Lovely helpful staff, amazing breakfast, great swimming pool, super cute cottages, and lots of hummingbirds at the feeders by breakfast!

We had the cottage nearest the road and although it was pretty quiet at night, the noise of trucks first thing in the morning, even on a Sunday, was very loud. But I'm not sure there was much they could do about that and we did book the last available cottage. My only criticism of the really great breakfast was that everything was in tiny portions served in plastic containers. I wonder whether more compostible containers could be used as a more environmentally friendly option?

It was very clean and well kept..the staff was extremely welcoming and even helped me.gety 3 year old to conquer his fear of the swimming pool. There was a great convenience store right across the street. They offered a complimentary breakfast (but we didn't have it). The 2 room suite (suite 2) was spacious. The a/c was wonderful!

The beds were very stiff and I woke up with a bit of a sore back. The layout was kind of weird. There was a bathroom separating the 2 rooms. This meant for my teen some to get in and out of his room he had to cross through the bathroom. We also had to lock him in his room whenever we used the bathroom or showered.

The property is lovely with meticulous landscaping in camp-like environment. Although it sits on a corner next to Rte 1, we still found it peaceful. We were in cottage 12 with a king bed. My only complaint, as I addressed to the owner, was that the sheets and linens had a strong smell of the detergent they are using. It’s possible that they have been using too much detergent and that it isn’t all rinsing out. I am also very sensitive to smells because it didn’t bother my husband in the least. River, the family dog on the premises was very sweet and greeted all guests with a wagging tail and sometimes an exposed belly looking for a rub! The Pavilion was lovely to sit in and even watch some TV or have a meal or cocktails. The pool is small, but sparkling clean and refreshing. Delicious coffee and light breakfast fare offered every morning.

Honestly we loved everything. The grounds and cottages are pristine and the owners were so friendly and accommodating. I would recommend that they switch to an unscented detergent or use much less of it. If you are sensitive to heavy scents you may want to bring your own bedsheets.

The hosts were welcoming, kind and provided clear instructions. We stayed in the original main house and it was great to have a chance to stay in one of the classic houses we had seen on our road trip. Bed was king size, comfortable and even though it was close to a main road, it was quiet during the night. Everything we needed or wanted to see was at hand or handy including the Neddick Nubble Light, Restaurants and the coastline

Nothing we had no problems easy to find sad to leave!

The caretaker (Nora?) was great! She was very friendly and clearly loves hosting people. Along with her dog River she made me feel very welcome. The continental breakfast was really good, especially the coffee. The location was perfect. You are just off of route 1 but may as well be out in the woods because it's very rustic with a lot of trees. Just a mile down River road is a really cool cove with a nice beach. If you drive, you can turn either way on Shore drive and have a beautiful scenic drive.

I was moved to a different cottage due to potential weather so I'm not sure if this is fair. If you are looking for a place with all or most of the modern amenities, this place may not be for you. There are very few outlets. I have a C-pap machine and brought my laptop and phone so that was a bit of a challenge. I would have liked a microwave but that's not a huge deal.

We were pleasantly surprised how clean and cozy the cabin was. The cabin was the perfect size for my husband and I. Check in was was flawless. The breakfast had many choices and I loved how everything was individually wrapped. The owner was extremely friendly and nice .She was very helpful with any questions or concerns we might have had. We also enjoyed her dog who greeted us every morning when we went to breakfast. My husband and I will definitely go back again.

There was nothing we didn't like about this property or any of the staff.

A wonderful set of cottages in a convenient location. Even though it was right on US 1, it felt like you were off in the woods. The owners were friendly and helpful, and the breakfast was good and varied.

We stayed in October, and the floor in our cottage was quite cold. (The cabin itself was fine - the heating unit worked great! Just the floor. But bring wool socks or slippers, and you'll be fine.)

The property was so charming. Beautiful gardens and cottages. We booked 2 cottages and loved the privacy. Great location.. close to beaches, shopping and lots of restaurants. Owners went above and beyond to make our stay comfortable. We spent some time at the pool and relaxed and used gazebo for games and pizza. “River” the official greeter was a big hit too!

Great location and wonderful vibe. Felt like an adult sleepover camp. Woodsy and shaded enclave of 10 or so well kept and serviceable cottages. Guests can also stay in main building. Friendly and dedicated onsite innkeepers. Lovely little takeaway breakfast offered in the lobby of main building. Good for people traveling with dogs. Also, one stop souvenir shopping directly across the street at the Shops of Cape Neddick. Check it out!

Extremely well run accommodations. Nothing I didn’t like, just a note to future guests to bring an extra set of towels for bathing and beach/pool.

The spacious gazebo offers an extra place to relax and enjoy the outdoors. The porch with rocking chairs is what I enjoy the most .

The flower beds were not kept up well. Flowering plants should have been dead-headed so that new flowers could contnue to bloom all summer. The garden beds have previously been one of the strongest attractions of 2 River Road.
