The hotel was great.. but a bit tired. We had room number 8. It was at the top of 2 flights of stairs. No lift. It was a lovely room. The bathroom was a bit on the small side the shower cubicle was small not very good for the large person.The owners and staff are very friendly. We didn't have the breakfast. We are not breakfast people.. but it did smell good. The car parking was free but a bit of a squeeze. We probably would stay again but we would ask for a room on a lower floor. From the car park to our room are 41 steps. Not good for my wife or anyone else with arthritis.so all in all we enjoyed it. If you are reading this and are going with in the next few weeks. Sands road is closed for under ground pipe replacement. So you need to come in on the cost road.

The big down side to our stay. From the traffic island Infront of the hotel to the Vue cinema is about half a mile in a straight line. So we would get some kind soles with no thought for others who would use it as a drag strip in the early hours of the morning. Big exsorst and a dump valve. I think a speed camera would be a good idea. Even with the window closed it was still enough to disturb your sleep 😴

Location could not be better right at the end of the esplanade (and sea views are possible apparently). Quiet. The lively marina area with nightlife, food and drink options and all the boat tours is a very short walk away. Very friendly welcome by hosts. Room was perfectly sized for a single, comfortable and very clean. Wifi worked perfectly for watching TV players. Carpets looked new. Furniture functional. Shower was 'in room' and was OK. A good night's sleep was had both nights. For the room rate I paid for the single room, I would say excellent value for money. Book your breakfast in advance at a reasonable price that compares very well with local café options.

TV signal in room 7 is poor, so only limited channels were working. More toast could have been offered. Nothing else.

The hotel was so near to the sea that you could possibly jump in from the window. "Joke" It is a bit noisy from the traffic but then people will know that from the pictures of the hotel. The only thing that could be an improvement is a bigger TV as the hotel tv is very small, on rainy days sitting watching a small tv does strain your eyes a bit.Other than that all was good. You are walking distance to the town and the train station as well as the pier. You have a fantastic view from your window if you book a double room at the front of the hotel.

We were in room 8, right at the very top. Our view was great, to see the sea first thing in the morning was lovely. There was good parking, either around the back of the hotel or at the front. This could be a little tricky though(at the front) as it's right off a roundabout, but that's not the hotels fault really. It was very close to the beach, shops and bars. But far enough away not to hear any noise from the bars at all. A very enjoyable spot.

This isn't the fault of the Hotel in any way, but the traffic noise by motorbikes and 'petrolheads' late at night could be a pain. It usually stopped just before midnight though.

Parking available wich is a big plus, close to the beach, privacy, easy to find location, decent room size, clean.

Altough it was quiet and privacy respected, during my stay there I heard people shouting, swearing, slaming doors at 1-2 o'clock in the night, but this has nothing to do with the hotel, some people are just out of control. The possibility of haveing acces to a small fridge, a room fan/ventilator would be a major plus, bed mattress too soft ( I know most people would rather have a soft mattress ) but in my case was too soft, I literally felt like sinking on that bed !

Great hotel, excellent value for money, would highly recommend, location is spot on. The owners are also excellent very welcoming and can’t do enough for you. Also a bit of a pool player on the table in the bar which is very well priced. 🍺🍺😀

Leaving, could have done with a couple more days.

This is our 3rd time staying here and it was just as amazing as it always is! we love coming here we always get a room with a stunning sea veiw the hosts are lovely and welcoming and breakfast was lovely it was nice to see how the hosts interacted with all guests they were relaxed kind and were happy to help!

the wifi was a little slow and we needed to turn it off and on again a few times but who needs wifi when you have such a beautiful place on your doorstep the bathroom is small but is perfect for all the essentials!

Very welcoming and helpful staff (owner). Location was just perfect, right on the beach.

If I really had to think of something, an iron and ironing board in the room would have been great, but I am pretty certain if I had asked for these, the owner would have most definitely made these available for us. I didn't ask, because it was really no biggie! :-)

We were very happy at the Sands Hotel clean comfortable food good view of the sea as the sea is just across the road lovely beach and about 10 min walk to the town of Paignton we will go back again for us in our seventy's it was spot on

the only thing which could have been better was the bathroom it could have been a bit bigger

The location is perfect for everything, easy walking distance to town beach and eateries, bus or train close by. No problem parking at the hotel. but I had no worries anyway because there is a big car park near by. Hearty breakfast comfortable beds. Very friendly family atmosphere. Now I noticed reviews about the showers. Just run the water a bit longer than you would expect and it’s fine. Definitely going back.
