We needed to check in early as we were going to a function in a different town so I rang up and we was able too be checked in early. We was offered a breakfast for next morning which I opted for a full English for a very reasonable price and was fresh, tasted delicious which was made while I had a couple of coffees and fresh fruit. The room in itself room 11 was facing the Rd but didn't disturb our sleep bed was comfy overall the room was perfect WiFi tv even a decent fan as was a warm room. I can't fault anything about this hotel it's within walking distance to everything in paignton perfect host

Loved the friendly atmosphere, lovely to chat with both Tracey and Andrew, nice couple of evenings in the well stocked bar, the hotel is spotless and the location is fantastic,superb value for money,room was comfortable and very clean and with tea and coffee in the room it's a lovely touch and with supplies readily available in the lobby it's much appreciated,spoke to other guests and many of them are returning guests and some staying for extended trips so that speaks volumes about the hospitality,value and cleanliness of the hotel, keep up the great work guys and see you again
Nothing to complain about,the only thing I would like but this is only personal preference as I get hot in bed is a fan in the room

The hotel and room was spotless the room itself was very comfortable and with everything you needed for a pleasant stay. The owners were very friendly and attentive and the breakfast was wonderful. The hotel itself is situated on a nice quiet street just two minutes walk from the front, the shops and both the bus and train stations. We will be going back but next time we will probably take our dog as they also have separate downstairs accommodation you can take your dogs in.
We could've stayed longer than two nights but obviously that's our own fault

Lovely couple Andy and Tracy. Room was very clean and everything you needed was in your room or just as you came in the front door if you needed extra . Nice little bar if you fancied a drink in the evening 😀
It does say bed and breakfast . When we got there Tracy said no breakfast to keep costs down . That's why I gave 8 out of 10 as should alter the breakfast part so people can know on booking.com . Also mirror on wall by tv you can't look in it as it at the side of tv and plugs don't reach to the standing mirror as you come in the room .Mirrors need to move to dry and straighten hair

Only stayed one night but location perfect for promenade, steam train and lots of eating places within a short walk
These points are very minor but mattresses a bit firm for us, water pressure seemed a bit low and the basin wouldn’t retain water. To be fair to the owner we didn’t mention these items as we were only there for one night and they didn’t spoil our stay

Lovely hotel. Very clean and up-together. Our Host Tom was very helpful and ensured we had everything we needed. The location was perfect as it was just a short walk to the beach and local amenities. There is also free off-street parking available. We will definitely stay there again when we are next in Paignton.

Excellent Tom and Rosie could not do more for us. Attentive, friendly and efficient. Breakfast was superb and good value. Paid for separately. Excellent position a short walk from Quay, beach, pubs and restaurants.
Hotel has been lovingly restored.. Rooms are lovely, showers could do with some modernisation.

Spotless, nicely decorated, comfortable beds. Landlord leaves you in peace but plenty of supplies left out where you can access them (teabags, milk, loo roll etc) very close to the seafront and amenities. Was here to visit sister in hospital so not there much but would stay for a holiday, will recommend to others.
Tv was a little glitchy but I think this was more to do with the storms, could do with a new kettle in room 10 but worked fine if you held the button down. Nothing major, car park isn’t massive but never struggled for a space, may be different in peak season.

the heater beside the toilet had been damaged before we took over this made no difference as we did not need the heater in the present weather. It had been partially ripped from the wall. The soap dispenser in the bathroom did not work but we had our own soap.

The hotel was lovely, the rooms were a decent size earth family room. They were clean and the beds were comfortable. The location was spot on a short walk to the beach, pier and town. The staff were very friendly.
Nothing, only thing I would say is the water pressure on the shower wasn’t very powerful but was enough for a shower.
