Great breakfast. And also very well located. Jason was friendly and gave me the impression that he would do anything to make our stay more comfortable. Even when we were departing, to go the next stage on the arduous South West Coast Path (that the accommodation is brilliantly located for) Jason said “just call if you get into trouble and I will come and get you” – and I genuinely believe he would if it came to it. How is that for looking after his guests? Brilliant. Also a nice touch that he has some family photographs opposite the bar. Nice. Recommended.

The location is perfect with plenty of scope for walks up the valley. The room was clean and comfortable with an amazing shower The sun trap garden was perfect for quiet reading and relaxing. The breakfast was delicious with fresh tomatoes and mushrooms and tasty sausage and bacon. Jason and Yvonne were perfect hosts with cheerful help from Beth. We would love to return in future.

The parking was across the road and chargeable. We were fortunate to grab the last parking space when we arrived. Otherwise parking would have been a problem.

Excellent!! We stayed at 4 places during a coast walk, and this was the all round best for value for the quality, etc. Its a quaint, delightful and very well cared for place, nice sitting room etc, our room had sea view and 4 poster etc. Breakfast the best we've had all trip... Very flexible in caring for diets, etc, and mix and match pre ordering the night before, so you know it will be perfect, and homemade stuff (really good) of many kinds added in. They made sure they got stuff in for our diets. Ps, incl. breakfast fruit salad... totally fresh... (unlike a certain purple chain hotel) Very welcome after 2 days on the hills with no shops! The hosts are wonderful! Really friendly, skilled, but also low key and leave you to it. Ps if you're walking 11 miles from Porlock on the coast path, you are not going to want to go the extra km up the cliff to Lynton for a hotel. I'm so glad we stayed here. PPS, you can pre order a dinner as long as you do so at breakfast time. I'm sure it would be lovely too. I say this as a lot of the Lynmouth eateries were only due to be open again on Thursday (!) so the curious walker might want to consider that. There is a bus that goes virtually hourly from virtually outside this hotel to Lynton and on to Barnstaple station (check the bus company website, as Google maps is wrong). More than the other places I stayed this trip, and based on our lovely room I'd love to come back to this hotel.

The period property was beautifully decorated outside with Christmas decor, we visited on the 6th of December, inside was equally festive and welcoming the sitting room had a large log fire, we were shown immediately to a lovely suite which had antique furniture,lots of choice of tea and coffee, we we're also asked if we wanted fresh milk for the morning. The bathroom was very modern, toiletries, bathrobes and fluffy white towels provided, the shower spotlessly clean and good water pressure, very spacious also had a Bluetooth mirror to play your music, I want one! The bed was super comfy and warm even with storm Darragh in full force had an excellent sleep every night. Breakfast was 10/10 plenty of choice and my husband had a full English 3 days running discovered hogs pudding now we have to find a recipe!,.Top quality sausage and bacon. vegan and gluten free was also available. Jason the owner was even kind enough to give us a lift into lynton on the Sunday as we had booked a meal in a restaurant. The location is just amazing you can hear the river and see the coast from just feet away. Great location to explore the local area.

Could have been helpful to have a bar tariff, we didn't know how much or which wines were available, or how much spirits cost.

Fantastic breakfast , well cooked with plenty of options. Very comfortable bed. The bathroom is well equipped with a Shower over bath. Nice location. Nice and quiet at night.

A little disappointed that it didn't appear to be the exact room I had booked on here which showed a double-aspect window view. ( We had a single window room on the side of the building). Parking also needs to be pointed out is on road with a 2-hour limit between 10am and 6pm , and a 4 hour no return rule. So if like us your booking is for more than 1 night and you intend to stay local then you will need to pay for a car park for at least 4 hours per day. Television very small compared to a lot of contemporary B&B 's these days and was intermittent with its reception. The Bathmat wasn't clean, flies in our room and the hot water was a bit tepid at times.

We had a lovely spacious and cosy twin room on the top floor with views to the village and the sea, and it had a good size ensuite with a big shower. Everything was spotless. There was coffee and tea in the room and even some homemade little biscuits! Breakfast was great too, everything was there from full English to fresh fruit salad and croissants. We loved it. The location is perfect and it's totally quiet. The owners made us feel very welcome and even gave us a lift up to Lynton in the evening and picked us up again as we had pre-booked dinner in a restaurant there, not realising it would be quite far to walk, especially in the dark. We'd come back anytime!

What a lovely place! Jason and Yvonne were incredibly welcoming and kind, from the fresh milk on arrival, the offers of lifts and the complementary scones one afternoon. The hotel itself is a lovely, quirky building that been decorated in a style sympathetic to its age. The room was light and airy, with a wonderful view of the river and the sea. Breakfast was amazing! the full English was massive and cooked really well and there was a great selection of juices and cereals if needed(which they weren't as breakfast was so filling) We will absolutely stay again. Thank you for a lovely end to our holiday.

Location conveniently opposite a car park, a fair size of room, immaculate bathroom with a shower, cozy interiors throughout the B&B

A suggestion to the hosts would be to separate options available as a buffet in the breakfast menu - like cereals and juices - from the fruit salad and croissants that need to be pre-ordered the night before, rest of the cources (english or vegetarian, etc) are clearly marked as valid for pre-order. Due to this mix we failed to enjoy a fruit salad as we didn't order it. The lady serving breakfast was though nice to offer us some spare croissants that we by the same mistake didn't order either.

Lovely room, comfortable bed, good shower, super clean. Good choice of breakfast. We were the only guests (mid week in November) so it was very quiet. Only met the hosts briefly - very polite and friendly, offered us to use lounge in the evening. Free on street parking this time of the year. Great base to explore the coast. Morning dog walk straight from the property, following the river (stunning and very atmospheric in the autumn).

Just a minor thing - fee for the dog was a bit more than we usually pay in other places (£25 one off fee).

Room was very neat and clean, everything was great character, on street parking is possible but there is a pay and display over the road. Lovely views and sea climpses Large coffee pot at breakfast was brill

Ordering breakfast is a simple process to get perfect, but somehow it went wrong. Good ingredients but only partially cooked full English ingredients was a disappointment had this been perfected all my scores would be 10/10. No honey on offer either. So in summary just breakfast cooking to master ASAP to make this a great hotel.
