Exceptionally beautiful suite in a beautiful building. Gorgeous design, tea cups, and use of colour. So unique. Extremely clean and incredibly comfortable. Loved the online neighbourhood guide as well.

The sound proofing is not super great -- we could hear everything in the hallways and outside on the street clear as day. This was not ideal when other guests came in yelling at 3am. Would have also appreciated towel hooks, a recycling receptacle, a mini fridge (so much space, it would be super easy to have one), and on-site baggage storage.

Breakfast was not available at the premises but they do provide coffee,tea and biscuit facilities which were great . They also recommend eating places and a bonus is there all within walking distance. And very nice and friendly staff . The room was a reasonable size everything you need was there. Read there information when you get there email as lots of info available to make your stay great. Plus is there is a taxi ordering gadget on the wall and once ordered it doesn’t take long to arrive . Never a problem with the code .

Unfortunately I wasn’t aware of the stairs .i booked two rooms one which was on the level as you walk in front door which was ideal for my friend who had mobility problems. The other was up a flight of stairs at the very top , which was not good for me as I am scared of heights and not good with coming up or down a lot of stairs . But not wanting to make a fuss I just took my time and didn’t look, but I’m sure if I had know the owners would have obliged at giving me another room .

Fabulous location just steps from the airport tram stop, West End. We could walk to everything we wanted to see and do in the city. Good restaurants near by. Room was large and very clean. Bed was comfortable and the shower was good.

It was a little noisy I heard guests coming and going during the night and early morning. We could hear conversations from next room. One or two communications about check-in would have been helpful. I received many- both email and text - very many more than were needed. It was the same message over and over.

I reckon it's an ideal format for introverts: no interactions with anyone at check-ins and check-outs, personal code works like a charm. It's been my second time at this property and I enjoyed it greatly. The location is perfect for reaching all the key places for sightseeing, losts of great restaurants and pubs around, easy connection by public transport or uber. We had a spacious room for 2, very cosy, with a comfortable bed.

Location was great, process of check-in, check-out very smooth, interior very nice and modern, super big and comfortable bed. The restaurant - West End Brasserie that was recommended in the guestbook served very good breakfast with 10% discount. In general very atmospheric place. Utilities such a hairdryer, steamer, bathrobes - additional bonus!

The room was really small, we were lacking space to keep the luggage, no wardrobe with small flooring space, we felt a bit cramped. It was really hot at night and we were not able to open the window more then 10 cm.

The room was easy to access with the key code. It was warm, beautifully decorated, and very clean. The room had Wi-Fi, the tv had Netflix, the shower was powerful….. All in all, a very good experience.

Although we knew there was no reception, and the facility was unmanned, we did expect that the room would be “refreshed” each day, or at least that the tea/coffee/milk would be replenished. When we arrived back to the room on the second night, we had to dash out to get milk and tea for supper/breakfast.

Wonderful stay. Great location with a 1 min walk to the tram station and 3 min walk to a Q Park parking garage. It is also about 15 minutes walking from all main Edinburgh sights. Comfortable bed, daily housekeeping, lovely tea/coffee and biscuits. Provided umbrellas. Seamless check in with app for amenities. Probably the best shower I have ever taken in a hotel. The room is a bit small, but very comfortable and beautifully decorated in the Georgian style.

The appearance of the building and rooms. The bed was nice as were the shower amenities. Our room was upgraded due to inconvenience but no space for luggage. We had 1 carry on and 2 backpacks. They stayed in the floor.

Our original booked room was dirty. The host stated the cleaning crew missed the room, so we had to change rooms from level 3 to zero all over whatsapp. After going back out to the Christmas market our door code was changed without verbal confirmation. We just figured it out trial and error. The host was lovely but still a big inconvenience

Beautiful room, gorgeous finishing touches and a wonderful stay! Smooth check in process, had no issues at all! The details were fantastic, I've listed a few small comments as feedback but overall it was a great stay and I'd recommend it time and time again.

The room is small but we only stayed 1 night so it was fine. I also had read a few comments about being able to hear people on the hallway and I'd agree but in a hotel you would expect it. We were also on the ground floor with bins outside the room so when they were getting emptied before 6am, it woke us up.
