The location was fabulous! It was within walking distance of everything we wanted to see. The street was very quiet with a really pretty park across from the hotel. The bed was comfortable, and there were nice big bath towels. The lobby and dining room were gorgeous! The breakfast was very tasty, too!

There were only two outlets in the room, and they were under the desk. We had to crawl under there to plug/unplug the hair dryer, phone charger, etc. The room had amazing natural light through the windows during the day, but after dark, the only choices were a very weak overhead light and a tiny little bedside lamp that didn’t put out much light.

This is a truly beautiful old home, perfectly converted to use as B&B. The woodwork is stunning in the breakfast room. The library grand and comfortable. We appreciated the kindness of the staff.the breakfast was delicious and plentiful.we appreciated the location, in a less touristed part of city with magical views. Though the room was compact, the walk-in closet afforded plenty of space for clothing, luggage, shoes, etc. The spaces all seemed freshly renovated.

As noted, the room was quite compact. However, this was compensated many other ways

The B&B was lovely, I had a fab room with views of Dean's Village and the breakfast was delicious. Great location just a short walk from all the action and bus to/from the airport.

The only thing for me was the windows. They're very original (old push up ones) so let in drafts and rattled loads as we had strong winds on my first night. Curtains instead of roll up blinds would have been better to help with draft and keeping light out. However, I will happily stay there again if I go back.

Amazing house, inside and out. The dining room has a good view of the Dean Village. The library was an unusual treat. Staff very friendly and helpful.

The shower was controlled by separate adjustments of the hot and cold taps reached through the stream from the overhead fixed head. It took a lot of fiddling and wasted water to get it right and it never settled fully - probably affected by water usage in adjacent rooms. Just fit a normal thermostat please. The shower was over the bath, which had no plug. I had to go on hands and knees under the desk to plug the kettle in. Anyone wanting to use a laptop or charger on the desk had to unplug either the kettle or bedside light, so I guess the previous occupants chose the kettle! Only two teabags provided, which just seems petty.

This was our second visit to Edinburgh B & B, and we returned purely because we enjoyed our visit so much last time. We loved the location, and the period style of the hotel. The rooms, although not large are excellent for a short stay, and providing you regulate the radiator properly, the room is warm and comfortable. We had a room this time at the back of the hotel which looked over the beautiful Dean village. I have to congratulate the wonderful staff on the warm welcome, and impeccable communication with any queries we had before arriving. It was lovely to meet Olga and Caitlin in person, and l could not speak highly enough of them both. The breakfast room is a delight, and on both mornings in my opinion offers a variety of food and quality that exceeded the expectations of a hotel at the price we paid. We would never consider going anywhere else in this fine city, and we look forward to frequenting this beautiful hotel for years to come.

I would feel embarrassed picking faults in a hotel where the staff were so lovely, and couldn’t do enough for their guests.

Full of caracter, looks old but really modern at the same time, very interesting style. Really beautiful view.

The lift was claustrophobic but I suppose they can’t do much about it, so just used the stairs. Breakfast on the first day took more than 45minutes to be served and the eggs were overcooked, it was quite stressful as we were late for our conference but it worked well for the rest of the days and the breakfast was better. The shower was almost impossible to get warm water, it was either too cold or too hot but that is my personal opinion as I am a warm shower person.

Thé staff were wonderful very attentive and welcoming. The building itself was beautiful, don’t hesitate to use the library The bedroom was spacious, clean and very comfortable, very tastefully decorated. I had a view down into dean and the river. I especially liked there was a little history of the building provided in the rooms, it makes you realise how old the building truly is and appreciate it more. Breakfast was superb. The food was fresh and hot and delicious. I dont think I’ve ever had such tasty bacon. It was perfectly portioned too. Breakfast staff exceptional.

I felt the fire doors down the hall were quite loud, I thought I would be disturbing others with them, however I didn’t hear then when in my room. I didn’t hear anything really! The lift is small and slow, which I doubt they can do anything about being a listed building. I did take the stairs a few times instead There was a small crack in the bathroom sink and the sealant around the bath was a little messy. Didn’t deter from my trip.

The area, views and restored historic features in the property were lovely. As with any hotel there was some traffic wear in some furniture, but this did not detract from our stay at all. The room was lovely. The lift is tiny so be aware - it is hard to put lifts into historic buildings so it is admirable that there is one at all. Breakfast was a good selection of continental items, however the cooked items could have been a bit better done. All in all the building and facilities were lovely, the staff were lovely and we really enjoyed our stay and would go again. For being right in the big city of Edinburgh it was a very peaceful place to stay!

Very friendly, welcoming and approachable staff. Amazing location in the West End, a very safe neighbourhood. Close to the city centre, which is walkable (about 20-30 min or via public transport). The breakfast was really good and the room and building very beautiful. I had a room on the second floor overlooking Edinburgh castle. For breakfast, there are a lot of options include warm savoury options that will be prepared fresh after you order with no addition cost. Again, my compliments to the staff!!

For my personal preference the pillows were not that comfortable. However, there were two pillow per person so you can have a much or little pillow as you want.

Staff in dining room were polite, conscientious and helpful. Breakfast was delicious, lots of choice. Heating in rooms very good. Great shower and hot water, nice to have a bath also. Cleanliness good, nice towels and linen on beds. Location was within walking distance of just about all the attractions. Reception staff especially Caitlin was well informed, polite and very helpful. Beautiful historic building.

Not Being able to open a window in bedroom was disappointing for me. I am used to sleeping with window open so found that I had to turn heaters off overnight so that I could get a sense of cool air. No glassware in room for drinks. No tissues No fresh milk in room. I do not like the little long life milk containers, the quantity is too small.
