Most of the BnBs I’ve stayed in have been old fashioned and that’s typically my vibe. This BNB had been updated to a more modern look. But it was well done. More importantly, the rooms were spacious and comfortable and Kim, the proprietor, had thought of every single detail. I was so impressed by how well designed the room layouts and amenities were. We didn’t use the gym or the kitchen but the game room was fun. Breakfast was excellent. Though outside the downtown area, 303 was just a quick ride away and also close to the observatory (which is a must-see). Parking was very easy as they had designated spots. Kim went all out with the Christmas decorations which, even though I’m Jewish, I enjoyed.

The only issue is that our room was too hot the first night. We solved this by turning off the heat and cracking open a window.

The best thing about this B & B was Kim the owner. She was very welcoming and helpful, fully explaining what was available on arrival. She is also an excellent cook providing lovely and different breakfasts every day. She was also very helpful in providing local information and recommendations. Very Quiet location a mile or so, but within easy reach of downtown Flagstaff. The house was beautiful with lovely decoration and great facilities, including a gym and sitting area outside of the room as well as the upstairs porch available to all.

We loved our stay here. So wished we could of stayed longer .It's spotless and Kim is such a lovely host. It's in a peaceful location but not far to the centre of things. We had the purple room which was immaculate, the massive bed was so comfortable and the sheets were so soft. The attention to detail was second to non ,even at breakfast. It was great to be able to do some washing. The whole place is decorated and laid out beautifully ,a great games room and lovely seating on the balcony.

We got in late so didnt meet our host til the next morning. Entry was easy with the door code and the room was beautiful and welcoming. Kim was so friendly and accommodating when we got to know her at breakfast. U rarely find a b n b these days that actually offers breakfast so this was a specially nice feature and the breakfast was delicious! We probably would have enjoyed joining other guests for breakfast. Its always fun to meet new people. We also enjoyed the unique decor at 303 bnb. There were just interesting pieces and wall decor everywhere.

The art and decor inside the house is absolutely stunning. We stayed in the blue room and it was very comfortable for 4 adults. The amenities were amazing and we especially enjoyed the swinging chairs on the balcony from which we enjoyed the calm neighborhood and beautiful view. Kim is very welcoming and made delicious breakfast for us. Overall it was a wonderful experience for us.

Hi, from Korea. Everything was perfect. Even though we arrived late and couldn’t enjoy facilities enough, theater and game room was so cool and the sofa of that room was so soft and comfortable. Room condition was great, also bed was so fluffy and cozy. Bathroom was also clean. The host was very nice, and it was a great place to have conversation with other people and even if you don’t join the conversation, the atmosphere was comfortable enough. Above all, delicious breakfast and fluffy sofa were the best.

I never expected to walk in and know instantly that the owners have impeccable taste. The attention to detail .... the friendliness with still allowing for privacy. This B&B is without question the most amazingly decorated and the most beautifully appointed place we have encountered. This place could hold its own on Miracle Mile in Chicago! Not to mention the food offerings should be featured on the cover of Bon Appitit? The beauty in this B&B makes you believe that in this post pandemic time, beauty can still be found and enjoyed. A wonderful stay. Booked last minute on the day via booking.com at a very reasonable price. Good communication and no issues checking in. There is parking for each guest, and I believe 4 rooms in total. There was wine and cheese (both excellent) and then a cooked breakfast in the morning, which led to a very enjoyable time chatting with Kim and the other guests. Kim sorted out a gluten free option with very little notice. The room was spacious and very well decorated (as was the whole bnb). Games room and snooker also great fun. There was great attention to detail in every aspect. We wished we could have stayed another day! A must stay if you're in Flagstaff.

Absolutely everything! Hosts were fantastic and the B&B was immaculately clean, beautifully decorated, excellent location with all the amenities you needed nearby! Rooms were very comfortable and Kim was so kind and helpful. The wine and cheese hour was a very nice touch! You could sit on the front patio or upstairs on the swing lounge…both with a nice breeze. If needed there was a washer and dryer…very convenient if needed. Pool/Ping Pong table downstairs which also had a fantastic Gym. Great game room with shuffleboard, video game, etc. breakfast was way beyond expectations….eggs Benedict cooked to order! Absolutely delicious! This is an amazing place to stay for one night or many! We will definitely stay here again. 10 stars all the way! You will not be disappointed!

each of the 7 breakfasts was different and well prepared with healthy fresh fruit. Location was perfect into central downtown and other venues- even a hospital was nearby. Hostess Kim joined in spirited conversation each morning.

Initial comments re: the possible effects of the higher altitude on the body would be helpful, appreciated and encouraged.
