The room was spacious, clean and quiet. We were located well for all our activities—downtown Fruita with shops and restaurants is almost within walking distance. We had no problems checking in with the digital info, fortunately. We would stay here again.

There was no one in the office during check-in time. Everything is arranged digitally for getting the entrance code for our room. Not very convenient if there is a problem. An older couple we met had requested a first floor room but were assigned second floor. The only way to reach their room is up some steep metal steps outside the hotel. A hard chore with heavy suitcases. I do not recall the website saying that this hotel is not suitable for those who cannot climb steep stairs. The couple had requested a first floor room. So be aware.

I recently stayed at Balanced Rock Inn and had a truly pleasant experience. The room was exceptionally comfortable and clean, with every need of the guest thoughtfully planned out in advance. What truly stood out to me was the breakfast menu—it was carefully crafted to include a wide variety of options catering to different preferences and dietary needs. I was fasting and needed to make a quick selection, and I was impressed to find options like bananas, peanut crunch, low-fat yogurt, milk, and so much more. As someone who travels frequently, I can confidently say this is the first time I’ve seen a lodge demonstrate such genuine compassion and commitment to guest satisfaction. Hats off to the management for creating such a welcoming and considerate environment. Highly recommended!

If you're going to Fruita for mountain biking, this is a great choice. This was my second stay here. The room is spacious enough to keep a couple bikes in the room if you don't want to leave them on your car. There is also a bike wash and work station which is so helpful! The location is also walkable to many good restaurants, and a couple bike shops. Checking in is super easy, and the room was clean.

The only thing that wasn't great was the towels. They may have gotten new towels and they were really soft but they left lint EVERYWHERE. Also, the ceiling fan in the room we stayed in was so loud. That may not bother most people but the clicking noise all night while trying to sleep was driving me nuts.

This is a nice property and room was pretty clean. It's a traditional "motel" in that all rooms are accessed directly from the parking lot (2 floors) - which makes it a breeze to get luggage inside from the car. Rooms appear to have been recently remodeled/updated. Bed was comfortable with nice pillows. Room was spacious enough to keep my mountain bike inside without being in the way. Location is great with a nice park right across the street and incredible mountain biking trails just 10 minutes away. Grocery and fast food easily walkable just down the street - more restaurants just a few minutes down the road. Breakfast is basic but nice and well-stocked.

I loved the fact that you can tell the owners truly love that place, the atmosphere is light and not stressful, the room we stayed in is probably hands down the cleanest, well kept, room I’ve stayed in in over a year, I am impressed. Add on top of that it gets better, check in was done via cellphone no hassle I just am so delighted that someone took the time to actually acknowledge my Needs even before I got there, I mean that, super amazing place I recommend this place for any occasion.

The room was very clean and comfortable. It was perfect for my needs. I was impressed by the simplicity while at the same time having a welcome and clean feel. Bathroom and bed were excellent. See below for my only issue.

The heater in room #10 was difficult to use. I am not sure if it was broken but I could not get it to operate so it would keep the room at a steady temperature. Instead, when I had the heat set to 62 degrees, the conditioner just stayed on making the room very hot. It would be helpful to have a simple set of instructions on how to use the heating system. The vent on the heater was also broken.

It is a cute little renovated inn. The room was clean, and the bed was comfortable. The breakfast was a nice touch with many options. The location of the hotel was great, walking distance to many restaurants, bars, and a couple shops. There is a grocery store right next to it. The room did come with a mini fridge and microwave. The staff was very accommodating. It is a great spot for mountain bikers; there is a bike wash on site. There is also space in the room to store bikes overnight, it might just be a little cramped. There are plenty of security cameras on site, but we just weren't comfortable leaving the mountain bikes outside.

It would have been nice to have somewhere to put clothes. There was no dresser or any drawers. There is a coat rack/bench which was nice to put some stuff on.

Easy check in and out as I traveled cross country. This is a perfect place to stop over. It is right off the highway for easy access. They text and/or email you a code to your door. No need to go through a bunch of paperwork after you have been dri ibg for hours.the rooms are very modern and nicely remodeled. It reminded me of a high quality airbnb. This is my new stopping point when I drive Cali to Kansas.

I was on the second floor so there were stairs to get to the out door smoking area. This is minor - I guess I could have requested a ground level room if it was a big deal. There is some highway noise but with the room ac or fan on you really can't hear it.

Spotlessly clean room. Great location in town, easy to walk to restaurants. I really enjoyed the streamlined check-in process, having the door code txtd directly to me, rather than having to go to the office. I had an issue with the TV, and the manager resolved it immediately and was extremely nice and helpful. Breakfast was excellent - good food options and very efficient.

Hotel is close to the train tracks, so there was some middle of the night whistle noise.

Super clean room. Friendly staff. Good value. Love the LVP flooring and updated decor. Shampoo, body wash and conditioner (!!) dispensers were very handy. Continental breakfast included hard boiled eggs, cheese sticks, delicious fresh fruit and tasty bagels. Nice location near cute little downtown area.

Train tracks nearby but we only heard 2 trains, one before bed and one as we were waking up, so we really didn't see it as a problem
