The Follansbee Inn B&B is a lovely property sitting on the edge of Lake Kezar, in North Sutton, NH. A gourmet breakfast was served each day with nice options for gluten-free and dairy-free dietary restrictions. The innkeepers, Denis and Kendall, are so gracious and accommodating! The rooms are each distinctive and comfortable. The Inn offers recreational bikes, helmets, kayaks, canoes, paddles, and life jackets at no additional charge to make sure guests get the most enjoyment from their visit. The location is a short 10-minute drive to nearby New London, which has plenty of dining options.

The property is historical and the house is well maintained both inside and outside. It sits on a beautiful lake with a very walkable path around it ! Just a dream ! The breakfast was over the top! Totally Gourmet !!And we found the best coffee shop in Warner, NH. It was in the inn's book of recommended coffee shops. Cafe One East has the best bakery and lattes. There is a need for some maintenance in some of the rooms. No leaks, no water problems. Just little nuisance items like the bracket that connects the shower curtain to the ceiling was very very loose. A small issue. Overall, we LOVED our stay!!

Such a beautiful, historical place, built in 1840, but maintained so well by Dennis and Kendall. There are so many pieces of art and antique ones throughout the inn! The dinning room is like a museum on its own, and the food served there by Dennis is a rare find in a inn. We were served Lorraine quiche cooked to perfection, and maple glazed potatoes, oats baked with berries, fresh cherries and kiwi. The food was delicious! The rooms are clean and beautifully decorated. Also, the inn provides canoes, kayaks and bikes. We canoed on Kezar Lake in front of the inn. Very enjoyable! We will definitely stay here again if we are in the area.

Breakfast was excellent. They were very accommodating to my special dietary needs. The location on the lake is wonderful and they offer kayaks, etc for patron use. The building is beautiful and very well maintained. The outside and inside common areas are comfortable and beautiful. They are very accommodating and helped us with whatever we needed.

The bathroom in our room was very small, but kind of expected in an old building. There is really nothing not to like when they provide bowls of chocolate for you at every turn!

The location on the lake was idyllic with the owner providing canoes and paddleboats to get on the water, aswell as loungers at the waters edge. Although initially apprehensive about the strict short "breakfast is served from 8 to 9" policy, we ended up actually enjoying the fact that all guests were seated together around large tables at the same time such that everyone ended up talking and interacting together - a real get away from constant "phone and tablet silence". Breakfast interaction meant guests knew each other in the evenings and chatted in the lovely communal living rooms, aided by bowls of popcorn appearing if people were around.

Bathroom/shower a little dated and temperamental but worked OK eventually. As above, we liked it, but "breakfast time" wouldnt suit all wanting to do their own thing.

The breakfast was excellent and a nice variety from day to day. The walk around the lake is a perfect way to start your day. During the evening we gathered with other guests not in our party and enjoyed lively conversation in the sitting area.

The bathroom / shower area in our room was small, but that's understandable considering the age of the house. Other than that all else met expectations.

The hosts were exceptional, kind, generous and helpful. Denis’ homemade gourmet breakfasts, different everyday, are a real treat! The peaceful lake and art/antique filled rooms create a gentle retreat for all ages.

That I did not have more time to stay! I will return.

The location is beautiful - alongside a tree-lined lake, quiet and with great options for walking, kayaking or cycling. It's peaceful and relaxing, but not so remote as to be inaccessible. Also, at night, it has a great view of the stars. The inn itself is incredibly well-kept, clean and comfortable. It is decorated with a great array of beautiful furniture and art. Even the plates are delightful! The rooms are bright and have everything you need. Honestly, the handmade soap smelled good enough to eat. Breakfast is great - it varies day-to-day, the homemade granola is delicious and the hot breakfast is freshly made and still sizzling (I had sauteed ham with cheese grits). In the evenings, the the living room often has people pleasantly chatting, and Denis is happy to help you on anything. I had an excellent visit, and enjoyed my stay very much.

I don't have anything to criticise - I didn't need to ask for anything!

Breakfast was spectacular!!!!!! 10/10 highly recommend for the breakfast alone. Our room was clean and cozy.

The church bells from the church next door were quaint but go off on the half hour from 8am to 10pm. Quaint but annoying when you’re trying to sleep/nap.

Excellent location only a couple of miles off the freeway. Really comfy bed and great shower over the bath. Wonderful view of the lake and the lake was an easy 3 mile round trip. You could use the kayaks or bikes if you wanted to be more adventurous. Breakfast was delicious and plenty of it. Will definitely go back when passing through again.
