The hotel is in a wonderful, quiet, clean and friendly location. It was an easy walk from central Edinburgh. The room was changed to a lower floor with access to a large bath , to allow for increased comfort and accessibility whilst I managed a broken leg and back. The suit was clean and the bed was comfortable. The window let in a wonderful amount of light and the flag billowing on the balcony made my stay all-the-more cheerful !!! The staff were extremely friendly and helpful.

Only 1 radiator was working , which made the room chilly all night. I used the extra blanket but woke up cold and sore. I decided to make good use of a hot bath before I left. The bar was shut during my stay but the reception staff did allow me to purchase a cold drink. I would recommend that a staff member be available at the property during the night. There is no staff available on site at all after 10pm if I recall correctly. This leaves the owners open to serious issues of neglect of duty of care and prosecutions should something occur over night and resident/s hurt.

I like an ambulance of the quiet area. It was very convenient to get to the old town to the Fringe festival. The stuff was very polite and always trying to help. We forgot our bag at breakfast and forgot to pay for breakfast, but everything was dealt with promptly and elegantly. This hotel is unique but if you have problems with legs , ask for room with less steps. Overall we had a warm welcome and looked after during the whole time of staying. Nothing was impossible for this lovely people. Highly recommend .

Maybe the room service could be done more often

Comfortable rooms, good facilities, excellent location and friendly helpful staff.

As it's an old building, there is no lift, so it was a struggle getting up to our room on the second floor, but as I was prepared for this, it wasn't a huge problem. Our room was not serviced for our second night. The lad on reception was very apologetic and was very quick to give us new supplies for the morning cuppa, Maybe a little bit of a freshen up of the bathroom, sealant around the shower base, and the grouting were a bit grubby.

The rooms and building have their own vibe. You don't get that at chain hotels. It is a cozy, locally run hotel with all that comes with it. Friendly staff. Clean and comfy room. Good location. It is not pristine and some things need a lifting up but I just thought that was part of its personality and it does feel homely and nice. Really enjoyed my stay. It is SO close to all the consulates and many cool coffee shops.

The room door kept acting up and locking it was a bit of a pain. Literally just that one detail. The rest of my stay was great.

Fabulous location (walk to Dean Village) and lovely room with everything you need. Staff were excellent - couldn't fault them; super helpful and accommodating - I am a wheelchair user and they made me a ramp to get up the front step! Lovely view of leafy courtyard below. Yes the property is old and could do with a revamp but really, for the price, the whole package was perfect. Will definitely stay here next time.

From the moment we stepped into this hotel, the staff made us feel incredibly welcome - Andrew you are a STAR! Their warmth and hospitality set the tone for a wonderful stay. The building itself is over 300 years old, which adds a unique and charming vibe to the experience. You can feel the history in every corner, and it truly enhances the ambiance. The location is excellent, making it easy to explore the surrounding area. As for the room, it was nothing short of fabulous. Spacious, well-appointed, and with a perfect blend of modern amenities and historic charm. We highly recommend this hotel to anyone looking for a memorable and enjoyable stay!

That we only stayed one night!

Love the property, very quaint and rustic. It was about a 10 minute walk from the new town, and about a 20 minute walk to the old town. Rooms were spacious and comfortable. Staff were super friendly and they even took our bags up to the fourth floor for us!! (No lift) We had one of two rooms with a castle view, it was the best value for money.

Only that the toilet door wouldn’t close properly and the room got quite stuffy - but we couldn’t fault it otherwise!

The hotel is a lovely old character building. It has very kind and helpful staff. The room was very comfortable, clean, and well-appointed. Great location - handy for the tram (into town or to the airport), and near the beautiful Water of Leith walkway. There is a bar on-site for bev vies and snacks.

There are stairs and no lift. However, this was not a drama as I was prepared for it, and the staff kindly lugged my suitcase up and down for me.

What I liked most about the accommodation was the hospitality of the hotel workers, it is a simple hotel, but very attentive and friendly, also the good connection it has to the centre of Edinburgh, it is great to get a little out of the centre, and the 20-minute walk thanks, especially because on the way you can find cafes and you can start your day in a more cheerful way.

The hotel is lovely, very cute old fashioned but super clean. The room is big and the beds are very comfortable, also the shower very hot. Staff was very kind and location is great, walkable 30min to bus station and close to other bus stops. There was nice breakfast for $9, I didn't opt because I didn't know before, so brought my stuff and there was tea/coffee appliances in the room.

Nothing to complain about, UK is on average expensive, but for the medium prices this hotel was awesome! The only thing is that the outlets are UK pattern and don't fit to rest of Europe, but once you use the shaver it's fine.
