We loved the location because while close enough to popular areas, it was also far enough to not feel like a tourist hub. It was a great neighbourhood with lots of quality local restaurants. The washing machine was a plus and the room had a handy wardrobe, which meant that at least one suitcase could be put away.

It was a bit dark and some clear glass (instead of frosted) in the windows would have made a difference. I don’t understand why Japanese hotels don’t have hooks anywhere: not in the dressing rooms or bathrooms or even entry ways. There’s never anywhere to hang clothes or wet towels.

Only 6 mins from nearest train station, lots of restaurants around the area, and a Family Mart next door. Clean and organized property. The kitchen was fully equipped and you can even borrow small appliances (vacuum cleaner, iron & board).

The bunk beds are located behind the AC so it gets hot when sleeping in it. They also encouraged guests not to set AC lower than 25C or risk leaking. So e sorr of insect or mosquitoes somehow got in the room and my kids woke up with welts on their arm & legs. It was during a heat wave in July. The staff brushed it off when I mentioned it at check out.

The staff were the stand out feature of this hotel. Their English was exceptional and made small talk which was lovely. The kids did the bingo activity where you can win a gachapon! The kids loved it and the staff engaged with them in such a lovely manner. The room space was amazing for us! We’re a party of 5 (two are 9 and 12). We had a good seating area to eat properly at, a fridge and freezer! The washing machine was epically long (4hours to run!) but did a good job washing and drying. Tip is not to overload it or you’ll end up damp clothes. You can do extra drying functions but it’s to not overload for best results. We all had space to leave our suitcases open! So much decent space! Two sinks and two toilets! Such a luxury! A great size bath too. The walk from the station left long the first time we did it, but it definitely didn’t feel bad, plus we walk pass two combini’s on the way, so always stopped by to grab snacks. Walkable to nishiki market and a big pharmacy to buy cheap toiletries and kitkat! Tonnes of local restaurants! But if you don’t like ramen/yakitori, there’s a MacD right at the station.

Fantastic apartment style room for our family of 2 adults and 2 teenagers. Enough space for luggage and walking around but storage is limited. Rooms are only cleaned on the 4th day so for the duration of our stay, we had bins emptied and new towels. Reception staff were very friendly and helpful with checking in, recommending restaurants, and organising luggage forwarding for our next destination (arrived before we did!). Good location, we walked to the Main Street easily each night. Having a washing machine in the room was awesome!

We could hear the elevator bell each time it arrived on the floor. But apart from this, it was quiet.

Location is close enough to the main street with shops and restaurants, however if tired after a long day of walk and do not feel like going to the main street, there are many restaurants and family mart in very close proximity. So it is a win win. One evening after shopping in the main street, we just decided to get a cab back, it was pretty cheap, a little over 1000 YEN for a family of 4.

Washer/dryer machine is in the room - that is BIG BONUS. However, I would like to highlight the Washer/dryer machine - dryer function is not powerful enough. So had to repeat the drying cycle. So make sure you allow yourself plenty of time to do your laundry and not leaving it to the last minute.

The room was very spacious. It was nice to have the dining table & kitchen. Having a washing machine was very convenient. The location was great. About a 15 minute walk to Nishiki Market, plenty of shops/restaurants nearby. Life Supermarket about a 10 minute walk, highly recommend to go there & stock up as it has so much & cheaper than combini. Reception staff super friendly & helpful. Cleaning staff do a great job, room was always cleaned well.

One of the pillows was a bit hard, but managed with the other.

Family bedroom was good size for 4 people. In-room laundry very useful; dryer does do a good job drying the clothes if you follow the recommendations. Location is good; close to subway, restaurants, cafe’s, and places like family mart. About a 10 minute walk to NISHIKI market area. Great property if you’re traveling with family. Front desk staff very helpful and the luggage transport service you can book is very affordable.

Space for suitcases was somewhat limited.

The deep bath tub, strong shower head, 2 toilets, spacious bathroom and bedrooms. We had 4 beds and a bunk. I liked the Japanese sliding screen doors. The wooden sliding doors separated the room with the two beds and a bunk from the main room with 2 beds.

The smell of cigarette smoke when I walked the corridors. The location was okay. It took us 10 min by taxi to get to Nishiki markets. So we were close enough to most attractions. Metro is a 15 min walk. Taxi is good for young kids.

Great location, staff speaks English well and very friendly. Clean and comfortable rooms. Hotel reception helped us out in calling taxis when needed.

No water dispenser or bottled water for guests, other than vending machines at lobby. A side note (not a dislike) - we arrived earlier than anticipated of about 30 mins before check in time of 3 pm. Was told that room was ready and reception helped us with check in process and registration. However as it is still 25 mins to check in time (after registration), unless we pay for early check in, we cant get our keys till 3 pm. Thought this was a bit rigid/inflexible and could have allow us to just check in to rest as it was heatwave week since room was ready. In any case, we were helped with our luggages and walked around abit till 3pm.

Our room was exceptionally unique because it offered a tatami-style experience for the 5 of us. There were also 2 twin-sized mattress beds in the room. My husband is hard to please with certain beds that’s not of his own and he actually slept pretty well. In fact we all slept like babies. I also love the fact that it was near a few mom-and-pop restaurants that were within walking distance. Another plus is that they offered bike rentals and we rode it to a park and river nearby. It was a great way to experience Kyoto.
