Staff were super friendly and helpful. They were very kind when we called up before the trip to sort out parking and recommend a really reasonably priced parking space. We really appreciate the coffee machine and pasteries supplied each day in the lobby. There's so many good places to go for breakfast in the area that it makes sense to offer the coffee and pasteries opposed to a full breakfast. The amenities in the room were great too, the activities guidebook was a very helpful addition when we couldn't decide what to do with our day. It recommend things we hadn't considered and lead to us having a lovely day going to volcano falls adventure golf and the camera Obscura and world of Illusions. Both of which we throughly enjoyed. The room was wonderful, we had a large bathroom and a decent sized bedroom. I personally loved having a bath in the room as i don't have one at home so felt like a nice luxury. The building itself is beautiful and i appreciated that they had decorated for Christmas. This is our second stay we've had here and enjoyed this one just as much as the first.

There was no massive negatives about the place that i can recall only slightly negative was that the room could be a little dim at times but i put that down to the room being towards the back of the building as last time when we were facing towards the street it was quite bright. Also wasn't really helped by the weather as it was a bit gloomy during our stay. However the room did have a couple lamps that helped to brighten up the place and make it feel very cosy. Highly recommend the place

The hotel is quaint and I loved the decor. The beds were comfortable and plenty of towels were provided. The staff were wonderful and very accommodating to our needs. The location is a 5 minute walk from the Haymarket train and tram station. We easily walked everywhere. Everything is just as described. There is no lift, which is made very clear in all their communication several different times. The hotel met both our travel and budget needs.

There wasn't anything I didn't like or expect. We did have a problem with the hot water. HOWEVER, we let the front desk know, and it was taken care of that day, which was appreciated. If you are deciding on staying here, please do, we enjoyed our stay.

Some of the reviews on Booking scared me a bit, so my expectations were low… turns out the hotel was actually very nice, the rooms were cosy and clean, the wifi was really good and steady and the staff was super friendly. We booked for one more night when going back from the Scottish Highlands, got a different room and were once again really satisfied. There was absolutely no smell, the hotel is lovely and great value for the price. Our room was cleaned daily. Also the location is really good, very close to the bus stop at Haymarket. We’ll make sure to come back when we’re in Edinburgh.

Good staff, respond to queries in a timely way. We requested and had a room on the ground floor, window overlooking an internal garden. The tea, coffee, uht milk and snacks was a nice as wasthecomplimentary breakfast snacks provided each morning in the lobby, mueslibars and repacked pastry items. Great location for tram or bus to and from airport.

It wasn't a problem for us but because it is a heritage building, the room and shower were smaller than many people would like. We had 2 medium suitcases. Anything bigger could be tricky..but ask..maybe there are bigger rooms.

This grand old house provided solace in the busy city of Edinburgh. Our room (2) was spacious with a high ceiling and a modern ensuite. The property is situated just around the corner from the Haymarket bus and tram stops. It’s also an easy walk to the city centre.

The bath tub is large which makes getting in and out to have a shower a bit difficult. The glass screen along the side of the bath is only fixed at one end so you can’t hold onto it for support. Once you’re in the bath, the hot water takes ages to come through and sometimes is just lukewarm.

Value for money was fantastic. We had a lovely room and the staff had taken care to help make the stay special with a bottle of Prosecco after I mentioned we were celebrating a milestone birthday. There were free hot drinks and cereal bars/pastries every morning which was lovely when we had an early start and wanted to get going. The room was very clean and quiet, the bed was comfy and tea and coffee in the room is always nice!

Not much! For what we paid we didn’t expect a five star luxury stay and we were very happy with what we got.

We got a ground floor room when we were being asked if there was a good reason for that, and as I had fractured my patella earlier in the spring and was still recovering, that suited us perfectly. View to the garden was a plus also. Great stay, all in all. Close or within easy reach to everything.

The tv channels were impossible to switch on without instructions. No need for them much, but anyway, nowadays the systems are so different, that a booklet that shows the way to find the channels might not be a bad idea.

The staff were all very polite and helpful, the hotel is in a lovely building with original cornice etc, we had a very comfortable bed, there were plenty of eateries and shops nearby and lots of interesting places to explore

The furniture in our room could do with a lick of paint and a couple of the drawers had knobs missing, it was quite warm in the room and we couldn’t open the window but I think that is for safety reasons, there was a fan which helped a little

It was the ideal location just outside the city but felt like your still in it still vibrant but quiet enough, we wnt to the tattoo and was amazed by it but only a short walk back .

the room had stains on the tops of the drawers where the tea/coffee was and a couple of stains on the carpet, the top of the wardrobe had not been dusted so i placed a jumper on it and was coverd but the bedding was crisp and clean and the en suite was shinning clean.

Nice location just out of the city centre crowds. Room was a good size and clean. Complementary croissants and coffee in reception was a nice touch. Good transport links. Other reviews mention a smell, we didn't notice any smell at all. Good hairdryer in room and plenty of light. Fantastic value for money, the price we paid was definitely worth the room and location.

Water pressure was a bit lacking at times but perfectly sufficient for an old building, other than that enjoyed our stay and would visit again.
