This was a superb hotel experience! One of the best hotels I have ever stayed in. Beautiful furnishings as pictured. The restaurants attached to the hotel were wonderful. Food was very good and breakfast exceptional. Friendly and helpful staff in the hotel and restaurants. We were in such a great location for this walkable city. Loved this hotel and city!
I would have preferred a walk in shower. The bathroom was very large and really nice but being an older adult, in the future, I would ask about a walk- in shower instead of the deep tub with shower head. Other family members did have rooms with walk- in showers.

Room was huge (room 1), hotel centrally located with everything you need within walking distance. Mini bar with huge selection of drinks. Radio playing when arrive into room. 2 restaurants attached....breakfast was lovely in The Huxley each morning. Amazing steak dinner in The Kyloe....the waitress brings a cut of each different steak, explains which part of the cow they come from, how best cooked (though final choice is yours) & you even get to choose your "weapon" of choice to eat with!! 10% discount for guests as well 😉. Lovely little bar next door/ under the hotel & a Gin Bar next door. Would highly recommend this hotel & will definitely be staying when we return to Edinburgh.

Fantastic one room apartment upgrade. Spotlessly clean and spacious rooms, comfortably and stylishly fitted out with thoughtful touches. All staff were welcoming, friendly and helpful, from reception to housekeeping. Great location with nice restaurants and bars nearby. The Huxley, next door, served a fabulous breakfast and hotel guests received a discount. This will be our go to hotel in Edinburgh from now on.
Hard to think of anything as it was a lovely room. One minor thing - when stepping out of the shower there was no hook or rail for the towels nearby so had to walk across the (huge) bathroom to get the towels. A hook just outside the shower would have been helpful.

We originally booked a standard hotel room, but to our surprise and delight, we were upgraded to a luxurious apartment upon arrival. It was the perfect welcome after a long journey, and we enjoyed every minute of our stay. The staff were consistently kind and helpful, always ready to assist with anything we needed. The daily housekeeping was also impeccable. The hotel’s location is another major plus—it’s very close to the city center, so we were able to explore everything on foot. We didn’t even need to use public transport once during our stay. One of the absolute highlights was the breakfast at The Huxley, which partners with the hotel. Each morning we were treated to an incredibly delicious and generous breakfast—it was so satisfying that we didn’t need anything else until dinner.

An exceptional city centre stay in Edinburgh, my only regret is that we didn’t book to stay for longer. The apartment is decorated to a very high standard, all appliances are new and they even have GHD hair straighteners and a hairdryer. We were walked 4 doors down the street to our apartment from reception where the staff were a delight. Baggage storage also meant we could enjoy our last day entirely without lugging baggage around a busy Edinburgh city. A real home from home, full of comforts. Would recommend and will definitely be returning as my new top choice for accommodation in Edinburgh.

Our room was amazing overlooking Edinburgh Castle. Loved the hand made chocolates in the room and the furnishings were amazing. Ease of access via the lift a bonus. As we were a arriving a young couple was walking into the hotel unbeknownst to us they were employees of the hotel and immediately they helped us up the small flight of outside stairs by taking our luggage off us. A lovely first impression!
Our room was not ready as we were early by 1 hour. We were invited to have a drink in the bar at a discount price until it was available at 3pm and the American receptionist said she would get us when the room was ready. 3:10pm came and I went to the reception to see if the room was ready and no it wasn't. The original receptionist was not at the desk and so we waited a while longer.

We stayed in a one bedroom apartment and it was GORGEOUS. High ceilings, decadent decor, and great facilities. A single curving flight of stairs to get to the apartment but the staff brought our bags up for us so not really a bother! Great restaurant for breakfast on the corner and the architecture of the building was STUNNING. Lots of shops, restaurants and bars nearby.
Maybe a little far away from the Royal Mile if that's where your stay is focused, it's a bit tricky to walk there if you're not super fit as you have to go around the Castle (but oh, the Castle!)

The staff were excellent and recognised us each time we went to reception. The rooms were very spacious, location fantastic and the apartment block itself very beautiful. Kitchen was very high spec and beds very comfortable
As I own a B&B I am aware of how to do things well with this kind of provision. All was excellent although I would suggest you need to have maintenance go round once a month touching up the walls as properties like this can get scuffed walls - it looked like it hadn't been done for some time. Also there's a largeish crack in the second bedroom that you'd want to know about. I didn't love some of the furniture and think genuinely old furniture would be better than the metal dressing table and the rope mirror for example. I am fussy tho!! Also the bin didn't work. Needs changing as everything else was such incredibly high quality in the kitchen (which I LOVED!).

If you are trying to choose where to stay in Edinburgh do yourself a favour and book the Rutland hotel. If you arrive by plane take the tram which stops around the corner from The Rutland a mere 5 min walk. When you exit the hotel you are looking at the spectacular view of the castle and are in an excellent location from which to tour the city. The staff are fantastic. Welcoming, friendly, helpful , informative, they are wonderful. We have to say a huge thanks to everyone at the Rutland as we were upgraded to a 1 bed apartment which was simply stunning. Every comfort that you could think of , warm , spacious, extremely comfortable, spotlessly clean, fantastic mini bar, luxurious bathroom amenities. Breakfast at the Huxley was delicious.There was a great menu and the huge windows allow for a great view of city life. We had a wonderful stay and could not recommend the Rutland hotel highly enough.

We feel like lottery winners after having had the most incredible experience at The Rutland. We were joyfully greeted by the amazing Charlotte on our arrival and were informed we had been upgraded. This isn’t something we’ve ever had before and we were delighted. Charlotte upgraded us to one of their best luxury apartments for the weekend. She walked us just up the road and showed us into the apartment. I was speechless. This was the most luxurious, gorgeous and huge apartment I’ve ever stayed in. Every detail was so carefully chosen, the decor, the amenities, the linens. We could have lived there happily! We have no idea how we got so lucky to receive such an upgrade but we are truly grateful and can see why an apartment like that would make a longer stay in Edinburgh so fantastic. We hope to return again and book this incredible apartment. Charlotte was also able to recommend the hotel’s restaurant and an underground ‘speakeasy’ style bar nearby. So after seeing a show at the Usher Hall (just a stones throw from the hotel and apartments) we went for a drink in Heads And Tales - it was a fantastic underground bar with fab staff too, so a great recommendation - thank you! Back to our apartment- The enormous bed and heavy, black-out curtains provided the most excellent deep sleep. So much so, we woke up only 15 minutes before our checkout time! Totally worth it for the best sleep of my life. We were thrilled to see Charlotte at reception again for our check out, to be able to express our gratitude for her kindness and warmth of our truly incredible experience. Thank you so much for the best weekend, we hope to revisit again soon!
