A lovely restored home in the heart of Ulverstone, with beautifully renovated rooms and lovely ensuites. The lovely breakfast was a real treat as well. The underfloor heating in the bathrooms was a pleasant surprise. I really enjoyed the beautiful garden which was in full bloom when we visited in late September. A quick walk along the river into town for dinner was a lovely way to finish the day

Annette was a very welcoming host. Accommodation was surrounded by lush gardens. The room looked out over the river, had a comfortable bed and the facilities were very clean. A glass of Port was a nice touch to finish the day. Overall a great place to stay.

Boutique feel with all modern amenities. small touches like under floor heating in the bathroom. Beautiful views from both windows looking over the Leven River. Breakfast was included and my dietary needs were catered for. Annette and David are fantastic hosts. Close to town plenty to see and do all within walking distance. We will definitely be back.

Breakfast was exceptional. Location was great. Gardens and surrounds were beautiful. David and Annette are very good hosts and they nail all the little detail things that make a difference.

A beautiful historic house located in a nice little coastal village. The hosts were exceptional. We loved the house, the use of the lounge and dining area for dinner. The hosts were very friendly and flexible and we loved the selection for a homemade breakfast! Will definitely recommend this property to anyone wanting the experience of staying in a beautiful peaceful home.

Host Annie was very friendly and helpful. Accommodation of a high standard in a well restored Victorian era home. Breakfast was excellent and views from the room over the river plus garden surrounds were very relaxing.

Breakfast was great, friendly hosts, great setting, close to town, good views, very comfortable. All one could want in B&B accommodation.

Just my observations, light switch for bathroom would be better inside bathroom so door could be closed before turning on light. Would be nice to have tea/coffee making available in downstairs sitting room.

We love staying at this property! such a delightful host, excellent accommodation and great breakfast. very relaxing with the garden and conservatory.

The sweetest boutique property we have ever stayed at. The bath was exceptional looking out to the trees. breakfast cooked for us in the morning was delicious
