New and very clean and in a great location - just under 5 mins walk to the underground / metro. Sweet neighbourhood so you can get a feeling of how the people of Kyoto live. Mattress is good - not a futon, thankfully, though only a double size. Very clean bathroom, usb charging points were very handy.

It would be nice if the on-duty receptionist could sit at the front desk, not behind a closed door- it’s a bizarre set up and feels cold, even though staff were nice. Also, the 4 pm check in time is outrageous - why so late ? Nice that they mind your luggage before check-in time, but considering our room was not serviced during our stay (and I’m fine with this, saves water and the planet) how do they justify such a late check-in time when there’s a six hour window for cleaning vacated rooms from 10 am until 4 pm? Also - no one would have noticed that we checked out before 8 a.m, as there’s no check- out process- felt strange and again, this should be reviewed and I think check-in time brought forward. Staff would’ve had eight hours to clean our room, but there was no way of them knowing.

Quiet location near a shopping street. The shopping street was not super lively but you can find food, convenience store, pharmacy, and light shopping in a covered area so you can go there rain or shine. The hotel also has a cold water dispenser which is great for filling up water bottles for hot summer days. The hotel staffs were very friendly and helpful and they spoke enough English to make things easy. The price! Super affordable.

The hotel has 2 coin laundry machines that were always busy and took forever (2+ hours) to dry even small loads. The shopping street nearby was a little sparse and the locals seem to use it as their bike highway which made walking down this street not as nice or relaxing. Our room was sparse but it's got the essentials covered. The beds were comfy but there was little space for anything else.

The staff were super friendly and super helpful. The hotel's location is excellent as well, quiet still within walking distance of Kyoto's many sights. Also, the room was very clean. Room design was also very cool. Minimalism in its best form. Modern and cool, the colours, the mugs, the kettle, the blinds. Every little detail was a real joy to look at and use. Loved the ginger scented shower gel. It felt good on a tired tourist's skin! :-) If I ever visit Kyoto again, this is the place I'll stay at. I highly recommend it to all Kyoto visitors. No offence Tokyo, but Kyoto felt like the real imperial capital! :-) Which it was for many centuries, and deservedly so.

There was nothing I didn’t like. If there are any people that don’t like everything about this hotel, then I don’t like those people! :-)

This is a great hotel for a few nights' stay in Kyoto. The rooms are simple but clean and surprisingly spacious (especially by Japanese standards!). Comfortable beds, a good location, and a quiet neighbourhood with lovely, traditional Japanese buildings. There's also a market nearby with excellent spots for breakfast and lunch. I especially recommend the breakfast place, in the market opposite the temple. Very nice older owners and a delicious breakfast :)

The hotel staff was very nice and helpful, but they did not speak English, which made it difficult to handle more complicated matters. The window opened onto a metal fence, making the room very dark.

perfect location, facilities were great and it’s the most convenient place i’ve stayed at also including luggage transfer which lots of places don’t accommodate for, very easy to do as well which can be done online. located next to a temple and also amazing food and activities; amazing tea ceremony hosted by randy a tea grand master had a blast and amazing stories to share, nishiki market which is one bus ride away, many amazing food options!

nothing bad to say! everyone was friendly and 24hr staff available. check out is simple as well all electronic and can do yourself

My arrival experience at this hotel was extremely disappointing. Despite arriving very early and having sent a request for early check-in, which wasn't responded to until two hours after our arrival, the situation only worsened at the hotel itself. There was no one at the reception desk upon arrival. Furthermore, if you needed to leave your luggage, you were directed to an open area next to the exit door, where the check-in process was also self-managed. This lack of staff and the inconvenient, insecure arrangement for luggage storage and self-check-in in an open space were highly unsatisfactory. The delayed response to our early check-in request also demonstrated poor communication. Overall, the initial impression of this hotel was far from welcoming and raised serious concerns about their organization and guest service. I would hesitate to recommend this hotel based on this experience.

it was very conveniently close to all the sightseeing sites within the area and Kyoto old town as well within walking distance to shopping area next to the hotel also i love the traditional look of the neighborhood along with the accommodating friendly staff who spoke fairly ok English.

due to a booking error i had to move around to different rooms and when we stayed a extra day we had to move rooms again, which didn't sense, every hotel I've stayed at in the past will always allow you to stay in the same room if you book extra days or made a error in booking the amount of days, having to switch to different rooms was a inconvenience because we had to checkout and check back in 3 times, for sake future problems this something that should be addressed just encase it happens to some one else.

Great location - far from the tourist area and close enough for public transport access to all of them. The shopping gallery close by has some very nice restaurants open in the evening. The room was comfortable, clean and quiet. We had luggage forwarded to this property and all was in order - even though we were warned that the Reception staff may not always be on hand to receive it.

The only comment would be related to the laundry machines. There are two machines at disposal for guests and the only issue is when the previous guest's run is done and said guest has not yet come to pick their laundry up (after waiting for 25 minutes), the staff do not have a general code to open the machine and put the laundry in a bag, allowing you to start yours. Whereas, this possibility was available in two other hotels we experienced during our stay, where a note clearly warns that after waiting for 10 minutes, the clothes will be taken out and can be recuperated at Reception.

My favorite trait about this location is the location. Everything is so close and if feels like you're in the middle of everything. Everything is walking distance including an outdoor shopping mall strip that includes a Creme Brulee Donut shop that is a must-try for everyone. There's a luggage area for you to leave your luggage locked away before your check in time and the check in process (as well as the check out process) was easy to follow that you do yourself at a kiosk and there's a receptionist desk to ask for help or a nearby phone that you can use to speak to an English speaker for help. The rooms are a bit cramp but it's great for how much the rooms cost. I would recommend this stay for anyone going to Kyoto especially since there's so much to do nearby.

There are 2 washer/dryers in the lobby anyone can use but that also means it's shared by the entire building so don't expect them to always be available.

Nice and convenient location, rooms are clean, comfortable beds and pillows. I liked the room under the beds as it is convenient to put a suitcase underneath and not to occupy too much space. Staff really tried to help as much as they could.

Not adviceable to group reservations as the automatic check in system becomes confusing and very time consuming for a larger group of people. Garbage from the room was taken out only on the 3d day. Walls are not sound proof at all. We could hear people's alarm clock very loudly from the next room. Subsequently, other people could hear us.
