We returned a car to Waverley station, right across the street from this hotel. The location is amazing for access to all the tourist sites, the big bus tours etc. The hotel is a little difficult to access by car, so I would suggest using public transport. But we were extremely happy with the convenient location. When we went to the airport, it is literally a 2-3 minute walk to the airport bus stop. It is the first stop, so lots of room for luggage etc. And the buses are frequent. Very convenient, and I cannot imagine a better way to get to and from the airport.

We got the package that included breakfast and dinner, and I'm not sure we got value for money, so I would not recommend it. We wanted to not have to go looking for restaurants, so it was good in that respect. Although there are many restaurants in the area. My husband had to do a little side trip during our 3 night stay, so I had dinner alone one night. I hate to eat alone in restaurants anyway, but I felt the service when I was a woman eating alone was not good at all in the restaurant. And the food was good, but not amazing.

Location was exceptional, staff very efficient during checkin / checkout and at attending a few minor requests. Flew into Edinburgh A/P and took the Tram to Princess Street and Hotel, only 100m walk from stop on arrival, Tram Excellent, and on departure we left from Waverley Train Station - literally across the road, cannot have anything better. I note no car parking, no issue, your walking distance from all attractions. Breakfast was superb, great ambience, plenty of natural options, smoked salmon Omelette Wes brilliant and the Room had the most magnificent Castle View. The Central location made everything within a short walking distance, and if you wanted some exercise Arthurs Seat is not to far, with a magnificent view over Edinburgh, challenging walk but Epic 360 degree view. Shorter distance is Carlton Hill. Castle was magic, book online and don’t miss the 1pm gun, especially from tge viewing point of “Old Meg”. Gardens and Harry Potter Street so convenient. Hotel was exceptional and we will return.

Nothing all great

Room was clean, in excellent condition, and a great size for a couple. The location of the hotel is fantastic, close to all the major points of interest and popular neighborhoods in Edinburgh. Staff is friendly and welcoming; we arrived early, before our room was ready, and they were able to hold our luggage so we could spend time exploring the city while waiting.

Unfortunately we had a noisy room. Overlooked a back alley with a bar, trash bins and construction. Windows seemed to be thin and allowed all noise to clearly make its way into the room -- which isn't great at midnight while trying to recover from jet lag. Thankfully we had packed earplugs, which blocked most of the noise.

Excellent location for our needs. Room was very tastefully decorated throughout. The breakfasts were fantastic with a greta choice. On our last day there was a problem with their new computer system which meant us waiting on our cooked breakfast for almost an hour. We were in no hurry that morning so we were patient. The manager explained right away that we would not be charged and went straight to reception to insure it was done. All the staff we met were friendly and helpful.

We did not have much of a view from our room but no doubt that would cost a lot more!

Hotel room was great - clean, simple and good facilities. Bathroom was decent sized. Location was excellent! Staff were lovely and very helpful. The breakfast was absolutely incredible! Amazing variety for continental and also the option for various fresh cooked breakfasts. We loved it. The room was beautiful too! Sit by the window on the far side of the entrance to get slight view of the castle! Breakfast was definitely worth the spend in terms of experience and quality.

The restaurant for dinner was expensive (as expected) but there were lots of options nearby. Check out the street food options at Bonnie and Wild (opposite Gordon Ramsey's street burger) just around the corner - good vibes!

This hotel is a gem, right on Princes Street. The entrance doesn't do the interior any justice as it is quite stunning inside. We arrived early, but our room was ready and we were allowed to check in. It was quite the mystery tour getting to our room, 611, but, once there, the view was right over Princes Street with the Scott Monument 150 yards away and the castle on the hill above. Perfect. The room was quiet despite the traffic outside. The toiletries and snacks were top quality and replaced when needed. The staff were really lovely, friendly and attentive. We mentioned at check in that it was our 45th wedding anniversary. 10 minutes after we were in the room, the receptionist knocked on the door with a plate with beautiful decorations and 6 chocolates on it! It's these little things that mean such a lot. When we came down for dinner or breakfast, we were always offered a gorgeous bay window seat or a big table just for two. The hotel offers 20% off the menu for residents. Next time we stay in Edinburgh, we will definitely be staying there again. Everything was fantastic.

One strange point was the extremely low toilet in our en suite!! Our knees were almost at our chins! Strange. The lead connecting the telly was loose but just needed pushed in.

Everything about the hotel was excellent. Location , room , food , staff ....all were great and it is a beautiful building right in the middle of everything and literally across the road from the station. Only problem was a nasty smell now and again that could have been drainage or something to do with the heating or air conditioning system. We experienced it in our room and also in an area in the bar when we sat beneath some air outlets and had to move. To be fair when we pointed out the smell in our bedroom we were offered a different room. Certainly a brilliant place to stay though

It is a beautifully appointed and appealingly quirky place to stay, extremely well located in relation to the train station and right on Edinburgh’s Princes St. The staff were wonderfully helpful and attentive - reception when I arrived and on check out in the morning, and at breakfast (in that magnificent dining room). My room was upgraded to a city view (spectacular) and I just LOVED the fact that I had a walk-in shower in my room rather than a shower over a bath; as occurs in so many other UK hotels. I ordered room service for my evening meal and the Caesar salad was so delicious!

Nothing - it was wonderful and I will be staying there again.

The hotel is lovely, ideally located opposite Waverly Station and in the thick of the action. The staff were extremely friendly and helpful. Breakfast is lovely, I love an English breakfast but a Scottish breakfast is much better.

Upon arrival the lift was not working, and had not for some time! Reception is on the first floor! Secondly, after complaining about a lack of heating in our room we were provided with an electric air blower which helped. It was then that we were told that the central heating was not working in the hotel, would rather have known this was a problem, we were not told this at time of booking in.

Room was spacious, and the views from the window are magnificent. Hotel was very easy to get to from the Edinburgh Waverley station. Breakfast is available upon request however I did not opt for breakfast. I booked the King Suite with City View and it did not disappoint. I could also view the fireworks from Edinburgh castle for the military tattoo they had during my stay.

As it is on the main road, expect street noise to be heard from your room.
