Very easy to find, not far from the city center about a 15min walk, just next to a tram stop. Just for 2 nights, it was enough for me. I had everything I needed close by : groceries, coffee shops, restaurants...There is no people working at the location but if you have any problem with your stay, there is a phone number that you can call and they respond very quickly.

Even if the room was for one person, it is very small. You can hear anything that happens in the corridor, feels like your bedroom door is wild open. WIFI was not working well, don't know if it was because I was in the lower ground level.

The location of my stay in Edinburgh was excellent—very close and easy to get to different locations. However, the apartment itself was not very comfortable, with old furniture. On the positive side, there was a very nice, modern kitchen with a coffee machine that could even make cappuccino.

One major inconvenience was that, on the last day, I couldn’t leave my luggage in the apartment because there was no luggage storage available. They provided information about the nearest luggage storage facilities, but unfortunately, those were closed, which made things quite inconvenient and heavy for me to manage. I wish the information had been accurate.

The room was exactly as described. This isn't a full service hotel and isn't priced as one, however the rooms are very clean and comfortable. The rooms and bathrooms are private, but there's a communal kitchen and lounge with a (free) bean to cup coffee machine and plenty of tea bags and a fruit bowl. There's also extra towels, irons, ironing boards etc if you need them. Some of the property is a little dated, but it's a Victorian townhouse. Staff are not on hand 24/7, but they are only ever a phone call away. The hotel staff are very friendly and go out of their way to help. Location-wise it's opposite Haymarket Station and only a short walk to the EICC.

The wifi wasn't working properly in my room when I was there, but that's just one of those things. It had been reported and was in the process of being fixed. It worked fine in the living room and kitchen.

We were attending a concert and the walk was about 20 minutes to the stadium but the tram, haymarket train station and buses were a 2 min walk. Asked a couple of questions via the chat and got replies within minutes which was great. Had two living room areas where you could meet up and drink/eat if in larger groups with coffee machine etc. Nice large room with settee. Was initially worried about the check-in but easy via the app using boarding passes.

Whilst the room seemed clean as we were in a basement room we could smell drains from the bathroom and the bathroom could do with regrouting etc but it seemed clean and for a basement room was bright. Seemed a lot of money for what was offered however I do think thats because a concert was taking place.

Room and the bed was very comfortable - fridge was so useful. Hot water supply good and large proper towels. Communal areas were spacious. Quiet considering that we were close to a busy road. Excellent transport links made getting into the city very easy. A small selection of bars and restaurants near by.

Key entry was a little challenging at first but got easier. Bathroom was small but ok for a few days - shower was fine although the grouting does show its age. A microwave and toaster would be useful in the communal kitchen.

The check-in and check-out were very easy and fast. There was no staff around, so you need a phone and your Internet connection to get access to the room (for the main door they also give you a numeric code so it's fine anyway). The room was very small and quite hot, the bathroom was very small too, but everywhere was very clean. The position was very good, because it is right next to the bus and tram stops in Haymarket and about 100 m from the train station. The city centre is well connected to the area, so it's easy and fast to get there.

Digital locks that were being upgraded when I was there. Great staff who made sure I could get in and out of my room smoothly, while the resetting of the system was taking place. Good heating in the room, had a backroom as there were works going on in the front. Coffee/tea and biscuits available in the room as well as in the kitchen area at entry level (games and books as well, should it rain). The lounge is also comfortable. Hairdryer in the room.

Even though the house is carpeted everywhere you will hear other guests coming going in the stairs. I stayed for two nights and do not think any cleaning staff came in until after I had left the place. The shower/bathroom was a bit aged, but pressure and hot water availability good.

Quiet room and room temperature was perfect (not too cold nor too hot) in mid-April. Water pressure in shower was good. Helpful that there was a mini fridge in my room. Bed was comfy and I slept well. My room faced the inner courtyard (not the street) and it was quiet (note that I was on the very upper floor). VERY close to Haymarket station - very easy to get to via tram or bus from the airport, and is a train station. Personally, I found it close enough to central Edinburgh to walk, but a quick taxi ride would also be easy as there’s a taxi stand at Haymarket station.

I had a little difficulty getting into the building with the app, but once I figured it out it was easy (a brighter front stoop light would have been helpful to read my phone since I arrived in the dark). If I was less tech savvy, was older, or didn’t have a smartphone it might be more difficult/a bit of hassle. It’d be helpful for those in that circumstance to print out the instructions and door entry code(s).

great price clean and spacious room flexible on check in/out free coffee and fruit available good location, close to main attractions, close to tram and train station no staff on site but always available online

the only challenge for me was figuring out how the opening of building main door and room door works. make sure to read the instructions attentily. The doors seemingly only open within your booking "time slot", after check in hours and before check out hours. I couldn't open the main/room door at 10:50 on checkout day, fortunately staff were there and helped me

The location was amazing. The coffee machine downstairs, with good pod coffee. Our room had kitchenette with a fridge and garden view (so no street noise). It was spacious and generous for two people to move around without bumping into one another. Also loved the app-internet-controlled way of opening everything, since there was no physical staff. Really lovw that. It is super close to Haymarket Station and it was like a 15-20 min walk to the bottom of the castle. Always a treat to see it!

Our room didnt have any hooks!!!??? It was pretty annoying that you couldnt hang anything, not your towel or your bag or your towel in the kitchenette. You can see where the hooks used to be, but it seems like the hotel couldnt be bothered in fixing them?? And also the light fixture had two bulbs uncovered, which was kinda bright to look at too.
