Extremely clean. Staff very friendly and helpful. Located at a busy intersection but we could not hear it when sleeping with the AC on. Pool clean. Breakfast was as stated with warm muffins, cereal, coffee and juice, it was all very good and tasty. Little trays were provided to bring breakfast back to your room, or sit at tables provided there. Check in and out was easy. We noticed staff spent a long time cleaning each room when we were sitting at a picnic table enjoying the shade. Picnic tables and charcoal grills spaced about the well maintained property. Close to everything: ocean and bay beaches, CCRT, shops, restaurants, etc.

My only problem was I am short (4'11") and I literally had to get a stepstool to get up on the bed, Thank goodness I have one in my car. I am not sure what the fascination is with high beds and tons of pillows, but this place was "in style". Just not my style. (Because unused pillow have no where to go but the floor) But that's just me. Outdoor resin Adirondack chairs, only one per room.

We received a very large room which was nice. Everything was very clean and we enjoyed the pool. We went elsewhere for breakfast since we did not know until we arrived that there was a complimentary continental breakfast.

The air conditioner was annoying, it sounded like a jet engine when it went on. We would have preferred to open windows to get fresh air at night but that wasn't possible, the windows were locked or stuck.

Large room, everything quite new on the inside, with an actual walk-in closet. I've passed by this place for years and never knew it was such a big and high-quality motel. The back deck on the room looking onto woods was especially pleasant. Glad for the coffee and muffins in the office. Location is extremely convenient for anything you need to drive to in Orleans.

Had great communication with our host. We were a late arrival and were provided with easy access to our room. Our room was super clean with everything we needed to have a comfortable stay. The little kitchenette was well stocked with utensils & dishes. I would recommend this motel and we will stay there again when we're visiting the area.

Great location with easy access to hiking trails and close to the beach to watch the sunset. My room which was situated at the back was large, clean, comfortable and had a relaxing private deck. The motel and grounds are well maintained and the staff are all very professional, helpful and friendly. An assortment of delicious muffins baked by the host are provided every morning.

Every time I come to Cape Cod I stay at this motel. It has everything I need. Location, comfort, and great service.

There is no such thing, probably just the weather, but even spending a rainy day in this motel is a pleasure.

This motel was very clean and well maintained. The woman who checked us in was very friendly. The fresh hot muffins in the morning were delicious. We enjoyed our stay very much. We would have no hesitation in booking here again.

The room was super clean and smelled it too which is unlike many I've been too. Staff was super friendly in the morning.

We checked in a little later. A note was taped to the front door and our room was open for us...a little creepy.

This is an old motel that is meticulously taken care of. Some updates have been made … it’s not the fanciesypt of hotels but the beds are comfortable, the linens and towels are nice quality, the tv is great, rooms have fridges and microwaves and comfortable seating. The hosts make fresh muffins in the morning and are very nice.
