Very Warm welcome so nice and kind, very helpful about things like what's around the area like pubs and restaurants etc. Our bed was very cosy to sleep in, bedding really good light and airy we slept really well for the week.

The only dislike we had was Not having breakfast included in price for stay you could have breakfast at extre cost OK if you can afford this extre as we could not we had to go out every day to find somewhere for breakfast was hard at times but in all really worth a stay.

Friendly helpful owners, room was small (though not an issue) spotlessly clean, lovely decor, noise free mini fridge (where from? never had a noise free one before I usually turn them off due to noise) great beverage amenity tray sized for the room. Simple keypad entry to access keys to hotel and room. All in all perfectly formed and perfect for our overnight stay. Continental breakfast plus hot baps available by pre order night before at additional cost if required.

Needed pillows or towels behind bed frame as banged against the wall otherwise, just moving about in bed. Bed was tucked into corner, would have been better to have the bedside table (or slimmer one) by the wall instead of by the wardrobe. Both easily solved giving a perfect 10

The hosts leanne & Arron was absolutely amazing we really was part of the b&b family home we cannot wait to go back we miss it all and them already! It's clean ,smells beautiful from the front door, rooms are decorated modern and very very clean beds comfy, shower is cosy then there was breakfast which was included by the way which leanne and arron without fail done every morning was wonderful freshly made again very clean also in the eating area and clean cutlery,plates,cups etc we literally can't even express our delight to of spent the best holiday we have had not just in paignton but at leanne & Aaron's b&b . If you haven't been here you need to get booking best place in paignton and location is perfect. Lovely people pleasure to meet and made me and my partner and my children very welcome indeed nothing was to much trouble and there smiles every morning made our holiday even more worth it . If I could of sat in there room for the week and just go for food on the evenings I would of it was that brilliant. 💯 recommended without question. Nothing could of been better it was more than better anyway. Just make sure you both have time for yourselfs and a break you work so so hard.

The extras in the room were great - like fresh milk for tea/coffee in a mini fridge (along with cold water), the Nespresso machine and the USB plugs. The bed was really comfy and the decor was unfussy (not old school B&B style). Access for after hours was really easy and the owners were really friendly and accommodating with my awkward timings. Good communication beforehand too. Parking a bonus as well, as the road is fairly busy with cars (but I did find a space outside to start with anyway). I wasn't sure about just a continental breakfast to start with but the coffee machine was good (tea on request - and you are asked straight away, so no delay) and plenty of choice with cereals, a bowl of fresh strawberries and blueberries, yoghurts, croissants, waffles, boiled eggs, bacon pastries, toast, crumpets, ham and cheese - definitely didn't need cooked breakfast alongside all of that!

The only thing that I was even slightly aware of as a downside was the size of the room - it was cosy, but I didn't need anything else and it was fine for one person. The bed is really big so that's the compromise and the price reflected that too. I didn't see any other rooms so couldn't comment on those but mine had a high ceiling so it didn't feel small, it's just a fact to note if you need more room for limited mobility (I was in room 2).

Clean and spacious room, great breakfast and excellent hosts

The house is very nicely refurbished and I thought it looked better then the photos. The beds were comfortable, linen clean and crispy white, it was really neat and clean everywhere. There were blackout blinds so no child woke up too soon :). Nespresso in the rooms and nice bean to cup coffee for breakfast. We don’t really take breakfast at UK hotels as we can’t stand fry ups but as it was included in price and continental we really enjoyed it - there was a nice variety. We enjoyed the stay as it felt really homely and the owners were the loveliest people so can wholeheartedly recommend.

EVERYTHING! Our room was clean, tidy, modern and had everything we needed for our short stay. We originally booked for one night but changed our plans to stay another night at short notice and Leanne sorted it out with no hassle whatsoever. The room was cleaned again within a couple of hours of my request and we had another great night at this lovely property!

The photos do not do this property justice. Really finished to a high standard. Room has everything you need good quality linen and towels fabulous location would suit any type of traveller. Nice and quiet in the evening good sleep . Really easy check in and out would definitely recommend and stay again

A warm welcome from Aaron and Leanne at this well modernised property, in a quite location on the edge of Paignton, but close to all amenities. Good continental style breakfast with plenty of fresh fruit and sweet treats. Excellent base for touring Torbay, the South Hams and Dartmoor.

Breakfast would have benefited from more variety during the week, but lovely and tasty, and set you up for the day.

A lovely guest house with fabulous hosts. Everything was spotlessly clean, A great lounge with leather settees & a large tv. The continental breakfast was great - good choice of cereals, fresh fruit, warm croissants, pain au chocolate, bacon wraps, boiled eggs, white & brown toast, muffins & crumpets, Special dietary requirement catered for (as long as you let them know beforehand) Leanne & Aaron couldn't have been more helpful and were really nice.
