Location to Family Health West and the town of Fruita was helpful. Fast and helpful responses from on-site staff. Room was comfortable even in the heat due to efficient wall a/c. Blackout shades helped to control light in the room.

The train whistles/sound at night due to proximity to the tracks was a real detriment to sleep. If not for industrial strength earplugs I luckily brought I would have left after the first night. I was unaware of the close proximity to the tracks and the frequency of the train passing by every few hrs during every night. Altho the Inn revised the charge to reflect my early departure, booking.com has not responded to my daily requests to refund the unused stay charges to my credit card. There is no way to get in touch with booking.com customer service via phone and the chats online appear useless. I will not book a stay via booking.com again anywhere.

The room was spacious, clean and quiet. We were located well for all our activities—downtown Fruita with shops and restaurants is almost within walking distance. We had no problems checking in with the digital info, fortunately. We would stay here again.

There was no one in the office during check-in time. Everything is arranged digitally for getting the entrance code for our room. Not very convenient if there is a problem. An older couple we met had requested a first floor room but were assigned second floor. The only way to reach their room is up some steep metal steps outside the hotel. A hard chore with heavy suitcases. I do not recall the website saying that this hotel is not suitable for those who cannot climb steep stairs. The couple had requested a first floor room. So be aware.

But the room itself was actually quite good — everything we needed was there. The bed was very comfortable.

The booking itself started with issues — unfortunately, the hotel didn’t try to find any solutions and just shifted the responsibility with phrases like “let’s hope Booking.com will fix it.” And if we end up losing the money, they just shrugged. Breakfast was really poor, I wouldn’t even call it breakfast, more like a quick snack. Everything was cold — just various bars, cookies, and some fruit. My husband had nothing to eat as there was no meat or a proper sandwich option.

I recently stayed at Balanced Rock Inn and had a truly pleasant experience. The room was exceptionally comfortable and clean, with every need of the guest thoughtfully planned out in advance. What truly stood out to me was the breakfast menu—it was carefully crafted to include a wide variety of options catering to different preferences and dietary needs. I was fasting and needed to make a quick selection, and I was impressed to find options like bananas, peanut crunch, low-fat yogurt, milk, and so much more. As someone who travels frequently, I can confidently say this is the first time I’ve seen a lodge demonstrate such genuine compassion and commitment to guest satisfaction. Hats off to the management for creating such a welcoming and considerate environment. Highly recommended!

The man who checked me in was very nice and personable. The room was small, but clean and it is obvious that updates had been recently made. My bed was comfortable and the bathroom was small, but everything was stylish. The motel is located on a corner where many semi trucks drive past, and for a bit, it was loud. However, that didn't take place all night. My the show on the TV froze up, and after that I couldn't get the tv to work. It was later in the evening, so I wasn't too upset. The bed was comfy!

I love motels… easy in and out. This was a great one! Keruig type machine in the room with more than just coffee… there was green tea and hot chocolate which my kids enjoyed. Keyless entry, didn’t have to check in in person, all info was texted to me and we could just go straight to our room. Breakfast was more than typical “cheap pastries”. Lots of good options!

While this was no big deal to my family, bfast is upstairs. So someone who is not able to climb stairs might need to request some other option.

If you're going to Fruita for mountain biking, this is a great choice. This was my second stay here. The room is spacious enough to keep a couple bikes in the room if you don't want to leave them on your car. There is also a bike wash and work station which is so helpful! The location is also walkable to many good restaurants, and a couple bike shops. Checking in is super easy, and the room was clean.

The only thing that wasn't great was the towels. They may have gotten new towels and they were really soft but they left lint EVERYWHERE. Also, the ceiling fan in the room we stayed in was so loud. That may not bother most people but the clicking noise all night while trying to sleep was driving me nuts.

This is a nice property and room was pretty clean. It's a traditional "motel" in that all rooms are accessed directly from the parking lot (2 floors) - which makes it a breeze to get luggage inside from the car. Rooms appear to have been recently remodeled/updated. Bed was comfortable with nice pillows. Room was spacious enough to keep my mountain bike inside without being in the way. Location is great with a nice park right across the street and incredible mountain biking trails just 10 minutes away. Grocery and fast food easily walkable just down the street - more restaurants just a few minutes down the road. Breakfast is basic but nice and well-stocked.

A/C a bit noisy. digital door lock not reliable ... many tries to gain entry. In summer, the western sun is hot making the digital door systems and knobs too hot to touch. Advise, a shade system on west side of motel setup in the summer. No bottled water available at breakfast on weekday from what I could surmise.

I loved the fact that you can tell the owners truly love that place, the atmosphere is light and not stressful, the room we stayed in is probably hands down the cleanest, well kept, room I’ve stayed in in over a year, I am impressed. Add on top of that it gets better, check in was done via cellphone no hassle I just am so delighted that someone took the time to actually acknowledge my Needs even before I got there, I mean that, super amazing place I recommend this place for any occasion.
