Incredibly nice staff who went above and beyond to help me when I was incredibly stressed on vacation. The room was nice and clean, the bathroom was great the shower was larger than most i’ve seen in European hotels. This is kind of a bare bones hotel though so the rooms aren’t very big and there’s not many service options which is totally fine! Just something to keep in mind :)

The walls were pretty thin so I could hear everyone coming and going and any conversations that were above a low talking level. By the beds there weren’t any outlets besides the ones for USB chargers and so if you’re from outside of Europe you probably use USB-C more so just keep that in mind. I know I went during Fringe so it was rather expensive but for the price I was expecting a little bit more, but overall very satisfied.

very good location, the room and bathroom were clean and the bed and pillows were very comfy. The reception staff were as usual very efficient, courteous, and friendly. apart from slight hiccup upon arrival, I will be returning to this hotel.

I suffer from breathlessness and did not realise alterations were in progress at the front door and had to go upstairs vie side door to reception. This played heavily on my breathlessness. However the staff on duty apologised and rectified the situation. I was allocated an excellent room in the annex which is situation around the corner. The annexe had ground floor access with lift to upper floor. spot on!

The studio room was a great size, with a well equiped kitchen and clean modern bathroom. The master bed was comfy and the staff were very friendly and accomodating. Location was perfect for a weekend of sightseeing in the city centre.

Do not book the sofa bed, it is little more than a trampoline with a sheet over the top, and should not be advertised as a bed. I did not sleep a wink the first night as it was incredibly uncomfortable. Fortunately the staff were very understanding and swapped out the sofa for a real bed and apologised to us with a card and some wine, so all in all we had a good stay.

The location was perfect! Right in the centre of everything, tram to and from the airport pretty much right outside the door. It was very hot when we were there and we were very grateful of the fan provided in the compact room. Had everything you needed, teas, coffee, shower gel, shampoo, conditioner, ironing board.

We only got a pillow each when we arrived but that was recified the next day. When the towels were replaced, they only replaced the large towels and never gave us fresh hand towels. They were also left on top of the wardrobe so if there were any height difficulties, we wouldn't have been able to reach them. But they were only minor things.

Lovely helpful staff. Very convenient for where we needed to be. Clean. Basic room. Would definitely recommend staying here.

Needed electrical sockets in helpful places. Next to the mirror for drying hair. More shelves to put toiletries on when showering. Hook on the back of the door to hang things on. The bathroom facilities looked like they had been newly fitted. Lovely and clean, but missing the grip between the room carpet and toilet floor. Tripped a few times stubbing my toe. Sure this was just an oversight and be replaced. The room needs more pillows. We asked for an extra pillow each, but were told they were waiting on a delivery. The lady at the reception found one for us.

Transport: Excellent location — just a 5-minute walk to Princes Street, close to the city centre and main historic attractions. Service: Truly exceptional. Staff were incredibly helpful to my elderly family members, assisting with everything from using appliances to connecting Wi-Fi and arranging transport to the train station. Room: Clean, cosy bed, and well-equipped kitchen with cookware, tableware, and even washing detergent.

Environment: Slightly noisy at night due to nearby pubs, but still manageable if you're tired after sightseeing. Reception and rooms are in separate buildings, just 2–3 minutes apart.

Everything. Upgraded to a suite on the corner of the building overlooking the main intersection. Absolutely quiet. Large spaces. Comfortable bed. Bath. Circuit breaker tripped 6pm. Maintenance there within 5 minutes. Situated next to main bus stopping area. If coming from airport catch the Airlink bus for 6 pounds. If you get a Uber they can't use the restricted area and you will have to drag your luggage quite a distance to the entrance. Alternatively, taxis are permitted to drop you right outside. If wanting to use a Uber ask them to drop you at the Caledonian Hotel which is just around the corner, a short 50m walk. Under the rooms on street level there's a Italian Restaurant. Ask Italian. Really good food 😋. Security cards necessary to use the entrance and lift.

Absolutely nothing.

Excellent location, easy to reach from Haymarket station. Perfect starting point for everything you'd like to see and do in Edinburgh. The staff was very friedly. We arrived early, so couldn't get to our rooms yet, but when coming back later, our bags were already put into the room. Rooms were clearly recently refurbished, everything was neat and clean.

The bathroom, albeit it of high standard in facilities, was really small and lacked a place to hang your towels when used, and next to the sink. The shower cabin really small and lacked space to put your own soap/shampoo to be used.

We stayed in the suites. Location is excellent, almost next to the castle with restaurants, coffee places and supermarkets just outside. The bus that goes to the airport stops exactly in front of the hotel. The beds and other furniture, facilities and room space are comfortable and enough for a group of friends. The room was cleaned on a daily basis and towels were always fresh. The staff is super nice, they stored safely our luggage on the last day, which we really appreciated. This is my 3rd time staying at this hotel and will come back in my next trip to Edinburgh :)

The hotel is in a great location to explore the Old and New Towns. Everything is within walking distance - bus stop/tram (roughly 25-30 mins trip from and to the Edinburgh airport), shopping centre (Boots, H&B, Sainsbury, Saver, etc), resto and cafes. We booked the double bed room - it was clean and cozy. Housekeeping staff maintained cleanliness well. I would definitely recommend this hotel, although they're currently undergoing renovation - the reception area and hotel entrance are located separately. If you need anything, you need to walk a few steps outside to reach it. Exceptionally, staff were very helpful and accommodating, they allowed us to drop off our bags before checking in and helped us in carrying our luggage down a few steps.

The least favorable experience mainly is that the reception area and hotel entrance are located separately. If you need anything, you need to walk a few steps outside to reach it. Also, our room heater was not fully working and the shower knob was difficult to adjust.
