First of all, I can't overstate how wonderful it is to have your own laundry machine and drying rack. The beds were comfy and it's really nice to have a sofa to sit on, after staying in so many small rooms in Japan. The only problem with the room was the fridge, which seemed to have been left turned off for a long time after storing fish, so it had a very strong, pungent fishy smell every time we opened it. I cleaned it with alcohol wipes, I applied some air freshener inside and it all it helped but a little, the stink was very persistent. Also, I don't know why the address on Google maps kept sending us to a dead end residential street, it was only thanks to a very kind local mother, that while playing with her son, saw we were lost and helped us find our way. See my photo for the entrance if you come from Jujo Station (Google maps points to the dead end. Instead of turning left where it says, go a bit further straight ahead and then turn left, like I marked with the red pen).

This spot was affordable and very clean. We loved the small kitchenette as we were able to make breakfast before heading out to tour the city. This particular location in Kyoto was a great base from where we ventured out to Osaka and Kobe.

I forgot to read the fine print on our reservation so was taken aback for a few seconds upon learning that I had to pay the city tax in cash at check-in. Hope this information can be made conspicuous in the future, as well as the amount if possible :)

We arrived before check-in and the hotel kept our luggage for us. When the room was ready, they brought our luggage up for us, which was great. Very spacious room, the building looks like a low-rise condo building that has been converted into a hotel. We chose this hotel because we wanted to do laundry at our own convenience but it was our first time using a Japanese laundry machine and we really appreciated the staff’s help. There is detergent, a laundry rack and clothing pins provided. There's a kitchenette and we only used it to make oatmeal for breakfast.

Although the room has been updated with nice wallpaper and curtains, the furniture needs to be updated as well, such as the tables (scratch and cup ring marks) and the chairs (wobbly).

The rooms having a kitchenette including hotplate, pans, dishes, utensils and mini fridge, etc was convenient. The split bathroom is nice, as was coffee table in addition to dining table, and the patio was a nice extra area, also useful for drying clothes. The pull out couch was made up into a bed for us before we got to the room. We also liked that room cleaning was just scheduled once. Location was convenient across from a green space and playground. We found walking by the river to get to train stops pleasant and interesting for the kids. It is only a couple stops from kyoto station to get to nearest stations, then 10min or so walk. There is also a bus stop out at the street. Better if you are a lighter traveler and aren't pressed for time. It is in a quiet neighborhood across from a Family mart, and we liked the apartment feel.

For awareness for other travelers, pullout bed was similar in size to other twin beds, we made it work for family of 4 with kids 5 and 10. Also factor in air drying, there is washer only.

The room was spacious and comfortable. The facilities for cooking were basic but adequate. My absolute favorite was the large soaking tub. The room was well laid out and felt more like an apartment or small home rather than a hotel room. I highly recommend this property.

For the price point I would have expected daily cleaning services rather than every 3 days. I also was not happy to have to pay for more than two towels for 3 days. However the biggest problem was trash. The trash receptacles were very small and the whole of the top was made even smaller. Throwing away trays from convenience store meals was difficult and messy. Their also wasn't a place that we could take out our own trash. As a result the trash was overflowing between cleanings. It would also be nice if you would provide some kind of clothes drying facilities in the lovely little courtyard that we enjoyed. That would have made washing our clothes so much easier.

More like an apartment than hotel. Very good value for money. Close enough to the station. Kyoto station is a portal to all Japan. Be adventurous, it's brilliant! Also has a Nepalese restaurant 2 minutes walk away, it's a one man band but soooo good 👍

The direction on phone takes you to the same named but wrong hotel. Much confusion, keep walking its another 10 minutes. Sometimes the 20 minute walk from the station was a bit of a bind in 34 degrees heat.

I absolutely adored the quiet area around the hotel, especially the Kamo riverside area. It’s all quiet. The room was spacious, had all the modern amenities, the staff was super helpful and kind. It’s a 12m pleasant walk to the nearest metro station. Check in check out both were smooth, the staff was helpful enough to accommodate my midnight check-in as well. I enjoyed my stay here quite a lot. Oh and the free coffee was a cherry on top.

The sofa was the only uncomfortable piece in the picture, or perhaps it was me being pedantic. I used the sofa and the table for writing a lot and it wasn’t comfortable to sit there for longer periods of time.

The value was excellent. Very large space, with kitchentte and a washer. It's basically like renting a studio so it felt very much like staying in a home instead of a hotel.

I knew this when I booked it, but its a bit ways away from the city center. On most days I took the bus to and from the hotel, but the bus took quite a while to get to the center. The walk to the hotel from the train with my luggage was a hassle. They also do not offer luggage delivery service to other hotels, so I ended up taking a taxi to the station on my last day. It only has a service to deliver luggage to the station, but that was of little use to me at check out.

The room was good size in comparison to most Japanese lodging places. Location is good however, there was not very much choices of restaurant. It's pretty residential. But for the room rate, it's not bad. There are nearby train stations that is 10 mins walk. It also very close to the thousand gates fushimi inari site, you can walk over there in 20 mins.

The room we stayed was super dusty, not sure if it's been empty for long or the dust was accumulated fast through the air condition. Apart from the dust issue, it was a great stay.

We stayed there for 8 nights, and overall the stay was very comfortable. They have everything in the room, including a small kitchen. I loved the bathroom the most as it comes with a bathtub and stable water temperature and pressure. The hotel is located in a quiet residential area. There are no supermarkets nearby, but there is a Family Mart across the street, and a few super yummy restaurants nearby. It's a 12-14 minute walk to the nearest Metro and train stations. It's not too far from the attractions in Kyoto, and there are several Luup stations nearby (for bicycle and scooter rentals). The staff are super friendly and helpful. We needed to store our luggage at the reception after checkout, and it was free.

Everything was good except for a couple of issues. We found that the kitchen cabinet door was loose and fell off easily, which was quite inconvenient since we're using the kitchen a lot. Additionally, the bed frame was a little dusty and not very clean.
