Great location near main strip with easy access to various sites. We had a king size bed which was comfortable, but the pillows need updating. Breakfast included biscuits and gravy, scrambled eggs, various pastries & cereals and of course coffee, hot tea, and juices. This is a very economical place to stay. I recommend they provide better pillows, and comfortable chairs (we had only one hardback table chair). I would consider staying here again the next time I'm in Branson.

As I mentioned in my evaluation above, I didn't like the pillows and not having comfortable seating, but at the same time the room is small and would not allow for such unless furnishings are rearranged. We did have a noisy, squeaky bathroom fan, but being an older place, I could deal with that.

The rooms(we had 2) was very clean and welcoming. Beds was very comfortable. It come with a small fridge to put snacks and lunch meat in them. The pool was just right, top step could use some tightening. Staff was very friendly and honest,accidentally charged for 2 king rooms, but made it right when they noticed it 10 mins after we checked in. We was even able to check in before the check in time. We will definitely book with them again. Even with the hotel next to the busy strip, it was quiet

Only disappointment was no meat with the breakfast. Breakfast was good with eggs,biscuits, gravy,cereal, bagels, toast,juice and coffee.

Room was large nicely decorated. Bed was super comfortable. The free breakfast was great. Very good location off the main busy strip. With in easy reach of attractions. Quiet and rest full night. Great price and staff are very helpful. Will stay again.

Toilet was a little low and hard to getup from for an older person. The shower didn't have a grab bar to aid in getting in and out of bathtub but that was soon rectified by the receptionist who supplied us with a suction bar.

It was a wonderful stay we will stay there again. Had a recliner in the room very nice the staff was very nice she brought us plenty of towels did a wonderful job couldn't ask for a nice hotel the breakfast was okay the lady that was taken care of the breakfast was doing a very good job she is doing a wonderful job. Thank you once again for our wonderful stay.

I had no complaints had plenty of ice plenty of towels plenty of cleaning no bugs I would have to give it a 10 rating all day long.

The motel was clean and up-to-date. Our room was plenty large enough. It was located adjacent to an amusement park with a couple of go-cart race tracks (that the wife and I played on). Although the pool out front was a little small, it went from 3 to 9 feet deep. The best part, though, was the breakfast, which included two good working juice dispensers, cereal and milk, muffins, and, surprisingly, for a $50 per-night room in Branson, biscuits and gravy and scrambled eggs, along with a full-time kitchen attendant that visited with folks and made sure there was always plenty of food available.

It would have been nice to either have microwaves in every room, or at least access to a microwave.

Went down to Branson Mo. on the weekend prior to July 4th to get together and visit with family, being just a quick weekend trip! Stayed for the first time at the "Twelve Oaks Inn", which has very reasonable rates along with having pleasant room accommodations and comfortable beds. The included continental breakfast was very good having a great selection and being a great value in that we did not have to go find a local restaurant to grab a breakfast later. The Breakfast Room can get busy in the morning when first opening but does ease up after the initial rush, having tables both inside and outside to accommodate those grabbing breakfast. Very pleased overall with our accommodations and easy access room location. The Manager was very helpful and personable also, as I spoke with her on the phone before coming down and in person when arriving.

The only minor thing we needed was an extra roll of toilet tissue is in the bathroom. This was probably overlooked when getting our room ready, as we arrived earlier than expected. This was remedied quickly by the Office Manager who noted the issue and apologized for the inconvenience.

Beds and pillows comfy, room seemed updated - painted/decorated, breakfast was very sufficient (variety : eggs biscuits, danish, muffins, several drink options, yogurt, bagels. Don't recall it had much fruit, but not big deal. Nice room and attentive staff. Front desk attendant answered several questions for me and was always available. Snacks onsite are typical vending machine type, you just ask front desk for them instead. Location off strip but nearby was great.

Aside from request for lower level room and getting 2nd floor (which was really ok, just preferred with elderly traveler lower level) I can't think of a thing.

Enjoyed my stay, staff was very nice. Room was clean and bed very comfortable. Breakfast was good with several choices. Excellent location, right off the strip, so very quiet. Will definitely stay here again.

Disappointed pool was closed. Rooms have no microwave or alarm clock, which was inconvenient. Key entry to rooms, should definitely upgrade to card entry.

Comfortable, clean, bug free, well-maintained, good water pressure and temperature in shower, Nice breakfast with coffee, juice, pastries, doughnuts, scrambled eggs, biscuits and gravy, cereal, etc. Just outside the very busy part of town, so it was convenient, yet not congested. The pool looked nice, although we didn't elect to use it. Staff was very friendly.

I could hear people walking overhead while I was trying to sleep, and sounds of water running through pipes a little loudly. If those things bother you, a second floor room might be better.

King size room included a table, padded chair and a recliner which was a nice bonus. Maid service everyday so appreciated the clean towels and bedroom made. Good location. We had a ground floor floor and liked that we could park right in front our of room. Breakfast was basic but fresh scrambled eggs, biscuits and gravy. The breakfast lady was very nice and helpful.

Hotel was older. The outside could use some fresh paint to help spruce things up. The people upstairs had kids stomping around in the middle of the night but that wasn’t the hotels fault. Just rude guests.
