Lovely little B&B, bedroom warm, clean and very comfortable with a well equipped bathroom. The breakfast was delicious with a wide variety to choose from whether you want a full English breakfast, with also the option of a vegetarian choice, lots of yummy pastries, juices and proper mugs of tea. The location is ideal with the city centre being within a short walking distance. The staff are so friendly and accommodating.

There is nothing that I did not enjoy about the stay. I would happily stay here again, and this is on my recommendation list to friends looking for somewhere to stay on a city break. Just wish we could have stayed longer.

The location is perfect, a short walk to Smeatons tower, 10-15 minute walk to the restaurants on the beach, and 20 minute walk to the barbican. It wasn't noisy at night, and you have your own key for access 24/7. There's also a co-op 10 minutes walk away for any essentials trips. The staff were incredibly friendly and helpful, they were welcoming and chatty, they just seemed genuinely happy to talk with guests and share information when needed. I love that it's dog friendly, it makes everything so much easier. The room was a great size, nice and clean and had teas and coffees etc. Breakfast was perfect - a little buffet of cereals, toast, yoghurt and pastries and the option to order a made-to-order breakfast. All was very tasty! You have to pay for parking if you can reserve one of the spaces, but it's cheaper and way more convenient than the on street parking. However, there aren't many places in Plymouth where parking is easy! So this is a nice touch. We will return and book here any time we are visiting, we wouldn't want to go anywhere else.

Amazing location to the hoe and barbican. The staff were very helpful and pleasant 😊 our room was clean and comfortable. Maids were very helpful and cleaned and changed towels every day. Breakfast was excellent with choice of continental or English breakfast. Myself and Husband were very satisfied and would definitely recommend 👌 ☺️

Our bathroom was OK,but the sink and shower was small,and the toilet took a few times to flush away, but taking into consideration the property is old,not sure if it is victorian.

Bedroom was very clean and bed was so comfortable. We had clean towels every day and room was was cleaned every day. Staff were very friendly and couldn't have been any helpful. We had a great choice of breakfast. Seating area outside was lovely and could enjoy a small drink from the bar. The house was situated in a perfect location next to the hoe. My daughter and I were in plymouth visiting my son daughter in law and grandchildren. We will definitely recommend this to friends and family and we will be back to stay there.

There was nothing we didn't like.

Staff were extremely courteous and friendly. Jennifer and Matt are a lovely family and they are keeping a traditional family run seaside bed and breakfast hotel up to scratch with the service and hospitality they provide. Bedrooms were spotless, hairdryer available, clean towels every day. Nothing was too much trouble and the full English breakfast was fabulous and the choice of alternatives was great. Location is the main reason we chose the hotel and it is fabulous … literally fell into bed after an evening concert on the Hoe !!

It’s a little dated decor wise but this keeps the character in its original form and is very well placed amongst other similar hotels in the area.

I stayed here because I was running a 10K race. The start of my run was delayed by half hour and I was worried that I would be late for check out at 10:30. I messaged the hotel from the start line to explain and they were great about it, telling me not to rush and were happy for me to take a shower and get changed before I left. The location was perfect for me and was less than a 2 minute walk from the Hoe.

The headboard on the bed was made of metal so every time I rolled over in the night, it banged up against the wall and woke me up. The decor is a little tired and could do with freshening up.

The staff are exceptional. Friendly and helpful. The location was excellent for our visit for Plymouth Summer Sessions but is also a stones throw from the Barbican and shops.

It is a minor point. The mattress in our room is tired. It was uncomfortable. It was a little lumpy but the main issue was if either of us moved during the night we would roll towards the centre. This is the only thing that has stopped us scoring the hotel higher.

Our stay at the Kynance house Hotel was brilliant, good room with very comfortable beds. The breakfast was excellent with a good choice of cereals, fruit and yogurt followed by a full English cooked Breakfast. The location on Plymouth Hoe was great, in easy reach of most attractions. The Hotel staff were great and very friendly, we enjoyed our Holiday very much.

Everything was perfect.

from the moment I arrived, I was greeted by the most kindest and funniest man ever. You made me feel at home from the moment i walked through the door.. I was so nervous, with the thought of staying somewhere alone with my 2 children, waiting to meet my husband off a deployment, but you made me and my children feel so comfortable and welcomed for the 4 days we stayed. Also, breakfast was amazing, and rooms were a great size to fit all of us. Fab location, too, with lots to do close by. I would 100% stay again

My bed, in my second room. Stayed in two different rooms. The first one was to fit just me and my children, the bed was great, the room was great. But when we moved into the second room to fit 4 of us. The bed was a bit uncomfortable, probably needs a new one?, but the room was massive and love it.

The receptionist on duty when we arrived was very helpful and funny. He helped me drive round to the car park, he explained all the information we needed and was knowledgeable regarding the bus we needed to get up to Home Park to watch the football and where to catch it from. The room was clean and adequate for what we needed. The breakfast which was included was lovely too.
