Very interesting place. Huge room. Very clean. Fascinating decor. The place is set up as a 1930's - 1950's school but with a modern kitchen, bathroom, and TV, A few 1950's B/W TV's were used as tables as well as a 1930's radio. Cool!

TV remote was dead so I couldn't watch TV. Since I didn't want to watch TV, this was not a problem. Overhead light in bathroom did not work, bur shower light and vanity lights were OK. I reported this to the manager on our departure and he said he would fix it promptly. The reservation procedure was incredibly difficult and I was ready to give up but they had my money. It eventually worked out, but the process was awful. I'm glad I persevered because I really liked the place once I got to my room. Everyone was polite and nice, but the information I had to furnish by E-mail and texts was overbearing.

Very large old classrooms made over into interesting bedrooms with vintage furniture, mismatched lamps, kitchen alcove and large bathrooms. Unusual layouts, with an old seating couch in front of a TV, small area rugs, no closets. Service is minimal and check-in process is confusing, but overall a pleasant stay. Convenient to George Eastman House Museum, Park Avenue restaurant corridor and nicer neighborhoods. Would be good studio apartments for long stay guests.

Keypad doors outside and in were not fully functional so that was frustrating

As you can tell from the reviews that I've written. I've been in town for a few days, and i've stayed in a few different airbnbs. All three of which were really nice, but if I had to pick the one, it's this one. School 31. I won't bore you with my history in Rochester, but suffice it to say that I've been walking by some of these buildings since the early nineties. This particular building is one that I had noticed a long time ago. And it is an actual school built in a brutalist style of nineteen thirties.

Same as before, what is not to like?

Great location! Loved the historical charm. Comfy bed, smart TV, really loved the key code entrance as opposed to a physical key.

It was a little bit hard to find the parking lot and main entrance (parking is in the back). Got a few odd checkin texts leading up to my stay, there’s so many spam texts now that I just ignored them and still had an easy checkin experience.

The overall space was exceptional. The cleanliness of the building and the room was top notch along with the amenities. Great space and will definitely book again.

Parking was a little rough because it seems like it was busy that weekend, but it was in a parking lot right behind the property with easy access to the building so that made up for it.

The room was beautiful and I loved the big jacuzzi soaker tub. I absolutely love the size of the apartment and how vintage it was. Bed was VERY comfy.

You can definitely tell it's an older building. Everything constantly creaked, the AC was very loud, the hot water tank pipes also very loud, and you could hear a lot of outside noise. Made it kinda hard to get a good night's sleep. However, considering the price was the same as a regular hotel, I'd stay here again.

The room was so eye catching and comfortable to relax in making it an amazing experience! Loved the projector screen and the unique room styles.

The blinds could've been a bit better with some blackout curtains or being able to set the length. Some of the things could've been a tad more cleaner like the loft bed/sheets and a clearly half used bottle of shampoo/conditioner but overall was very pleasant!

Loved the grandeur of the space and building. Beds were comfortable. Kitchen was equipped (but fairly minimally so). Free off-street parking a plus. Comfortable place to hang. Nice neighborhood.

The reservation process was annoying (having to send a photo of ID and credit card while on the road). The kitchen could be better equipped. There is no washing machine (although advertised on booking.com at the time of our reservation). The booking listing said "2 separate bedrooms" but really it's an entirely open space; fine for us but perhaps not what everyone is looking for. There is no elevator & a 2 story walk-up, which was ok for us, but this should be mentioned since it would be a hindrance for some.

The facility is a converted 1920's school. These the most unique accomodations I have ever stayed in. Loved it. The rooms/lofts were spacious, high ceilings, kitchen, etc., nicely furnished, original coat rooms with original wood doors. Many windows providing lots of light. Great location in the Rochester Arts District. Excellent restaurants in walking distance or short drive. Parking was adjacent to to the property. Always a space available. 100% would stay here again.

Internet was "spotty" at times

This stay was amazing! The large tub and massage jets in shower were the perfect luxury after 10 hours on my feet! It was very clean. So much thought put into the design and art. Plus I had the best view! I will probably book here next time and it was SO much better than the hotels now adays!

Maybe a few more clothes hooks and outlets for traditional plugs
