was a full sized bed - it seemed only a bit larger than a twin/single. The mornings could be noisy because it is next to the train station. I knew this, however, I didn't realize how close it was.

Spacious and comfortable. Great layout - well equipped. Very comfortable bed and sofas were great. Lovely big windows so feels airy. Location fantastic - much quieter than Prince's Street but a stone's throw away (site-seeing buses, literally, just outside the door).

It's all tired and in need of a bit of attention. Doors bedroom creaky and noisy (impossible to be quiet - not conducive to domestic bliss in middle of night if you visit bathroom). Bathroom - didn't always close (swollen by moisture). Counter-tops (kitchen and bathroom) are scuffed and stained and need to be replaced. The TVs are antiques - one of the only places I have been in the past few years without a Smart tv. Whilst not extortionate, this place is not cheap - a little attention would make it good value for money as it's actually a lovely space

We were a very large group (12 adults and 6 kids) traveling for a family reunion. We stayed in Edinburgh three nights and were looking for a place that could fit all of us, but none was available (we started looking in February for a trip in July, so one piece of advice, book early if you are going to Scotland the summer). In the end, we opted for hotel apartments because we wanted something with a kitchen and living room where we can all gather at night while the little ones are asleep. Princes Street Suites turned out to be perfect. We got two three-bedroom apartments and one two-bedroom apartment. The living room in the three-bedroom apartment was just the perfect size, with a nice big dining table and a very well-equipped kitchen with everything we needed. We got to watch the Euro 24 semi final matches in the apartment (because it was difficult to find a family-friendly pub that would allow kids after 8pm), and it was very cozy and fun. We prepared two nice breakfasts there as well. The rooms are also very comfortable (although room sizes can vary widely). One small thing to note is that the doors can be quite noisy when they close. In terms of location, it's very convenient. You're right where the hop-on-hop-off buses start their tour, and it's very close to a large number of Edinburgh attractions, as well as some excellent shopping options and a number of supermarkets. I went for a few morning runs and enjoyed a different route each time; you're so close to Holyrood Park, the Scottish Parliament, Calton Hill, and of course Princes Street itself.

We had two rooms which were near each other. One of the rooms had a faulty lock. We had to move to a different room on a different floor. The next day they allowed us to move back to original room. And they had the beds made up as two twins, which we had requested, but were not made up that way on our arrival. When it was check out the lifts weren’t working. My handicapped husband had to walk up 3 flights of stairs, as did the rest of us. They offered us complimentary coffees or teas which was nice. They also allowed us to keep our luggage in their luggage room while we finished up sightseeing prior to our train departure.

First impression was the Reception area. The staff there were very friendly and helpful. The whole apartment was very clean and warm. Plenty of space for everyone and everything. Beds very comfortable. Only one little thing with our apartment, there were no mirrors in the bedrooms, which meant us ladies had to dry your hair and do our makeup in the living area. Not ideal for everyone. Also apartments were quiet. Apart from that would definitely recommend Princes Suites to anyone.

The fact that there was not Mirror in either of the bedrooms, which meant hair had to be dried/styled in the living area, which is not ideal for everyone. Also one bathroom for 2 couples - could be busy at times.

We were a family of 5, and booked a 3 bedroom, 2 bathroom apartment. 2 rooms had 2 x King singles side by side and 1 room with a double bed. The apartment was huge with plenty of room to spread out. Massive tv/dining room and kitchen, allowed us to eat in for a few days after a week of travelling & dining out. Marks and Spencer and Sainsbury's were within easy walking distance, as was the Royal Mile and Edinburgh Castle, so we easily made our way around on foot. The washing machine in heating cupboard was also a welcome advantage, and put to good use. The thick fluffy bathroom towels were greatly appreciated as were the heated towel rails. We were able to securely store our luggage for the day of our departure, as well as use the comfortable reception bar/ lounge to hang out & play cards in whilst awaiting our transport to airport that evening. We’d definitely stay here again due to its central location and added extras like the kitchen, washing machine and enormous sized, comfortable apartments.

We were really happy with our choice….. the apartment was so spacious, really cosy and in a great location convenient for both Princes Street and the Royal Mile. Great view from the rooftop terrace. The apartment was cleaned daily and it was great that basics like dishwasher tablets, kitchen roll etc were available. Staff at reception were very welcoming at check in and helpful throughout our stay. Would definitely recommend!

I’m just being picky but apartment was very hot, we had to turn off most radiators. Apartments are really spacious which is great, a single bed could definitely be fitted in one of the bedrooms which would be good for families and groups. The double beds were quite small.
